The Montevideo neighborhood is just across Coleman Road from the also-very-desirable Oak Canyon neighborhood of Almaden.

Which schools serve the Montevideo community?

The Montevideo area is part of the Union School District and the Campbell Union High School District.  (School API scores below can be found on the County List of Schools API Scores for 2009 – 2010 here.)  It should be noted that Union Schools have been “trending upward” for the last few years and that trend is not anticipated to change.

Elementary:  Guadalupe Elementary School – API 930

Middle:  Castillero Middle School – API 806

High School:  this is an “open area” and students here may attend either Leigh High School  – API 817 – or Branham High School – API 781 – (you can choose).

What are homes like in Montevideo? What do they cost?

The Montevideo neighborhood was built by Schulte-Blackwell in the mid to late 1960s on land which used to be vineyards for the wine making endeavors of the Jesuit Novitiate in Los Gatos (the Society of Jesus, a Catholic religious order of priests and brothers).  The terrain is flat in most areas and gently rolling hilly areas in others.  Some of them have mountain or valley views.

The community is comprised of detached, single family homes, primarily ranch style or two story houses, with a few split level homes, featuring attached 2 car garages.   The smallest dwellings are around 1400 to 1600 square feet and the largest ones usually no more than 2600 or 2800 SF (unless they were added onto).  Most are situated on lots of about 8000 square feet, but some are a hair under 7000 on the small side or closer to 10,000 (with a few exceptions that are bigger) on the large side.

Purchasing real estate in Montevideo is usually a “move up” buy as prices run from the mid $700s (if small, distressed, or needing a lot of work) to the $800,000s on the low end up to the low $1 million price range on the high end, depending on many variables (size of home and yard, view, proximity to busier roads or the school, etc.).  Most of these are owner occupied and the neighborhood does display the pride of ownership which is apparent in many better neighborhoods.  (To read up on how to sell one property and buy another, please read my article on that topic on my popehandy.com website.)

I see a lot of “silly stuff” in homes.  I have seen kitchens with mirrored glass cabinets, pools that were not removed at all but simply filled in with dirt and grass (so it still LOOKS like a pool), strange colored interior decor, impractical ideas and oddities all around.

Today I chuckled to again see something that looked useful but simply wasn’t.  I was showing  a San Jose house  and appreciated the abundance of windows there.

When we got upstairs, I had a look at the clerestory windows at the top.  They were in no way easily accessible from below but instead would require the use of a very, very tall ladder. Incredulously,  I saw that the windows had blinds which are manually operated.

Who’s going to go all the way up there to open and close those things? What were they thinking?

The low-lying hilly areas of Saratoga is a highly regarded area in which to live for the convenience, natural beauty, rural feel, large parcels and houses, schools and vistas. The foothills offer spectacular views – some of the valley, others the mountains. Many of these prized locations are just a few minutes from town and most enjoy top rated schools (Saratoga and Cupertino) boasting some of the highest API scores in the state.

Purchasing hillside real estate is a little different than buying a house or land on the floor of Silicon Valley. With a little elevation, it’s important to consider natural hazards, soil conditions, drainage, clearance around the house for fire safety, and more. In remote locations, the property may not be serviced by the regular utility companies for water, power and sewer (but instead have wells, propane and septic). Private roads may also be part of the package if the property is quite elevated and secluded (more likely in the Santa Cruz Mountains rather than in the “blue hills” or nearby areas).

If you have never visited these parts of Saratoga, it’s well worth a Sunday drive! You might head out to Garrod’s for horseback riding or to Cooper-Garrod (or, of Highway 9, to Savannah-Chanelle Vineyards & Tasting) for some wine tasting. Or do what so many others do, and drop by a few “open houses” in the hills.

The Almaden Winery neighborhood, just off Blossom Hill Road in San Jose, has a rich and interesting past, dating back to the mid 1850s when the site was first planted with grape vines.  It was the first winery in Almaden Valley and one of the oldest in the state of California.  (It survived the prohibition period by getting licensed to make sacramental wine and by bottling grape juice.)

In this post I’ll share some photos of the neighborhood with you, explain about the three different builders/developers and show you where to find each one.

With a bit more than 300 houses, the Almaden Winery area is quite popular, with its homes selling quickly.   The community centers around a lovely park, and additionally there’s a newer library adjacent to it – the Vineland Branch of the San Jose public library system.

There are three developments within the Almaden Winery neighborhood:

What are homes like in the Almaden Winery?

The design is primarily Mediterranean, lots of windows and natural light, smaller lots generally, mostly two story homes with two car garages.

Tresor:  home sizes vary from about 1570 square feet to 2300 square feet (on lots of less than 4000 SF).  The front yard landscaping is handled by the HOA, there are private roads and a small HOA fee of about $85 per month as of this writing.  These are on zero lot lines (so are “patio homes”) and of the three neighborhoods, these tend to be the most affordable.

Vineland: homes are a bit larger and so are the lots.  Also zero lot lines in most cases.  Properties here may enjoy 2300 to 2800 square feet on lots of 4000 to 6000 square feet.

Vintage: houses range from 1500 to 2600 square feet, and the lots range from about 5000 SF to 7000 SF. A few even have pools. These are not patio homes or zero lot line properties. Many homes, perhaps half, have 3 car garages. Some streets are particularly “tight knit”. I heard from a colleague that the residents on Chaumont have a block party each year, for instance.

Where is the Almaden Winery neighborhood?

Located off of Blossom Hill Road and close to Dartmouth Middle School, the neighborhood is at the mouth of the Almaden Valley but is now technically considered a part of Cambrian Park and has a Cambrian zip code, 95118.  The Guadalupe Creek and some percolation ponds are the back boundary (homes on just the other side of the water are considered officially part of Almaden Valley).  A number of homes enjoy a beautiful waterfront view and unobstructed vista of the mountains.  Some of them are on larger lots, too, and sell for a premium.

A Realtor friend of mine here in Silicon Valley, Ann O’Farrell of Luxor Real Estate Group, has a lovely listing in Saratoga which I am presenting today (with permission, of course!).
