Dave, thanks! I appreciate your reading and commenting. Good point about the low rate, that could be why so many buyers go to the big banks (I thought that a lot of it had to do with the REOs and short sales demanding it). It would be interesting to do an exit poll and find out why they chose the lender they did.

In recent months I’ve known two long term lenders with B of A leave that bank. Both had been there for more than 10 years and both basically said the same thing: that this bank is making it very hard to close the sales.

Great information and really timely for our active market.

To often buyers think short term when shopping for a loan/lender. Buyers need lenders who are responsive, have excellent reputations for getting it done while having competitive loan rates. Buyers should remember that the loan rate only applies if you get passed the “elimination rounds” and are chosen by the seller as the best offer. It is nice to get a low rate, but it is nicer to get the home of one’s dreams and a nice rate.

So nice to hear from you – thanks for taking the time to leave a comment and letting me know that it’s useful. If you write your own unique, local content, and do it consistently, blogging can be fantastic for business. A lot of agents just hire copywriters or ghost writers, and that’s usually a huge waste of effort and money. Luckily for me, I love to write….

Hope your market in Pasadena is doing well. It is incredibly hot here in Silicon Valley, due in large part, I think, to the high price of Apple stock and the success of businesses like Google, Facebook etc. It flipped like a switch about 3-4 weeks ago and multiple offers are now really common. Great if you are the seller, but a nightmare for the buyer. (Buyers are now wishing that they had bought 6 months ago.)

In neighboring Sunnyvale there is a pocket of homes in the Gavello Glen neighborhood (near El Camino and Wolfe Rd). These are “Eichler’esque” with large window panels, radiant floor heating, open beam ceilings, interior wood paneling, but without the atrium. I believe Gavello hired on one of Eichler’s architects to design these in this small exclusive neighborhood. As far as price, a bit less than an Eichler if it already hasn’t been totally redone.

This is a frequently asked question in my neck of the woods too… it amazes me how many people do not realize that the check will be cashed. It is a conversation we have from the beginning and yet still many buyers do not understand this… good for you to explain it, in simple English.
