Leo or Leona - the mascot of Los GatosThe Los Gatos real estate market is varied from one price point or school district to the next, but over all, this is a fairly stable period bouncing back from some slight warming last month. Here are the current numbers, per my Los Gatos real estate report (click on the link for full information). The Los Gatos Mountains are a distinctly different market and as such are covered in a separate market update, updated less frequently than here, which shows live Altos charts for that area.

Los Gatos/Monte Sereno Real Estate Stats At A Glance

Year-Over-Year

  • Median home prices increased by 2.9% year-over-year to $1,956,000 from $1,900,000.
  • The average home sales price rose by 2.8% year-over-year to $2,283,740 from $2,222,020.
  • Home sales fell by 25.8% year-over-year to 23 from 31.
  • Active listings fell 9.2% year-over-year to 79 from 87.
  • Sales price vs. list price ratio rose by 0.8% year-over-year to 99.3% from 98.5%.
  • The average days on market rose by 76.5% year-over-year to 52 from 30.

Compared To Last Month

  • Median home prices improved by 22.3% to $1,956,000 from $1,598,750.
  • The average home sales price rose by 39.7% to $2,283,740 from $1,635,140.
  • Home sales down by 17.9% to 23 from 28.
  • Active listings dropped 10.2% to 79 from 88.
  • Sales price vs. list price ratio dropped by 0.7% to 99.3% from 100.0%.
  • The average days on market increased by 65.3% to 52 from 32.

The Los Gatos condo and townhouse market is pretty healthy overall, and remains in a hot sellers market. Don’t be fooled by big shifts in data – low inventory and a wide range of values within these properties can make the market appear to swing wildly when the market is actually stable. Take a look at the sales vs list price and you will see the percentage has remained over 102% for many months, but has been slowly dipping down to 98.6% last month. There is a slight cooling going around, with sales to list price down and average days on market up, but Los Gatos is still in a seller’s market. Inventory has slightly dropped and must catch up with demand for there to be real, dramatic change in the market.

  • Median home prices fell by 17.1% year-over-year to $655,000 from $790,000.
  • The average home sales price dropped by 1.2% year-over-year to $779,600 from $789,000.
  • Home sales fell by 28.6% year-over-year to 5 from 7.
  • Active listings rose 77.8% year-over-year to 16 from 9.
  • Sales price vs. list price ratio fell by 6.4% year-over-year to 98.6% from 105.3%.
  • The average days on market rose by 229.7% year-over-year to 44 from 13.

Compared To Last Month

  • Median home prices slipped by 40.5% to $655,000 from $1,101,000.
  • The average home sales price fell by 25.2% to $779,600 from $1,042,780.
  • Home sales down by 44.4% to 5 from 9.
  • Active listings dropped 0.0% to 16 from 16.
  • Sales price vs. list price ratio dropped by 1.1% to 98.6% from 99.7%.
  • The average days on market increased by 173.8% to 44 from 16.

 Monte Sereno

 Monte Sereno (houses only – small area so prices appear to jump around more due to few transactions each month) – take it with a pound of salt and use the town of Los Gatos as a better reference.

Los Gatos is a very complex real estate market because there are so many variables, including:

  • proximity to downtown (“walk to town” always a huge plus)
  • school district (“Los Gatos Schools” usually strongly preferred)
  • historic nature of homes & neighborhoods
  • slope and usability of the land
  • views
  • neighborhood amenities (cabana, nearby park, walkability)
  • access to popular venues and locations (parks, shopping, schools)
  • negative features such as busy roads, high voltage lines, being too close to freeways/trains, natural hazards such as earthquake faults etc.
  • type of sale (distressed or regular sale)

Often homes in Los Gatos will have some positive and some negative features, and the same goes for the location.
