Los Gatos Real Estate Market Trends and Statistics

The Los Gatos real estate market is varied from one price point or school district to the next, but over all, this is a fairly stable period. There were seasonal gains in the spring, and while there is often seasonal cooling in the fall there is still a great demand.  Here are the current numbers, per my Los Gatos real estate report (click on the link for full information).   The Los Gatos Mountains are covered in a separate market update.

Los Gatos/Monte Sereno Real Estate Stats At A Glance

Year-Over-Year

  • Median home prices increased by 11.0% year-over-year to $2,025,000 from $1,825,000.
  • The average home sales price rose by 16.6% year-over-year to $2,240,720 from $1,921,620.
  • Home sales rose by 68.4% year-over-year to 32 from 19.
  • Active listings fell 7.5% year-over-year to 37 from 40.
  • Sales price vs. list price ratio rose by 2.7% year-over-year to 99.4% from 96.7%.
  • The average days on market fell by 37% year-over-year to 39 from 61.

Compared To Last Month

  • Median home prices improved by 11.7% to $2,025,000 from $1,812,500.
  • The average home sales price rose by 16.5% to $2,240,720 from $1,923,820.
  • Home sales up by 45.5% to 32 from 22.
  • Active listings dropped 38.3% to 37 from 60.
  • Sales price vs. list price ratio dropped by 0.5% to 99.4% from 99.9%.
  • The average days on market dropped by 5.7% to 39 from 41.

The Los Gatos condo and townhouse market is pretty healthy overall, and remains a hot sellers market.  Don’t be fooled by big shifts in the data – low inventory and a wide range of values with these properties can make the market appear to swing wildly when the market is actually very stable. Take a peek at the sales vs list price and you will see the percentage has remained steadily above 100% for the most part. Pending properties have remained higher than listings, indicating that sales are happening quickly – as is visible in the Average Days on Market remaining below 30 days. Meanwhile, active listings are below average and need to catch up to inventory demand for there to be a serious market shift.

Los Gatos/Monte Sereno Condo Market Stats At A Glance

Year-Over-Year

  • Median home prices increased by 14.1% year-over-year to $1,090,000 from $955,000.
  • The average home sales price rose by 18.3% year-over-year to $1,049,170 from $887,028.
  • Home sales fell by 0.0% year-over-year to 9 from 9.
  • Active listings fell 50% year-over-year to 3 from 6.
  • Sales price vs. list price ratio rose by 3.1% year-over-year to 103.5% from 100.4%.
  • The average days on market fell by 30.5% year-over-year to 23 from 33.

Compared To Last Month

  • Median home prices improved by 2.9% to $1,090,000 from $1,059,000.
  • The average home sales price rose by 3.5% to $1,049,170 from $1,013,750.
  • Home sales up by 125.0% to 9 from 4.
  • Active listings dropped 70% to 3 from 10.
  • Sales price vs. list price ratio increased by 4.2% to 103.5% from 99.3%.
  • The average days on market dropped by 22.3% to 23 from 30.
 Monte Sereno (houses only – small area so prices appear to jump around more due to few transactions each month) – take it with a pound of salt and use the town of Los Gatos as a better reference.

Los Gatos is a very complex real estate market because there are so many variables, including:

  • proximity to downtown (“walk to town” always a huge plus)
  • school district (“Los Gatos Schools” usually strongly preferred)
  • historic nature of homes & neighborhoods
  • slope and usability of the land
  • views
  • neighborhood amenities (cabana, nearby park, walkability)
  • access to popular venues and locations (parks, shopping, schools)
  • negative features such as busy roads, high voltage lines, being too close to freeways/trains, natural hazards such as earthquake faults etc.
  • type of sale (distressed or regular sale)

Often homes in Los Gatos will have some positive and some negative features, and the same goes for the location.
