<p><strong>What is it that makes Gilroy, Los Altos Hills, Los Gatos, Mountain View and Palo Alto &#8220;in the black&#8221;?</strong></p>
<p>Most of these cities/towns are upscale, west valley communities.  But so are Saratoga, Cupertino, and Monte Sereno.</p>
<p>Gilroy was especially hard-hit with the housing downturn so perhaps in that case, it&#8217;s just coming back into more of a balance. (Then again, so was Morgan Hill and it&#8217;s still off by 12%.)</p>
<p>The LinkedIn IPO and others in the Palo Alto area drove prices up for some parts of the housing market nearby and it&#8217;s likely that this explains the positive growth for Palo Alto, Mountain View, and Los Altos Hills.  That said, it would seem that Los Altos, and perhaps even Sunnyvale would have seen stronger numbers on the same account.  Perhaps school scores are the key driver here.</p>
<p>Los Gatos, Saratoga and Monte Sereno often behave somewhat similarly as they are adjacent to one another and often attract similar home buyers who want good schools, a nice downtown area nearby and scenic beauty with the hills.  The annual numbers show Monte Sereno down 6.7%, Saratoga down 2% but Los Gatos up 6.4%.  With Monte Sereno, there are very few sales each month and each year (only about 4,000 residents), so there can be a wider swing without it necessarily being accurate. Saratoga and Los Gatos each have about 30,000 people who call these areas home, though, so the data is much more helpful.  Saratoga and Los Gatos both have multiple school districts, views, homes with better proximity to &#8220;downtown&#8221; and more variables &#8211; I think we&#8217;d have to dig a lot deeper to learn why these two neighboring markets are so diverse.  We might also have to look at multiple years of data to see if Saratoga spiked while LG slumped to explain the difference.<span id="more-5125"></span></p>
<p><strong>Coming in at last place: the Santa Cruz Mountains or Los Gatos Mountains area (zip code 95033), where the median list price of houses sold slipped 17% from the year before.</strong>  This beautifully scenic region covers a lot of territory and several quite different neighborhoods, some more convenient and others more remote.  It often takes much longer to sell a home in the mountains than on the valley floor but it can be a great &#8220;bang for your buck&#8221; for great schools, clean area, less crowding, etc.  The remoteness of some homes, the increased rain and other challenges generally make this part of the valley a more challenging real estate market most of the time, and in a down market that&#8217;s even more true.</p>
<p>Palo Alto, Mountain View and Los Altos each have regions which can be tracked in addition to the cities as a whole. Since I am very active in several of them (Almaden Valley, Cambrian Park, Willow Glen, Blossom Valley and others on the west side), I want to share those next.</p>
<p>The median sales price of houses which sold &amp; closed in 2011 in the City of San Jose was down 5.9%, lower than the county as a whole.  Most of San Jose was worse off than the prior year &#8211; all except Alviso!</p>
<p><strong>Alviso, which was a separate town until not so long ago, sold with a double digit increase in the median sales price &#8211; a whopping 10.6% higher than in 2010. </strong> Affordability and investor activity are most likely the cause &#8211; more demand and less inventory than the year before. (I suspect either fewer distressed properties or that they were gobbled up quickly. Knowing would require more research.)</p>
<p><strong>Downtown or central San Jose took a beating with the median sales price down 9.6%.</strong>  Why did it fall from grace?  Not everything in this area is affordable &#8211; consider that it includes Naglee Park, The Rosegarden, and a few other tony areas. I suspect it&#8217;s the number of foreclosures (REOs) and short sales but I don&#8217;t have that information at hand.  It would require a much closer look that our brief survey here to uncover what&#8217;s happening.  (We know that there are many unsold, new condos in downtown San Jose but those should not be impacting the sales of single family homes.)</p>
<p>In future articles or posts I hope to look at a few of these areas more carefully to see what is causing the great diversity between the areas showing improvement over 2010 such as Alviso, Palo Alto, Gilroy, Los Altos Hills, Los Gatos and Mountain View versus those which are really hurting: downtown San Jose, the Los Gatos Mountains, Evergreen, Morgan Hill, Milpitas.  Very likely it&#8217;s a combination of the distressed market activity in some areas, school scores, the pricing tier (i.e., homes between 1 and 2 million near Palo Alto) and more factors.  With real estate, it&#8217;s always local &#8211; and that&#8217;s just the starting point.</p>

<p>Los Gatos is a very complex real estate market because there are so many variables, including:</p>

<li>proximity to downtown (&#8220;walk to town&#8221; always a huge plus)</li>
<li>school district (&#8220;Los Gatos Schools&#8221; usually strongly preferred)</li>
<li>historic nature of homes &amp; neighborhoods</li>
<li>slope and usability of the land</li>
<li>views</li>
<li>neighborhood amenities (cabana, nearby park, walkability)</li>
<li>access to popular venues and locations (parks, shopping, schools)</li>
<li>negative features such as busy roads, high voltage lines, being too close to freeways/trains, natural hazards such as earthquake faults etc.</li>
<li>type of sale (distressed or regular sale)</li>
</ul>
<p>Often homes in Los Gatos will have some positive and some negative features, and the same goes for the location.</p>

<p>They called the Loyola area of Los Altos a city and it was on this list too (# 39 ) but it is only a district, not a city or town. Surprising, then, that they didn&#8217;t include Almaden Valley (part of San Jose) or other nice districts as well.</p>

		<description><![CDATA[Silicon Valley real estate market comparison of 4 west valley areas: Los Gatos, Saratoga, Cupertino and Los Altos]]></description>
			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p>Today we&#8217;re looking at the real estate market for houses in some of the &#8220;<strong><em>west valley</em></strong>&#8221; <strong><em>communities</em></strong> along the base of the Santa Cruz Mountains &#8211; areas where schools are good, crime is low, residents enjoy scenic views of the hills (or of the valley from the hills, depending on the location) and overall, a highly educated population not too far from Highway 85.</p>
<p>Of the four municipalities, three are really very similar to each other in several regards.  Cupertino has the largest population &#8211; about 58,000 people &#8211; but Los Altos, Los Gatos and Saratoga are all similarly sized, somewhere between 27,000 and 30,000 residents.  The latter three also enjoy a traditional <strong>&#8220;downtown&#8221; area</strong> which is popular with pedestrians, bicyclists and motorists alike. (Monte Sereno has 4,000 residents, which is so small that the statistics are very easily thrown from month to month, so it is omitted in this quick study.)  Of the four, Cupertino, then, is the least similar due to size and lack of a central downtown area.</p>
<p>We&#8217;ll take a quick look at these areas now in terms of the real estate market trends and statistics for each area, considering just &#8220;class 1&#8243; (houses and duet homes).  The charts used below are from Altos Research, to which I have a subscription, and they will be automatically updated each week.</p>
<p><strong>(1) Median List Price (per Altos Research):</strong></p>

<p>Los Altos and Saratoga are neck and neck for most expensive areas in which to purchase a house. Over the last year, though, Los Altos has seen a rise in the median list price. There has been a corresponding <em>rise in demand</em> with the success of several local companies in the region (Apple, Google, Microsoft, LinkedIn, Facebook), some of which have gone public and others of which are on the verge of doing so. Los Altos is more convenient to most of these.</p>
<p>Los Gatos, which is a little more affordable than Saratoga and Los Altos, has seen a very noticeable increase in pricing also, while Cupertino&#8217;s prices have declined a little.</p>
<p><strong><em>(1A) Median list price of the bottom quartile of all four:</em></strong><br />

(1B)</strong></em> And, very interestingly, same data but for <strong><em>the top quartile</em></strong> &#8211; <strong>the luxury market</strong>:</p>

<p>Here we see Los Altos clearly overtaking Saratoga! And also that Cupertino&#8217;s pricing is significantly lower than Los Gatos in this tier, and also that it has lost a lot of ground in the second half of 2011.  <span id="more-4886"></span></p>
<p><strong>(2) Inventory:</strong></p>

<p>The inventory patterns are pretty consistent over the last year across all four cities and the town of LG.</p>
<p><strong>(3) Average days on market:</strong></p>

<p>It is really interesting to see the days on market by city or area. Los Gatos (the furthest from the high tech giants mentioned above) has had the hardest time with home sales, and Cupertino the easiest. Cupertino is not the closest to all of these firms (though its home to Apple, of course), but it is the a very good value for people who are buying homes based on school performance tests. As others have said, if you&#8217;re buying for high API scores, Cupertino offers the most &#8220;bang for the buck&#8221;.</p>
<p><strong>(4) Median MAI &#8211; Market Action Index:</strong></p>
<p>What&#8217;s hot?  <strong>Everything is under 30</strong>, which is the cutoff between buyers&#8217; and sellers&#8217; market &#8211; <strong>all of these are buyers&#8217; markets</strong> when the areas are taken as a whole:</p>

<p>But tease it out by price quartile, and we can see that <span style="color: #000000;"><strong><em>Cupertino was a seller&#8217;s market for the most affortable houses for awhile last summer, but it has crashed back into the buyers&#8217; market range again</em></strong>:</span></p>

<p>And among the most expenses homes or luxury estates, Cupertino has the &#8220;best market&#8221; but not by a huge margin:</p>

<p>Right now, Los Gatos has the most inventory and is the deepest buyers&#8217; market &#8211; making it an excellent time to purchase a home there!  Of course it always depends on the micro market &#8211; the exact neighborhood, condition of the home etc. but overall it&#8217;s a very favorable time to purchase a house in all four of these areas, but Los Gatos in particular.  Cupertino is a little more affordable and remains a great bargain in the west valley areas of Santa Clara County.  High end housing or luxury homes are the softest market of all &#8211; a tough time to sell but a great time to buy.</p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p>How&#8217;s the market for condos and townhouses in Los Gatos and Saratoga?  This morning I ran the numbers for &#8220;area 16&#8243; (the Los Gatos and Monte Sereno areas, which includes a tiny bit of San Jose also) and &#8220;area 17&#8243; (the Saratoga area, also includes borderline areas of San Jose and Cupertino) in our multiple listing service.</p>
<p>Hottest are the distressed condominium or townhome sales &#8211; short sales and bank owned or REO properties in Los Gatos and Saratoga.  Coldest (hardest to sell) are the &#8220;regular sales&#8221;.  Buyers are going after the bargain pricing that the pre-foreclosure and foreclosure listings offer.  Have a look:</p>

<p>The months of inventory are longest in Saratoga, with 9 months of inventory for town houses and condos.  The ratio of pending sales to active listings is lowest there, too, a mere 11%.</p>
<p>The months of inventory for Los Gatos short sales is a fast paced one month and the pendings outnumber the actives four to one!</p>
<p>Home buyers: if you are attempting to purchase a distressed condo in either of these high-end west valley areas, be prepared to act fast and present a strong offer.  Your odds will be better with a regular sale!</p>
<p>Home sellers: if you are selling a non-distressed condominium or townhouse in Saratoga or Los Gatos, especially if it&#8217;s a luxury property, be prepared to make your home the <em>best value</em> to attract a good buyer.  As has been said elsewhere, for this segment of the real estate market &#8220;it&#8217;s a price war and a beauty contest&#8221;.  Everything has to be just right for you to enjoy a successful sale now.</p>

<h3>Free music in Los Gatos:</h3>

<h3>Fiesta de Artes in Los Gatos &#8211; art and wine festival</h3>
<p>An annual tradition in Los Gatos each summer is the <strong><a href="http://www.lgfiesta.org/" target="_blank">Fiesta de Artes </a></strong>on the Civic Center Lawn (on Main Street near Los Gatos High School) and this year it&#8217;s back on <strong>Aug 13 &amp; 14 2011</strong>. Running from 10am to 6pm both Saturday and Sunday, this is a much beloved<strong> Art &amp; Wine Festival </strong>(the <em>only one </em>in Los Gatos).  Visitors will enjoy loads of musical entertainment, a variety of food and wine, and more than 150 vendors.  Sponsored by the Kiwanis Club, the Fiesta de Artes has been a part of summers in Los Gatos for over 30 years.  Come on out and enjoy!</p>

<h3>Shakespeare in Silicon Valley</h3>
<p>Take in some of the magic of the bard!  The <strong><em>Los Gatos Shakespeare Festival</em></strong> runs through August 6th &#8211; this year the offerings include Macbeth (we saw it opening night &#8211; well done!), Twelfth Night and Charley&#8217;s Aunt.  Check out showtimes and other info on the website at <a href="http://www.LGShakes.org" target="_blank">http://www.LGShakes.org</a>  or get tickets online:<br />

<p>And finally, you can view Shakespeare at Montalvo this year, as <strong><em>Shakespeare Santa Cruz</em></strong> comes over the hill to perform.  (If my memory serves me correctly, they used to do so at the Paul Masson Mountain Winery in Saratoga in the 80s and early 90s &#8211; at least I recall taking in some of Shakespeare&#8217;s plays there in my younger days!).  This series runs only in September and includes The Comedy of Errors plus a more contemporary show, Danny Scheie.  (As always with Montalvo, this is not the most affordable of the venues &#8211; but the setting is lovely.)  Learn more at <a href="http://www.Montalvoarts.org" target="_blank">http://www.Montalvoarts.org</a>.</p>

<p>An old apricot orchard used to line Blossom Hill Road between Union and Leigh Avenues until the 1990s.  The former owners, <strong>Ralph and Sophie Heintz</strong>, lived there in their farmhouse until their deaths, at which time the property was willed to the University of California at  Berkeley for eye research.</p>
<p>Sophie and Ralph were interesting people. He ran a small train on their property and was an inventor. She was a ham radio operator.</p>
<p>In 1998, the Heintz land (and house etc.) was sold to <strong>Summerhill Homes </strong>and a portion developed as housing. That Los Gatos neighborhood is now called <strong>Heritage Grove</strong> A strip of trees was planted along Blossom Hill Road, reminiscent of the history of the area.  A large section of land was made a permanent open space, now known as the <strong>Heintz Open Space Preserve</strong>.  This open space connects directly with Belgatos Park, which also connects with the Santa Rosa Open Space Preserve. <p><strong>The Heintz&#8217;s big, old farmhouse </strong>has been renovated and is being lived in.  Ralph Heintz&#8217;s old workshop, the Ramohs Laboratory, is preserved with signs explaining the history of the place nearby. <span id="more-4189"></span></p>

<p>There are only five streets that make up Heritage Grove:  <strong>Regent Drive</strong>, <strong>Regent Court,</strong> <strong>Ayala Court,</strong> <strong>Ramohs Way,</strong> and <strong>Heintz Court. </strong>Regent Drive is a long loop road while the rest of the streets are quite short, so the vast majority of Heritage Grove homes are on Regent Drive.</p>

<p><strong>How big are Heritage Grove homes and lots?</strong></p>
<p>The size of houses and lots within Heritage Grove varies a bit, as you might expect in any subdivision, but additionally there&#8217;s the historic Heintz farmhouse.</p>
<p>The farmhouse is appx 4100 square feet and sits on 3/4 of an acre (31,000 sf lot).</p>
<p>The rest of the neighborhood consists of newer homes on smaller lots. The houses range from about 2850 square feet to about 3750 square feet.  Parcels of land may be as small as 10,000 SF (appx 1/4 acre) to as large as 25,000 SF (a little more than a half acre).</p>
<p><strong>What does it cost to buy a home in Heritage Grove?</strong></p>
<p>There are a lot of variables here!</p>
<p>Potential ingredients to make a home more affordable would be smaller home, smaller lot, proximity to Blossom Hill Road, a backyard or home with another higher up (and &#8220;looking in&#8221; &#8211; a lack of privacy).</p>
<p>Raising the value of the home would be things like a view, having open space or a large lot adjacent (less crowded feeling), being further into the development, having a larger home, larger lot, three car garage.</p>
<p>Historically, prices have gone from over $1,000,000 to under $2,500,000.  The most recent solds in Heritage Grove have been for about $1.7 million for homes on the smaller side that sold in 2007 or 2008.</p>
<p><strong>Other items of note:</strong></p>
<p>Regent Drive rises as it gets away from Blossom Hill Road; many of the homes nearest to the Heintz Open Space Preserve enjoy nice views of Santa Clara County and downtown San Jose in the distance.</p>
<p>Heritage Grove is a <em>great commute location </em>as it&#8217;s close to Union Avenue, which provides fast access to highway 85.</p>
<p>It&#8217;s also close to shopping &#8211; the Downing Oaks Center, which includes a Safeway, a local (non chain) coffee house, a restaurant, and other services, is less than a mile away.</p>
<p>Heritage Grove is served by the Union School District and the Campbell Union High School District.  Schools are Alta Vista or Noddin Elementary,  Union Middle School, and Leigh High School.</p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/06/Scenic-Silicon-Valley1.jpg"><img class="alignright size-full wp-image-4216" style="margin: 2px 6px;" title="Scenic Silicon Valley" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/06/Scenic-Silicon-Valley1.jpg" alt="Scenic Silicon Valley" width="300" height="191" /></a>If you arrived into Silicon Valley via Highway 101, driving south from San Francisco, you might believe that the Santa Clara Valley, the San Jose area and Silicon Valley as a whole has got to seem to be the ugliest place on earth.  Although heavily traveled, that is<em> not </em>the &#8220;scenic route&#8221;.</p>
<p>So, too, if you are <strong>looking for a place to live</strong> and are groping to find a place that is reasonably priced, fairly safe and not a terrible commute distance.  You might not even have &#8220;is nice looking&#8221; on your wish list.  You might not think it&#8217;s possible if all you ever see are the ugly concrete tilt-up buildings in north San Jose, Santa Clara, Alviso, or anywhere along the 237 corridor.  That area is an architectural wasteland.</p>
<p>Let me assure you: <em><strong>there are a lot of beautiful places in Silicon Valley where you can rent or buy a home</strong></em>.  But how do you find them?  It helps a lot to have a local give you a few pointers.  I&#8217;ll give you some tips today on finding a scenic place to live.</p>
<p><strong>Hills</strong> &#8211; An easy way to find a scenic location to make your home is to settle <strong><em>near the hills</em></strong>, especially those in the west valley (the Santa Cruz Mountains or the Coastal Range) as they are green year-round.  Communities at the base of the west valley foothills include, in Santa Clara County, Palo Alto, Los Altos, Los Altos Hills, Cupertino, Saratoga, Monte Sereno, Los Gatos, and the Almaden Valley area of San Jose.   All of these areas are adjacent to the hills or mountains and offer far better than average schools (many of them qualify as great &#8211; <a href="http://sanjoserealestatelosgatoshomes.com/what-does-it-cost-to-buy-a-4-bedroom-2-bath-home-in-silicon-valley-with-good-school/" target="_blank">compare costs between these areas</a>).<span id="more-4210"></span></p>
<p>Of course, if you go<strong><em> into the hills</em></strong> instead of just being near the base of them, there will be valley views as well.  If you go to the summit area of the Santa Cruz Mountains, you could really luck out and get a 360 degree view of the Monterey Bay on one side and the valley and San Francisco Bay on the other.  (But that would not likely be a short commute to most of Silicon Valley.)</p>
<p>In San Mateo County, there&#8217;s Menlo Park, Redwood City,  Belmont, Hillsborough&#8230;most of these communities are more scenic as you go closer into the hills.  Some even offer a view of the San Francisco Bay.</p>
<p>In<strong> the east foothills of San Jose</strong>, there are many lovely areas too.  Among my favorite are the old section of Alum Rock (with beautiful <a href="http://sanjoserealestatelosgatoshomes.com/beautiful-spanish-style-homes-for-sale-in-silicon-valley/">Spanish style houses</a> up near the country club), some of the rural areas of the Berryessa district in San Jose and the southern part of Evergreen (near Silver Creek and the Villages).</p>
<p><strong>Other hills and knolls -</strong> the coastal range and east foothills aren&#8217;t the only areas with a higher elevation and views.  Think of the Santa Teresa Foothills Blossom Valley, Santa Teresa areas), Communication Hill (Blossom Valley, Willow Glen), or the occasional small little hill such as Lone Hill in the Cambrian district of San Jose.  You don&#8217;t have to get very high up to have a great view.  Look at the terrain maps for small elevations and check those areas out!</p>
<p><strong>Waterways -</strong> In addition to the mountains, there are many scenic spots in Silicon Valley alongside rivers, creeks and streams.  When I was a newlywed (back in 1985), my husband and I lived alongside Stevens Creek &#8211; that is, the waterway, not the major road &#8211; in Sunnyvale.  The apartment complex had a number of units overlooking the creek and there were tons of trees providing a great, green view.  You can check out that apartment complex online &#8211; it&#8217;s called <a href="http://www.essexapartmenthomes.com/apartment/brookside-oaks-sunnyvale-ca-60x20gt39051" target="_blank">Brookside Oaks</a>.</p>

<td>Newcomers may not know that the San Francisco Bay doesn&#8217;t have many great waterfront areas in the south bay; they wonder why I don&#8217;t suggest purchasing a bayfront home since part of San Jose touches the far southern end of the bay.&nbsp;</p>
<p>Alviso, once its own town but now part of San Jose, was a shipping port in the 1800s and had a busy marina back before railroads found their way to the region.  (Good, concise <a href="http://en.wikipedia.org/wiki/Alviso,_San_Jose,_California" target="_blank">article on the history of Alviso on Wikipedia</a>.)</p>
<p>Eventually the tidal, marshy waters gave way to salt ponds (see <a href="http://www.environmentalgraffiti.com/featured/san-francisco-incredible-stained-glass-salt-ponds/14109" target="_blank">images of salt ponds</a> from the sky) in both Alviso and neighboring Milpitas, so the Alviso marina now guides boaters to the bay through a long, winding slough.  It&#8217;s not terribly scenic.</td>

<div>There is <strong>salt pond restoration project</strong> underway, I&#8217;m happy to report.  Just recently some of the freshwater from the Guadalupe River was allowed into one of the salt ponds in Alviso.  They are going to very slowly reclaim the marsh for its natural habitat, exercising caution to make sure  the ecosystem does well with the transition.</div>

<p>Back to the <strong>bayfront housing</strong>:  you can get waterfront homes in <em><strong>Redwood Shores</strong></em> and <em><strong>Foster City</strong></em>, which are on the north end of &#8220;Silicon Valley&#8221; on the Peninsula.  Many of those areas are on landfill, and although well compacted, that fill is sitting on old bay mud.  Some structures in those areas have had problem with an undue amount of movement.  Others have had salt water get to their foundations, which can cause the re-bar inside to rust (making the foundation far less strong).  Both communities are super clean and attractive (I have sold homes in both).</p>
<p>Not quite Silicon Valley, <strong>Santa Cruz</strong> does offer many really lovely places in which to live too &#8211; great views from many spots.  Adjacent to Neary&#8217;s Lagoon there are apartments, townhouses (some of which are for rent) and low income housing too.  It&#8217;s a very scenic part of Santa Cruz and just about a mile from the beach on foot.  A few high rise buildings, such as the condo complex on Broadway, feature views of the Santa Cruz Beach Boardwalk and the Monterey Bay.</p>
<p><strong>Flatlands</strong> &#8211; not to worry if you strike out with the hills and waterways.  There are still many lovely areas in Silicon Valley that are not included in those areas.  One is the beautiful San Jose neighborhood known as <em><strong>The Rosegarden</strong></em>. It is centrally located, with a great wide open space at the park, and loads of lovely older homes with tons of character.</p>
<p>If you enjoy classic architecture, you might check out a few areas closer to downtown San Jose: Naglee Park, Vendome area and Japantown.</p>
<p>Outside of San Jose, there are scenic <a href="http://www.move2siliconvalley.com/blogs/mary_pope-handy/archive/2009/9/11/urban-living-neighborhoods-in-silicon-valley-and-the-san-jose-area.aspx" target="_blank">urban living</a> or <strong><em>downtown areas</em></strong> in the Willow Glen part of San Jose, downtown Campbell, downtown Saratoga, downtown Los Gatos, downtown Mountain View, downtown Menlo Park, downtown San Mateo, downtown Los Altos and of course the great magnet of them all, downtown Palo Alto.</p>
<p>In some of these places, the downtown area is also right up against the hills &#8211; and that is truly beautiful!  (Think Los Gatos, Saratoga, Los Altos, Menlo Park.)  One nice townhome community in Saratoga has both green views within the complex, is right next to the coastal foothills and is just steps away from downtown Saratoga.  The area has top rated schools too.  If interested, check out<a href="http://sanjoserealestatelosgatoshomes.com/saratoga-oaks-townhouse-community-near-downtown-saratoga-village/" target="_blank"> Saratoga Oaks</a>.) And don&#8217;t miss either Japantown or Santana Row for urban living!</p>
<p>Silicon Valley has a number of neighborhoods with great ambiance despite the absence of either hills <em>or</em> a quaint downtown.  Santa Clara&#8217;s &#8220;old quad&#8221; neighborhood (located near Santa Clara University) is just such a spot.</p>
<p>And, of course, there are spots in Santa Clara County with stunning golf courses, <a href="http://sanjoserealestatelosgatoshomes.com/santa-clara-county-parks-an-introduction/" target="_blank">parks</a> or heavily wooded or open areas that may not belong to the public but which create lovely vistas nonetheless.  A few orchards still dot Sunnyvale, San Jose, Saratoga and other parts of the valley. (New townhouses on Bersano Lane in Los Gatos are on a hill overlooking Lake Vasona. Beautiful views!)</p>
<p>For scenic <strong><a href="http://sanjoserealestatelosgatoshomes.com/what-are-the-options-for-senior-housing-in-silicon-valley/" target="_blank">senior housing</a></strong>, a retirement home or residential care facility for the elderly (which can mean independent living, assisted living, nursing or other), quite a few spots enjoy scenic views also:  <em>Belmont Village</em> in San Jose looks out over <a href="http://sanjoserealestatelosgatoshomes.com/santana-row-upscale-urban-san-jose-neighborhood/" target="_blank">Santana Row</a> on one side and the Winchester House on another; <em>the Atrium</em> in San Jose&#8217;s Blossom Valley has views of Mt. Umunhum; <em>Saratoga Retirement Community</em> enjoys a lovely campus but also is in among gently rolling hills and has a view of the Santa Cruz Mountains; <em>the Villages</em> in San Jose&#8217;s eastside community of Evergreen sits among lovely rolling hills and a golf course in the middle.</p>
<p>Many people <a href="http://www.move2siliconvalley.com" target="_blank">relocating</a> to the San Francisco Peninsula or the South Bay come from areas where homes cost half as much and seem to be twice as big, where there may not be so much congestion and where there is more open space.  We <em>do</em> have places like that, but it&#8217;s important to let whoever&#8217;s helping you know that this is important.    Whether you&#8217;re here to rent an apartment or purchase a townhouse or condo, it can be in a scenic place.  You just need to find them!</p>

		<description><![CDATA[Loma Vista, El Gato &#038; Rancho Padre Neighborhood in East Los Gatos]]></description>
			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p>Between Los Gatos-Almaden Road and Ross Creek sits an eclectic east <strong>Los Gatos neighborhood</strong>, a county pocket, featuring a view of the hills where you can find <em>a little bit of everything</em>.</p>
<p>The homes built on <strong>Loma Vista Avenue</strong>,<strong> Linda Avenue</strong>, <strong>El Gato Lane</strong> and part of <strong>Escobar Avenue</strong> were first constructed in the 1940s, with many more filling out the neighborhood in the mid 50s.</p>
<p>They were three subdivisions initially:</p>
<ul>
<li>El Gato Terrace</li>
<li>the Loma Vista Tract</li>
<li>Rancho Padre (Rancho Padre is the one closest to the creek).</li>
</ul>
<p>(Please note: these are <em>not</em> part of Blossom Hill Manor, which begins on the adjacent Longwood Drive.)</p>

<p>Many of the first houses built are really more like cottages or bungalows, modest 2 bedroom, 1 bath homes with less than 800 square feet. Later, homes built were 1100 to 1300 square feet, many of them 3 bedrooms, 2 bathrooms.  All of them enjoyed deep lots of at least 8000 square feet.  Some are bigger parcels, though, especially properties closest to the creek.  Some homes enjoy not just a main house, but additionally a guest cottage too.</p>
<p>The area is semi-rurual, with no sidewalks in most or all of the three subdivisions.</p>
<p>The area is convenient as well as scenic. From this neighborhood, it&#8217;s only about one mile to Vasona Lake County Park or to the shopping area of east Los Gatos along Los Gatos Blvd and Blossom Hill Road.  It&#8217;s less than 2 miles to get onto either of our nearby freeways, too (convenient, but not noisy!).</p>
<p>I have taken some photos of typical homes in this neighborhood and hope you enjoy them.   </p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p>A week or two ago I stopped by to see a luxury home on the real estate broker&#8217;s tour in Los Gatos &#8211; a fantastic estate on an enormous parcel with an expansive view over Lake Vasona County Park, the hills and so much greenery.</p>
<p>It was an overcast day with some intermittent drizzle and sprinkles, but clear enough to provide visibility for this infrequently enjoyed vantage. Take in this vista of the lake, the dam and Mount Sombroso in the background which is seldom seen except by a small group of fortunate residents perched on Wild Way.</p>
