The 95129 area of San Jose, which is sometimes referred to as the “Cupertino Border” area and is generally part of “West San  Jose”, is highly desirable due to the excellent school scores in the Cupertino School District (which much of this zip code enjoys – but not all), well maintained homes and great commute location to companies such as Apple (headquartered in Cupertino). Today we’ll consider the real estate market activity for houses in this area today and in relation to recent history.
This data  will be automatically updated by Altos Research (to which I have a subscription) weekly. Altos uses list prices, not sales or sold prices, FYI.

Median List price for San Jose 95129

Median list price for last 12 months by price quartile

With the price quartile, it’s clear that while the various price points behave a little differently from one another, some have more exaggerated gains or losses.  The top tier of pricing had suffered the most with the declines, while the most affordable homes seem to have been impacted the least.

Average Days on Market for 95129

How long do houses stay on the market in the 95129 zip code?  Average Days on Market for all price quartiles combined, going back several years – you can see it’s all over the board.  Please notice the recent downward tick – I attribute this to the continued strong demand for Cupertino Schools.  I suspect it will continue to go down quite sharply unless we see a very large influx of homes for sale.

Interestingly, when looking at this info by price quartile, it appears that the most expensive properties are selling the fastest. They may be the best value right now.

Inventory of houses for sale in San Jose 95129

This data is always the same for all 4 percentiles so we’ll just look at it as a group. Here’s the inventory of homes for sale going back as far as Altos goes – about 2005.

Real Estate Market Chart by Altos Research

The almost painfully low inventory market sets up the stage for continued price increases. As with everything which sells, it’s all about supply and demand!
