Leo or Leona - the mascot of Los GatosThe Los Gatos real estate market is varied from one price point or school district to the next, but over all, this is a fairly stable period with some slight warming last month. Here are the current numbers, per my Los Gatos real estate report (click on the link for full information). The Los Gatos Mountains are a distinctly different market and as such are covered in a separate market update, updated less frequently than here, which shows live Altos charts for that area.

Los Gatos/Monte Sereno Real Estate Stats At A Glance

Year-Over-Year

  • Median home prices increased by 3.5% year-over-year to $1,905,000 from $1,840,000.
  • The average home sales price rose by 18.5% year-over-year to $2,187,250 from $1,846,140.
  • Home sales rose by 71.4% year-over-year to 12 from 7.
  • Active listings rose 19.5% year-over-year to 49 from 41.
  • Sales price vs. list price ratio rose by 2.0% year-over-year to 98.3% from 96.3%.
  • The average days on market fell by 41.1% year-over-year to 42 from 71.

Compared To Last Month

  • Median home prices improved by 10.1% to $1,905,000 from $1,730,000.
  • The average home sales price rose by 12.2% to $2,187,250 from $1,949,240.
  • Home sales down by 52% to 12 from 25.
  • Active listings increased 8.9% to 49 from 45.
  • Sales price vs. list price ratio dropped by 0.7% to 98.3% from 99.0%.
  • The average days on market dropped by 16.5% to 42 from 50.

The Los Gatos condo and townhouse market is pretty healthy overall, and remains in a hot sellers market. Don’t be fooled by big shifts in data – low inventory and a wide range of values within these properties can make the market appear to swing wildly when the market is actually stable. Take a look at the sales vs list price and you will see the percentage has remained close to 100% for many months. Sale price is stable from a year ago, and average turnaround is quick at 30 days. Inventory is low and must catch up with demand for there to be real, dramatic change in the market.

Year-Over-Year

  • Median home prices increased by 1.6% year-over-year to $980,000 from $965,000.
  • The average home sales price dropped by 9.1% year-over-year to $876,857 from $965,000.
  • Home sales rose by 600.0% year-over-year to 7 from 1.
  • Active listings rose 16.7% year-over-year to 7 from 6.
  • Sales price vs. list price ratio fell by 5.9% year-over-year to 101.0% from 107.3%.
  • The average days on market rose by 273.4% year-over-year to 30 from 8.

Compared To Last Month

  • Median home prices slipped by 6.6% to $980,000 from $1,049,000.
  • The average home sales price fell by 13.3% to $876,857 from $1,011,330.
  • Home sales up by 133.3% to 7 from 3.
  • Active listings dropped 12.5% to 7 from 8.
  • Sales price vs. list price ratio increased by 1.2% to 101.0% from 99.9%.
  • The average days on market increased by 49.2% to 30 from 20.

 Monte Sereno

 Monte Sereno (houses only – small area so prices appear to jump around more due to few transactions each month) – take it with a pound of salt and use the town of Los Gatos as a better reference.

Los Gatos is a very complex real estate market because there are so many variables, including:

  • proximity to downtown (“walk to town” always a huge plus)
  • school district (“Los Gatos Schools” usually strongly preferred)
  • historic nature of homes & neighborhoods
  • slope and usability of the land
  • views
  • neighborhood amenities (cabana, nearby park, walkability)
  • access to popular venues and locations (parks, shopping, schools)
  • negative features such as busy roads, high voltage lines, being too close to freeways/trains, natural hazards such as earthquake faults etc.
  • type of sale (distressed or regular sale)

Often homes in Los Gatos will have some positive and some negative features, and the same goes for the location.
