Almaden Valley Photo of the Hills & Mt. Umunhum

Yesterday I was showing homes in Almaden (San Jose 95120) to one of my buyers for that area.  A house in the Shadowbrook neighborhood had a really spectacular view of the hills from the upstairs bedrooms – could not resist snapping the picture to share.

If you are not familiar with this part of Silicon Valley, that’s Mt. Umunhum with the squarish building on top.

A few months back, I took an image of these same hills from the campus of Valley Christian High School.  You can see it in this post on this same blogsite:

Home Buyers Seeking Houses in San Jose’s Almaden Valley Area

Contact Mary NowLooking for two Almaden houses for two different buyer families:

I am working with two wonderful cash buyer couples looking for homes to call their own in San Jose’s Almaden Valley district (95120 area). We’ve seen everything listed for sale on the multiple listing service so I’m hoping one of my readers will be able to point us to something not currently online.

Budget is up to appx 1 million in both cases. Both are looking for houses with good floorplans and locations with no big issues (no busy roads, not too close to schools etc.). Decent to large backyard sought – regular lots, no patio homes. Prefer homes that have been maintained but open to distressed properties. Location and layout are more important than the amount of updating & remodeling. Both are exceedingly serious and ready to buy now. Both will be owner occupied properties, not investment homes.

They want similar but not identical homes – 3 to 5 bedrooms (3 + den minimum), 2-3 baths, prefer no pool but will consider one with it….

Almaden Senior Home SellerFor retirees or senior home owners in Almaden who’ve been in their houses a very long time, the prospect of selling that beloved San Jose home can be quite daunting.  The longer you’ve been there, the more memories you’ve created and most of the time the harder it is to decide to sell and then do all the work needed to maximize that decision.

In today’s post we’ll go over the decision to sell the home (or not), the timing elements for selling and getting help in doing so.

Deciding it’s time to sell your Almaden Valley home

Perhaps the biggest hurdle is not the physical work involved with preparing a home for the real estate market or moving, but instead is the difficult decision of whether or not to move (and if so, when to do it).

As people age, there are a lot of losses.  There may be retirement that wasn’t chosen, but forced.  Loved ones pass away.  Vision diminishes.  It may become necessary to limit driving, or worse, give it up altogether. It is not hard for those over 65, 70  or 80 years of age to feel like it’s one unhappy challenge after the next. There’s a lot of change but it’s not all positive.

The prospect of also changing one’s residence can seem like one of the biggest, toughest and most unwelcome of all.     (more…)

Ratio of Regular Sales to Short Sales & Bank Owned Sales in Silicon Valley Areas

Yesterday we looked at the types of home sales around Silicon Valley by price point.  Not terribly surprising, most of the short sales and bank owned homes were in the lowest price ranges.  Today we’ll look at this type of information not by pricing tier but instead by geography – in other words, by either town, city or district of San Jose (area).  This post will not cover every area but will be a sampling a few communities, mostly on the west side of the valley (since that’s primarily where I work). Santa Clara County, houses for sale categorized by sale type (regular, short sale, REO)

By way of reminder, the small image to the left reflects Santa Clara County’s houses for sale as a whole – all areas and all price points. (You can see the full sized image by clicking on it.) The green area represents “regular home sales” and the brick red and light orange signify distressed  properties listed on the MLS for sale (red is short sales and orange is bank owned or REOs). Next let’s see a few regions within the county to see how things are faring geographically.

Almaden Valley houses for sale - shown by "sale type" (distressed or regular sales)Almaden is a lovely southwest San Jose suburban community (zip code 95120) that grew up initially with the cinnabar or mercury mining activity.  Today it’s an upscale area of more expensive homes than most of the county, it enjoys really good schools and scenic views of the coastal range as well as the Santa Teresa Foothills.  Housing here is costly but residents love the quality of life. Since the cost of homes for sale here is high, it’s not super surprising, after seeing yesterday’s post, that there are very few distressed homes on the market here. Types of Home Sales in Silicon Valley: Concentrations of Distressed Properties in Silicon Valley by Pricing Tier

The Silicon Valley real esate market is heating up but it’s not heating “evenly”.  Some price points and areas (or school districts) enjoy a hot seller’s market while other segments are lagging.  A big factor in the overall health of the realty market in the San Jose area is the percentage of listings which are distressed properties, meaning short sales and bank owned homes.  Today we’ll see the ratios of these homes to the regular sales using graphs to get a quick visual take on the market trends and statistics.

Today we’ll look at homes listed on the MLS in all of Santa Clara County (including San Jose, Campbell, Los Gatos, Saratoga etc.) by price point. All of the graphs in this post will reference houses and duet homes combinesd(about 99% houses), not condos or townhomes.

Overall, it looks like about 1/3 of all homes for sale in the county are distressed sales. Next let’s look at this data by price point and then we’ll check it by area.  The images below will be smaller but the colors will represent the same elements in each one (green being regular sales, brick being short sales and light orange being REOs).

Silicon Valley Homes for Sale Near Golf Courses in the Foothill Areas

With our 300 sunny days per year in Silicon Valley (at least most years!), golf is a sport enjoyed year round here in the San Jose area.  Living near a golf course, or having a golf course view, is highly desirable as it provides scenic open space as well as convenience for avid golfers.

There are beautiful courses throughout the South Bay Area and it’s possible to find small condos with views of them at fairly affordable prices (Sunnyvale’s Sunken Gardens area is one of them).  Today, though, I want to provide a list of homes for sale near golf courses in the foothill areas of Silicon Valley.  Many of these will also be luxury homes. So the MLS list of these houses on the market which you can browse includes these areas:

San Jose areas including Evergreen & Silver Creek, Santa Teresa, Blossom Valley and Almaden; Los Gatos, Monte Sereno, Saratoga, Cupertino, and Los Altos.

There are golf courses to be found in other parts of Santa Clara County too (Mountain View, Sunnyvale, Santa Clara and more) – let me know if you are interested in these parts and I can send you a link for searching them for similar residential real estate.
