Leo or Leona - the mascot of Los GatosThe Los Gatos real estate market is varied from one price point or school district to the next, but over all, this is a fairly stable period with slight cooling.  Here are the current numbers, per my Los Gatos real estate report (click on the link for full information). The Los Gatos Mountains are a distinctly different market and as such are covered in a separate market update, updated less frequently than here, which shows live Altos charts for that area.

Los Gatos/Monte Sereno Real Estate Stats At A Glance

Year-Over-Year

  • Median home prices increased by 8.6% year-over-year to $1,830,000 from $1,685,000.
  • The average home sales price rose by 18.7% year-over-year to $2,345,980 from $1,976,710.
  • Home sales fell by 36.4% year-over-year to 21 from 33.
  • Active listings fell 14.3% year-over-year to 84 from 98.
  • Sales price vs. list price ratio fell by 3.3% year-over-year to 97.5% from 100.8%.
  • The average days on market fell by 7.4% year-over-year to 40 from 43.

Compared To Last Month

  • Median home prices improved by 1.7% to $1,830,000 from $1,800,000.
  • The average home sales price rose by 18.2% to $2,345,980 from $1,985,080.
  • Home sales down by 32.3% to 21 from 31.
  • Active listings dropped 3.4% to 84 from 87.
  • Sales price vs. list price ratio dropped by 2.9% to 97.5% from 100.3%.
  • The average days on market increased by 10.1% to 40 from 36.

The Los Gatos condo and townhouse market is pretty healthy overall, and remains in a hot sellers market.  Don’t be fooled by big shifts in data – low inventory and a wide range of values within these properties can make the market appear to swing wildly when the market is actually stable. Take a look at the sales vs list price and you will see the percentage has remained over 102% for many months now, but has finally dropped slightly to 100.2% – a shift like what we are seeing around most of the bay area. There is a slight cooling going around, but since last month the average days on market has dropped and sales have increased, so things are still relatively stable in Los Gatos. Inventory remains low and must catch up with demand for there to be real, dramatic change in the market.

  • Median home prices increased by 46.9% year-over-year to $1,075,000 from $732,000.
  • The average home sales price rose by 25.9% year-over-year to $952,538 from $756,500.
  • Home sales rose by 225.0% year-over-year to 13 from 4.
  • Active listings rose 13.3% year-over-year to 17 from 15.
  • Sales price vs. list price ratio fell by 6.6% year-over-year to 100.2% from 107.2%.
  • The average days on market rose by 169.8% year-over-year to 26 from 10.

Compared To Last Month

  • Median home prices improved by 7.0% to $1,075,000 from $1,005,000.
  • The average home sales price fell by 4.5% to $952,538 from $997,286.
  • Home sales up by 85.7% to 13 from 7.
  • Active listings increased 6.3% to 17 from 16.
  • Sales price vs. list price ratio dropped by 2.2% to 100.2% from 102.4%.
  • The average days on market dropped by 33% to 26 from 39.

 Monte Sereno

 Monte Sereno (houses only – small area so prices appear to jump around more due to few transactions each month) – take it with a pound of salt and use the town of Los Gatos as a better reference.

Los Gatos is a very complex real estate market because there are so many variables, including:

  • proximity to downtown (“walk to town” always a huge plus)
  • school district (“Los Gatos Schools” usually strongly preferred)
  • historic nature of homes & neighborhoods
  • slope and usability of the land
  • views
  • neighborhood amenities (cabana, nearby park, walkability)
  • access to popular venues and locations (parks, shopping, schools)
  • negative features such as busy roads, high voltage lines, being too close to freeways/trains, natural hazards such as earthquake faults etc.
  • type of sale (distressed or regular sale)

Often homes in Los Gatos will have some positive and some negative features, and the same goes for the location.
