Los Gatos Real Estate Market Trends and Statistics

The Los Gatos real estate market is varied from one price point or school district to the next, but over all, this is a fairly stable period. While there was some seasonal cooling in the fall and winter there has still remained a greater demand.  Here are the current numbers, per my Los Gatos real estate report (click on the link for full information). The Los Gatos Mountains are a distinctly different market and as such are covered in a separate market update that shows the live Altos charts.

Los Gatos/Monte Sereno Real Estate Stats At A Glance

Year-Over-Year

  • Median home prices increased by 6.1% year-over-year to $1,955,000 from $1,842,500.
  • The average home sales price rose by 13.3% year-over-year to $2,356,230 from $2,078,890.
  • Home sales fell by 18.8% year-over-year to 26 from 32.
  • Active listings fell 18.7% year-over-year to 74 from 91.
  • Sales price vs. list price ratio rose by 1.0% year-over-year to 105.5% from 104.5%.
  • The average days on market rose by 86.0% year-over-year to 40 from 22.

Compared To Last Month

  • Median home prices slipped by 16.8% to $1,955,000 from $2,350,000.
  • The average home sales price rose by 0.2% to $2,356,230 from $2,350,830.
  • Home sales up by 73.3% to 26 from 15.
  • Active listings increased 34.5% to 74 from 55.
  • Sales price vs. list price ratio increased by 6.0% to 105.5% from 99.5%.
  • The average days on market dropped by 25.2% to 40 from 54.

The Los Gatos condo and townhouse market is pretty healthy overall, and remains a hot sellers market.  Don’t be fooled by big shifts in the data – low inventory and a wide range of values with these properties can make the market appear to swing wildly when the market is actually very stable. Take a peek at the sales vs list price and you will see the percentage has remained near a high of 107% for the most part of three months now. Under two weeks for the average days on market indicates that sales are happening quickly, and the market has remained under 30 days for months. Meanwhile, inventory is barely up from a year ago and still needs to catch up to demand for there to be change in the market.

Year-Over-Year

  • Median home prices increased by 12.0% year-over-year to $960,000 from $857,125.
  • The average home sales price rose by 21.8% year-over-year to $1,044,200 from $857,125.
  • Home sales rose by 150.0% year-over-year to 5 from 2.
  • Active listings fell 50% year-over-year to 7 from 14.
  • Sales price vs. list price ratio rose by 15.1% year-over-year to 107.3% from 93.2%.
  • The average days on market fell by 78.7% year-over-year to 10 from 47.

Compared To Last Month

  • Median home prices slipped by 0.5% to $960,000 from $965,000.
  • The average home sales price rose by 8.2% to $1,044,200 from $965,000.
  • Home sales up by 400.0% to 5 from 1.
  • Active listings increased 16.7% to 7 from 6.
  • Sales price vs. list price ratio dropped by 0.0% to 107.3% from 107.3%.
  • The average days on market increased by 25.0% to 10 from 8.

 Monte Sereno

 Monte Sereno (houses only – small area so prices appear to jump around more due to few transactions each month) – take it with a pound of salt and use the town of Los Gatos as a better reference.

Los Gatos is a very complex real estate market because there are so many variables, including:

  • proximity to downtown (“walk to town” always a huge plus)
  • school district (“Los Gatos Schools” usually strongly preferred)
  • historic nature of homes & neighborhoods
  • slope and usability of the land
  • views
  • neighborhood amenities (cabana, nearby park, walkability)
  • access to popular venues and locations (parks, shopping, schools)
  • negative features such as busy roads, high voltage lines, being too close to freeways/trains, natural hazards such as earthquake faults etc.
  • type of sale (distressed or regular sale)

Often homes in Los Gatos will have some positive and some negative features, and the same goes for the location.
