Here are the current numbers, per my Los Gatos real estate report (click on the link for full information). The Los Gatos Mountains are a distinctly different market and as such are covered in a separate market update, updated less frequently than here, which shows live Altos charts for that area.

Los Gatos/Monte Sereno Real Estate Stats At A Glance

Year-Over-Year

  • Median home prices increased by 8.7% year-over-year to $2,125,000 from $1,955,000.
  • The average home sales price dropped by 5.5% year-over-year to $2,225,900 from $2,356,230.
  • Home sales rose by 19.2% year-over-year to 31 from 26.
  • Active listings fell 0.0% year-over-year to 74 from 74.
  • Sales price vs. list price ratio fell by 2.5% year-over-year to 102.9% from 105.5%.
  • The average days on market fell by 25.9% year-over-year to 30 from 40.

Compared To Last Month

  • Median home prices slipped by 4.5% to $2,125,000 from $2,224,000.
  • The average home sales price rose by 3.9% to $2,225,900 from $2,142,080.
  • Home sales up by 138.5% to 31 from 13.
  • Active listings increased 10.4% to 74 from 67.
  • Sales price vs. list price ratio increased by 3.9% to 102.9% from 99.1%.
  • The average days on market increased by 44.2% to 30 from 21.

The Los Gatos condo and townhouse market is pretty healthy overall, and remains in a hot sellers market. Don’t be fooled by big shifts in data – low inventory and a wide range of values within these properties can make the market appear to swing wildly when the market is actually stable. While an average turnover at 12 days and average sales at 101.5% of list price are extreme and indicate a fiery hot seller’s market, that’s based on data from very few listings. Take a look at the sales vs list price and you will see the percentage has remained close to 100% for many months. Inventory is low and must catch up with demand for there to be real, dramatic change in the market.

  • Median home prices fell by 14.5% year-over-year to $1,056,000 from $1,235,000.
  • The average home sales price dropped by 2.5% year-over-year to $1,004,500 from $1,030,200.
  • Home sales rose by 80.0% year-over-year to 9 from 5.
  • Active listings rose 41.7% year-over-year to 17 from 12.
  • Sales price vs. list price ratio fell by 4.3% year-over-year to 101.5% from 106.0%.
  • The average days on market rose by 23.8% year-over-year to 12 from 10.

Compared To Last Month

  • Median home prices slipped by 19.4% to $1,056,000 from $1,310,000.
  • The average home sales price fell by 23.3% to $1,004,500 from $1,310,000.
  • Home sales up by 800.0% to 9 from 1.
  • Active listings increased 21.4% to 17 from 14.
  • Sales price vs. list price ratio dropped by 7.2% to 101.5% from 109.3%.
  • The average days on market increased by 98.1% to 12 from 6.

 Monte Sereno

 Monte Sereno (houses only – small area so prices appear to jump around more due to few transactions each month) – take it with a pound of salt and use the town of Los Gatos as a better reference.

Los Gatos is a very complex real estate market because there are so many variables, including:

  • proximity to downtown (“walk to town” always a huge plus)
  • school district (“Los Gatos Schools” usually strongly preferred)
  • historic nature of homes & neighborhoods
  • slope and usability of the land
  • views
  • neighborhood amenities (cabana, nearby park, walkability)
  • access to popular venues and locations (parks, shopping, schools)
  • negative features such as busy roads, high voltage lines, being too close to freeways/trains, natural hazards such as earthquake faults etc.
  • type of sale (distressed or regular sale)

Often homes in Los Gatos will have some positive and some negative features, and the same goes for the location.
