Los Gatos Real Estate Market Trends and Statistics

The Los Gatos real estate market is varied from one price point or school district to the next, but over all, this is a fairly stable period. While there was some seasonal cooling in the fall and winter there has still remained a greater demand.  Here are the current numbers, per my Los Gatos real estate report (click on the link for full information). The Los Gatos Mountains are a distinctly different market and as such are covered in a separate market update, updated less frequently than here, which shows live Altos charts for that area.

Los Gatos/Monte Sereno Real Estate Stats At A Glance

Year-Over-Year

  • Median home prices fell by 3.7% year-over-year to $1,775,000 from $1,842,500.
  • The average home sales price rose by 10.5% year-over-year to $2,244,390 from $2,031,910.
  • Home sales fell by 42.1% year-over-year to 22 from 38.
  • Active listings rose 1.1% year-over-year to 96 from 95.
  • Sales price vs. list price ratio fell by 4% year-over-year to 99.1% from 103.3%.
  • The average days on market rose by 83.3% year-over-year to 30 from 17.

Compared To Last Month

  • Median home prices slipped by 9.2% to $1,775,000 from $1,955,000.
  • The average home sales price fell by 4.7% to $2,244,390 from $2,356,230.
  • Home sales down by 15.4% to 22 from 26.
  • Active listings increased 29.7% to 96 from 74.
  • Sales price vs. list price ratio dropped by 6.1% to 99.1% from 105.5%.
  • The average days on market dropped by 24.5% to 30 from 40.

The Los Gatos condo and townhouse market is pretty healthy overall, and remains a hot sellers market.  Don’t be fooled by big shifts in data – low inventory and a wide range of values within these properties can make the market appear to swing wildly when the market is actually very stable. Take a peek at the sales vs list price and you will see the percentage has remained near a high of 107% (topping it this month at a whopping 108.6%) for the most part of three months now. Under two weeks for the average days on market indicates that sales are happening quickly, and the market has remained that way for months. Meanwhile, inventory is significantly below what it was a year ago and must catch up with demand for there to be real change in the market.

Year-Over-Year

  • Median home prices increased by 53.8% year-over-year to $1,307,500 from $850,000.
  • The average home sales price rose by 50.0% year-over-year to $1,287,500 from $858,400.
  • Home sales fell by 60% year-over-year to 4 from 10.
  • Active listings rose 33.3% year-over-year to 24 from 18.
  • Sales price vs. list price ratio rose by 3.4% year-over-year to 108.6% from 105.1%.
  • The average days on market rose by 21.5% year-over-year to 13 from 11.

Compared To Last Month

  • Median home prices improved by 5.9% to $1,307,500 from $1,235,000.
  • The average home sales price rose by 25.0% to $1,287,500 from $1,030,200.
  • Home sales down by 20% to 4 from 5.
  • Active listings increased 100.0% to 24 from 12.
  • Sales price vs. list price ratio increased by 2.4% to 108.6% from 106.0%.
  • The average days on market increased by 35.2% to 13 from 10.

 Monte Sereno

 Monte Sereno (houses only – small area so prices appear to jump around more due to few transactions each month) – take it with a pound of salt and use the town of Los Gatos as a better reference.

Los Gatos is a very complex real estate market because there are so many variables, including:

  • proximity to downtown (“walk to town” always a huge plus)
  • school district (“Los Gatos Schools” usually strongly preferred)
  • historic nature of homes & neighborhoods
  • slope and usability of the land
  • views
  • neighborhood amenities (cabana, nearby park, walkability)
  • access to popular venues and locations (parks, shopping, schools)
  • negative features such as busy roads, high voltage lines, being too close to freeways/trains, natural hazards such as earthquake faults etc.
  • type of sale (distressed or regular sale)

Often homes in Los Gatos will have some positive and some negative features, and the same goes for the location.
