Today we&#8217;ll look at the Williams area as compared to Almaden as a whole to see. First, the basic realty trends and stats for this nice section of Silicon Valley side by side for this year only (I pulled and crunched all of this data from MLSListings.com myself tonight, &#8220;deemed reliable but not guaranteed&#8221;):</p>
<h3>1. Comparison of the <strong>average price per square foot</strong> for all of Almaden (including the Williams area) with just the Williams area of 95120:</h3>

<p>While there is some fluctuation from one status to the next, at the end of the day there&#8217;s one number that matters the most, and that&#8217;s what actually sold and closed.  In the Williams area, homes have sold at an average of $418 per square foot while in Almaden generally (including this area), the price is $399 per square foot &#8211; about 5% less. This is tremendously important to understand if you are trying to purchase a home in the Williams area &#8211; homes there do, in fact, sell for more than in most parts (perhaps all parts) of the Almaden Valley.</p>

<p><strong><em>Months of inventory</em></strong> for San Jose 95120 (Almaden Valley or Almaden area) &#8211; six months is considered &#8220;balanced&#8221;, less a sellers market and more a buyers market.  It&#8217;s been pretty good in this corner of Silicon Valley, as you can see, except for the worst of the market in 2008-09 especially.</p>

<p>Note that the market in the Williams area has been a little harder hit than Almaden as a whole for the months of inventory. Why is that? My hunch is that it&#8217;s a couple of things: first and foremost, <strong><em>these homes are more expensive</em></strong>. The typical 4 bed, 2 bath home is about $1 million in Almaden generally but about $1,150,000 in the areas with the best schools, including Williams and Graystone.  The more expensive homes have been challenged by the financing regulations &#8211; these are not FHA homes and require a lot of cash down. Many would be move up buyers are stuck due to lack of equity.  A secondary reason may be the further commute.  Many buyers are more frugal now that gas is hovering near $4 a gallon.  Whatever the cause, these premier homes are not selling as well as many of their owners would like to expect.</p>

<p>Some areas and some types of sales are more frequently all cash than others.  Here are a few quick stats for the last month (last 30 days from today &#8211; numbers from MLSListings, crunched by me &#8211; disclaimer on good intentions but no guarantee):</p>
<ul>
<li>Santa Clara County: 20% all cash</li>
<li>San Jose (entire city): 24% all cash</li>
<ul>
<li>San Jose short sales: 33% all cash</li>
<li>San Jose bank owned or REO sales: 37% all cash</li>
<li>Short sales &amp; REOs were 48% of all sales in San Jose in the last month</li>
<li>Of SJ homes listed at $300,000 or less: 48% all cash</li>
</ul>
<li><a href="http://www.realtown.com/LiveInLosGatos/blog/los-gatos-homes/los-gatos-real-estate-market-trends-are-more-homes-selling-all-cash-now" target="_blank">Los Gatos &amp; Monte Sereno: zero sales all cash</a></li>
<li>Saratoga: 29% all cash</li>
<li>Almaden Valley area of San Jose: 14% all cash</li>
</ul>
<p>Some of these sales will have no financing and the new owners will occupy the home.  Particularly in lower priced homes, though, these are investor buyers who will be renting out the property.  This is often the case with the lower price distressed properties in particular.  In higher priced homes, some new owners will put financing on the property after close of escrow.</p>
<p>With the crazy new demands that keep coming at us from banks and new requirements being imposed on appraisers, now more than ever, cash is king.  That doesn&#8217;t mean that the cash buyer will get a deep discount, but there will be a slight one in most cases and certainly preferential treatment that will create a great advantage in <a href="http://sanjoserealestatelosgatoshomes.com/summary-of-tips-for-multiple-offer-situations-silicon-valley-real-estate-contracts/" target="_blank">multiple offer situations</a>.</p>

<p>Here are <em>a few quick facts</em> and observations about the San Jose and Santa Clara County real estate market for houses, condos and townhouses:</p>
<ul>
<li>It is a seller&#8217;s market for both houses and condominiums in Santa Clara County (homes are selling well and very close to list price on average)</li>
<li>The average and median sales price for houses &amp; duet homes is down month over month and year over year (properties that are selling are those which are priced lower)</li>
<li>For condos and townhomes, prices are up month over month (but down year over year).  The condo market here has taken a huge beating in recent years.</li>
<li>The market is not equally hot everywhere!  It&#8217;s red hot in Palo Alto, Los Altos, Cupertino, and areas nearby (Santa Clara, Sunnyvale, Mountain View).  It is also hot where there are low priced foreclosure houses which can be bought at bargain rates.  The move-up market has been tough entry level houses in the best school areas are very sought after right now.  (The market is decidedly cooler in Los Gatos and Almaden Valley.)</li>
<li>Homes that are selling best are completely remodeled and have no &#8220;issues&#8221; (such as high voltage lines, poor floorplan, proximity to something undesirable etc.) and priced aggressively  OR are distressed sales with great pricing</li>
</ul>
<p>In the best areas, or those with the hottest markets, we are seeing some multiple offers with overbidding.  At the same time, we are finding homes that look great but languish on the market due to some issue or another or pricing that&#8217;s not as competitive as it needs to be for today&#8217;s market (or both).<span id="more-4507"></span></p>
<p><strong>Sellers:</strong> <a href="http://sanjoserealestatelosgatoshomes.com/why-didnt-my-san-jose-home-sell/" target="_blank">if your home isn&#8217;t selling</a> and it&#8217;s had good exposure, plenty of photos etc. and been on the market for a month or more, see if there&#8217;s an issue that you can fix or mitigate.  Obviously you cannot move high voltage lines or a freeway, but if there are odors, clutter, or landscaping issues, it would be wise to fix them.  That failing, to get your house sold it will probably require a significant price cut.  The longer it&#8217;s been on the market without a price change, probably the deeper the adjustment will need to be.</p>
<p><strong>Buyers:</strong> tired of losing out on multiple offers?  That &#8220;perfect home&#8221; is the one that gets all the attention &#8211; but sometimes, just around the corner, there&#8217;s a property that with a little fixing could be just as sweet and that one can be purchased without so much competition or overbidding, so ultimately will cost you a lot less.  Every other buyer wants what you want: a turnkey home that <em>needs nothing</em> (inside or out).  But if you will push yourself a little and buy one which only needs one or two changes, you will find that your offer would be most welcome!</p>
<p>For instance, we know that right now (in these frugal times), <a href="http://sanjoserealestatelosgatoshomes.com/pools-saleabilityand-resale-value-in-silicon-valley/" target="_blank">many buyers do not want a pool</a> &#8211; probably because of the ongoing maintenance costs.  An in-ground pool can be filled for anywhere from $8000 to $20,000 or $25,000, depending on a lot of variables.  If you want to buy a home with less competition, find the house with a pool and be willing to take on removing or filling it and re-landscaping.   This is a fixable issue!</p>

		<title>Curb appeal and landscaping: will buyers want to come into your home?</title>

<p>A better approach than an apologetic rider sign is to <strong>tidy up the front of the home and yard</strong> so it gives a <em>great <a href="http://sanjoserealestatelosgatoshomes.com/selling-your-silicon-valley-home-make-sure-your-front-door-gives-a-great-first-impression/" target="_blank">first impression</a></em>.</p>
<p>If you are a potential seller, drive through your area (zip code, subdivision etc.) and have a look at the outside of other properties for sale which are generally similar to your own for size, pricing and so on. How&#8217;s the competition doing with <strong>curb appeal</strong>?  Pretend that you&#8217;re a Saratoga, Almaden or Cambrian home buyer.  Take notes.  What do you see?  Be brutal in your assessment and then take your observations back to your own home and keep the same standards.</p>
<p>First, pay attention to these <strong>landscaping elements in the yard</strong>:</p>
<ol>
<ol>
<li>The <strong>lawn</strong>, if there is one: is it green?  Weedy? Healthy? Does it have bare or dead spots? Is it level or &#8220;bumpy&#8221;?  Is it fairly uniform, or are there patches of various types of grasses in other areas, making the lawn uneven in color, texture, or density? Putting in fresh sod may give you a super &#8220;bang for your buck&#8221; or <em>return on investment</em>.Why does this matter? Because if your lawn looks neglected, buyers may wonder what else is neglected, too.<a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/03/Lawn-old-and-sod.jpg"><img class="alignnone size-full wp-image-3530" style="margin-top: 10px; margin-bottom: 10px;" title="Older lawn next to newly sodded area of grass: what a difference!" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/03/Lawn-old-and-sod.jpg" alt="" width="600" height="287" /></a></li>
<li><strong>Bushes and shrubs</strong> should not impede sidewalks, walkways or views of doors and windows.  Buyers will<em> feel crowded</em> if they sense that plants are blocking their passage or that of light!  The yard, like the home, needs to feel uncluttered. As you look at the other homes&#8217; yards, do the bushes look appealing or unruly? Are they a help or a hindrance to the home&#8217;s curb appeal?  Many buyers do not like ivy or juniper, by the way, unless they are exceedingly neat and in small quantities.<a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/03/Bushes-overgrowing-walkway-smaller.jpg"><img class="alignnone size-full wp-image-3532" style="margin-top: 10px; margin-bottom: 10px;" title="Bushes overgrowing walkway " src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/03/Bushes-overgrowing-walkway-smaller.jpg" alt="" width="600" height="426" /></a></li>

<li><strong>Color</strong>:  bright annuals with colorful flowers make a home far more inviting.  Is the yard solidly green? (All lawn and bushes?)  It can be spiced up with <em><strong>flowering plants and bushes</strong></em>.  If room is an issue, at the very minimum sellers could add color spots by the front door. Luckily, in Silicon Valley we enjoy a sub-tropical climate and even in winter there are annuals that can pack a nice punch of color.<a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/03/Colorful-Flowers-Collage.jpg"><img class="alignnone size-full wp-image-3534" style="margin-top: 10px; margin-bottom: 10px;" title="Colorful Flowers Collage" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/03/Colorful-Flowers-Collage.jpg" alt="" width="600" height="124" /></a></li>
<li><strong>Stuff in the yard</strong>: what are homeowners doing with hoses, watering cans, front porch furniture or kids&#8217; toys?  Ideally, hoses and other items not in use will be curled up or otherwise pretty much out of sight. (Worst case &#8211; laying across walkways, inviting disaster as home buyers trip!)  Yard gnomes etc.: don&#8217;t. Seriously.</li>
</ol>
<p>Next, <strong>have a look at the building itself</strong>.  How well maintained and attractive is the house, townhouse or condo and garage?  If the view of the structure is unappealing, Silicon Valley home buyers may never cross your threshold to see how great the interior is!</p>
<p>Check these items:</p>
<ol>
<li><strong>Paint</strong> &#8211; is it in good condition?  Wood tends to need painting about every five years, stucco closer to ten.  If paint is peeling or looking faded, at the very least it should have some &#8220;touch up&#8221; work done.  If it&#8217;s just dusty or sports a few spider webs or the like, perhaps a power washing will do the trick.  Peeling paint screams that &#8220;this house has <a href="http://activerain.com/blogsview/674989/deferred-maintenance-can-be-deadly-check-your-furnaces-inspect-your-homes-" target="_blank">deferred maintenance</a> and is neglected&#8221;.</li>
<li><strong>Doors and windows</strong>:  should be fully visible without bushes or other objects obstructing passage or the view of light.  They should look impeccably clean and function easily.  The hardware should sparkle.  A clean doormat is helpful too.A few months back I saw an MLS comment for agents advising that the door knob sticks and if this happens to use the large rock nearby to make it open. Bad, bad, bad. Sellers need to make their doors open smoothly &#8211; again, buyers will worry about what else doesn&#8217;t work right if the obvious stuff doesn&#8217;t!</li>
<li><strong>Gutters,</strong><strong> downspouts</strong> <strong>&amp; roof</strong> &#8211; first look to see if there<em> are</em> gutters and if there&#8217;s coverage over the doorways especially. These components age and can leak at the seams if not well maintained.  Do you see rust at the seams?  If there are screens to keep leaves out, are they in place or have they moved and look a little off?  Small things like that can again send a wrong signal that your home is not well cared for when in fact it may actually be in great shape.Do the downspouts have any issues? Does the water simply dump out at the foundation? (If so, is there moss to address?)  If there are extenders, do they create any tripping hazards?The roof can accumulate stuff &#8211; particularly leaves in the autumn.  View the roof and gutter for buildup of debris, moss, etc.  Sometimes there&#8217;s so much accumulation of organic material in the gutters and roof area that grass and weeds begin to spring up.  I have even seen this on a home for sale!</li>
<li><strong>Front porch:</strong> if the property enjoys a front porch, it&#8217;s a good idea to play it up with appropriately sized and welcoming furniture, if possible.  Often porches in newer houses or homes are not super big, so bistro sized tables &amp; chairs may be the best best. It may also be a good play for color spots &#8211; bowls with colorful annuals to welcome visitors in.</li>
</ol>
<p>Once you&#8217;ve found several homes in your neighborhood which are your property&#8217;s competition and have noted their curb appeal, go back to your own residence and see how yours stacks up in all these areas.  Write a list of what needs to be done.  You may need to call in some outside help to get things in top shape, but this is normally both time and money well spent in getting you the best sales price for your home.  This is true whether you&#8217;re selling a luxury home or a distressed property &#8211; a home that appeals to buyers will have a much better chance of selling faster and for top dollar than one which looks a bit neglected.</p>
<p><strong><em>Finally:</em></strong> many sellers make a huge effort to put their home in great condition prior to going on the market, but once there, they sometimes let it slip.  Bushes or hedges become overgrown, patches of the lawn are too dry and begin to brown, or the yards generally become a little neglected.  Don&#8217;t do this &#8211; every serious buyer who sees a neglected yard will wonder what else has been neglected too!  Nervous or worried buyers write lower offers than those who are confident &#8211; so keep the yards up so you have your best <a href="http://sanjoserealestatelosgatoshomes.com/preparing-your-silicon-valley-home-to-sell-and-return-on-investment/" target="_blank">return on investment</a>.</p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/06/Scenic-Silicon-Valley1.jpg"><img class="alignright size-full wp-image-4216" style="margin: 2px 6px;" title="Scenic Silicon Valley" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/06/Scenic-Silicon-Valley1.jpg" alt="Scenic Silicon Valley" width="300" height="191" /></a>If you arrived into Silicon Valley via Highway 101, driving south from San Francisco, you might believe that the Santa Clara Valley, the San Jose area and Silicon Valley as a whole has got to seem to be the ugliest place on earth.  Although heavily traveled, that is<em> not </em>the &#8220;scenic route&#8221;.</p>
<p>So, too, if you are <strong>looking for a place to live</strong> and are groping to find a place that is reasonably priced, fairly safe and not a terrible commute distance.  You might not even have &#8220;is nice looking&#8221; on your wish list.  You might not think it&#8217;s possible if all you ever see are the ugly concrete tilt-up buildings in north San Jose, Santa Clara, Alviso, or anywhere along the 237 corridor.  That area is an architectural wasteland.</p>
<p>Let me assure you: <em><strong>there are a lot of beautiful places in Silicon Valley where you can rent or buy a home</strong></em>.  But how do you find them?  It helps a lot to have a local give you a few pointers.  I&#8217;ll give you some tips today on finding a scenic place to live.</p>
<p><strong>Hills</strong> &#8211; An easy way to find a scenic location to make your home is to settle <strong><em>near the hills</em></strong>, especially those in the west valley (the Santa Cruz Mountains or the Coastal Range) as they are green year-round.  Communities at the base of the west valley foothills include, in Santa Clara County, Palo Alto, Los Altos, Los Altos Hills, Cupertino, Saratoga, Monte Sereno, Los Gatos, and the Almaden Valley area of San Jose.   All of these areas are adjacent to the hills or mountains and offer far better than average schools (many of them qualify as great &#8211; <a href="http://sanjoserealestatelosgatoshomes.com/what-does-it-cost-to-buy-a-4-bedroom-2-bath-home-in-silicon-valley-with-good-school/" target="_blank">compare costs between these areas</a>).<span id="more-4210"></span></p>
<p>Of course, if you go<strong><em> into the hills</em></strong> instead of just being near the base of them, there will be valley views as well.  If you go to the summit area of the Santa Cruz Mountains, you could really luck out and get a 360 degree view of the Monterey Bay on one side and the valley and San Francisco Bay on the other.  (But that would not likely be a short commute to most of Silicon Valley.)</p>
<p>In San Mateo County, there&#8217;s Menlo Park, Redwood City,  Belmont, Hillsborough&#8230;most of these communities are more scenic as you go closer into the hills.  Some even offer a view of the San Francisco Bay.</p>
<p>In<strong> the east foothills of San Jose</strong>, there are many lovely areas too.  Among my favorite are the old section of Alum Rock (with beautiful <a href="http://sanjoserealestatelosgatoshomes.com/beautiful-spanish-style-homes-for-sale-in-silicon-valley/">Spanish style houses</a> up near the country club), some of the rural areas of the Berryessa district in San Jose and the southern part of Evergreen (near Silver Creek and the Villages).</p>
<p><strong>Other hills and knolls -</strong> the coastal range and east foothills aren&#8217;t the only areas with a higher elevation and views.  Think of the Santa Teresa Foothills Blossom Valley, Santa Teresa areas), Communication Hill (Blossom Valley, Willow Glen), or the occasional small little hill such as Lone Hill in the Cambrian district of San Jose.  You don&#8217;t have to get very high up to have a great view.  Look at the terrain maps for small elevations and check those areas out!</p>
<p><strong>Waterways -</strong> In addition to the mountains, there are many scenic spots in Silicon Valley alongside rivers, creeks and streams.  When I was a newlywed (back in 1985), my husband and I lived alongside Stevens Creek &#8211; that is, the waterway, not the major road &#8211; in Sunnyvale.  The apartment complex had a number of units overlooking the creek and there were tons of trees providing a great, green view.  You can check out that apartment complex online &#8211; it&#8217;s called <a href="http://www.essexapartmenthomes.com/apartment/brookside-oaks-sunnyvale-ca-60x20gt39051" target="_blank">Brookside Oaks</a>.</p>

<td>Newcomers may not know that the San Francisco Bay doesn&#8217;t have many great waterfront areas in the south bay; they wonder why I don&#8217;t suggest purchasing a bayfront home since part of San Jose touches the far southern end of the bay.&nbsp;</p>
<p>Alviso, once its own town but now part of San Jose, was a shipping port in the 1800s and had a busy marina back before railroads found their way to the region.  (Good, concise <a href="http://en.wikipedia.org/wiki/Alviso,_San_Jose,_California" target="_blank">article on the history of Alviso on Wikipedia</a>.)</p>
<p>Eventually the tidal, marshy waters gave way to salt ponds (see <a href="http://www.environmentalgraffiti.com/featured/san-francisco-incredible-stained-glass-salt-ponds/14109" target="_blank">images of salt ponds</a> from the sky) in both Alviso and neighboring Milpitas, so the Alviso marina now guides boaters to the bay through a long, winding slough.  It&#8217;s not terribly scenic.</td>

<div>There is <strong>salt pond restoration project</strong> underway, I&#8217;m happy to report.  Just recently some of the freshwater from the Guadalupe River was allowed into one of the salt ponds in Alviso.  They are going to very slowly reclaim the marsh for its natural habitat, exercising caution to make sure  the ecosystem does well with the transition.</div>

<p>Back to the <strong>bayfront housing</strong>:  you can get waterfront homes in <em><strong>Redwood Shores</strong></em> and <em><strong>Foster City</strong></em>, which are on the north end of &#8220;Silicon Valley&#8221; on the Peninsula.  Many of those areas are on landfill, and although well compacted, that fill is sitting on old bay mud.  Some structures in those areas have had problem with an undue amount of movement.  Others have had salt water get to their foundations, which can cause the re-bar inside to rust (making the foundation far less strong).  Both communities are super clean and attractive (I have sold homes in both).</p>
<p>Not quite Silicon Valley, <strong>Santa Cruz</strong> does offer many really lovely places in which to live too &#8211; great views from many spots.  Adjacent to Neary&#8217;s Lagoon there are apartments, townhouses (some of which are for rent) and low income housing too.  It&#8217;s a very scenic part of Santa Cruz and just about a mile from the beach on foot.  A few high rise buildings, such as the condo complex on Broadway, feature views of the Santa Cruz Beach Boardwalk and the Monterey Bay.</p>
<p><strong>Flatlands</strong> &#8211; not to worry if you strike out with the hills and waterways.  There are still many lovely areas in Silicon Valley that are not included in those areas.  One is the beautiful San Jose neighborhood known as <em><strong>The Rosegarden</strong></em>. It is centrally located, with a great wide open space at the park, and loads of lovely older homes with tons of character.</p>
<p>If you enjoy classic architecture, you might check out a few areas closer to downtown San Jose: Naglee Park, Vendome area and Japantown.</p>
<p>Outside of San Jose, there are scenic <a href="http://www.move2siliconvalley.com/blogs/mary_pope-handy/archive/2009/9/11/urban-living-neighborhoods-in-silicon-valley-and-the-san-jose-area.aspx" target="_blank">urban living</a> or <strong><em>downtown areas</em></strong> in the Willow Glen part of San Jose, downtown Campbell, downtown Saratoga, downtown Los Gatos, downtown Mountain View, downtown Menlo Park, downtown San Mateo, downtown Los Altos and of course the great magnet of them all, downtown Palo Alto.</p>
<p>In some of these places, the downtown area is also right up against the hills &#8211; and that is truly beautiful!  (Think Los Gatos, Saratoga, Los Altos, Menlo Park.)  One nice townhome community in Saratoga has both green views within the complex, is right next to the coastal foothills and is just steps away from downtown Saratoga.  The area has top rated schools too.  If interested, check out<a href="http://sanjoserealestatelosgatoshomes.com/saratoga-oaks-townhouse-community-near-downtown-saratoga-village/" target="_blank"> Saratoga Oaks</a>.) And don&#8217;t miss either Japantown or Santana Row for urban living!</p>
<p>Silicon Valley has a number of neighborhoods with great ambiance despite the absence of either hills <em>or</em> a quaint downtown.  Santa Clara&#8217;s &#8220;old quad&#8221; neighborhood (located near Santa Clara University) is just such a spot.</p>
<p>And, of course, there are spots in Santa Clara County with stunning golf courses, <a href="http://sanjoserealestatelosgatoshomes.com/santa-clara-county-parks-an-introduction/" target="_blank">parks</a> or heavily wooded or open areas that may not belong to the public but which create lovely vistas nonetheless.  A few orchards still dot Sunnyvale, San Jose, Saratoga and other parts of the valley. (New townhouses on Bersano Lane in Los Gatos are on a hill overlooking Lake Vasona. Beautiful views!)</p>
<p>For scenic <strong><a href="http://sanjoserealestatelosgatoshomes.com/what-are-the-options-for-senior-housing-in-silicon-valley/" target="_blank">senior housing</a></strong>, a retirement home or residential care facility for the elderly (which can mean independent living, assisted living, nursing or other), quite a few spots enjoy scenic views also:  <em>Belmont Village</em> in San Jose looks out over <a href="http://sanjoserealestatelosgatoshomes.com/santana-row-upscale-urban-san-jose-neighborhood/" target="_blank">Santana Row</a> on one side and the Winchester House on another; <em>the Atrium</em> in San Jose&#8217;s Blossom Valley has views of Mt. Umunhum; <em>Saratoga Retirement Community</em> enjoys a lovely campus but also is in among gently rolling hills and has a view of the Santa Cruz Mountains; <em>the Villages</em> in San Jose&#8217;s eastside community of Evergreen sits among lovely rolling hills and a golf course in the middle.</p>
<p>Many people <a href="http://www.move2siliconvalley.com" target="_blank">relocating</a> to the San Francisco Peninsula or the South Bay come from areas where homes cost half as much and seem to be twice as big, where there may not be so much congestion and where there is more open space.  We <em>do</em> have places like that, but it&#8217;s important to let whoever&#8217;s helping you know that this is important.    Whether you&#8217;re here to rent an apartment or purchase a townhouse or condo, it can be in a scenic place.  You just need to find them!</p>

Today, though, we&#8217;ll check in on <strong><em>Santa Clara County</em></strong> as a whole, which is home to 1.8 million people and many diverse markets.</p>
<p>The number of homes being sold in Silicon Valley is trending upward now. Prices, though, while higher than a month ago are down about 5.4% from a year before. Let&#8217;s see it visually:</p>

It is a fairly intimate neighborhood with 156 homes.</p>
<h3>Where is the Oaktree Park neighborhood?</h3>
<p>The Oaktree Park subdivision is within the boundaries of Meridian Avenue, Redmond Avenue and Mcabbe Road on three sides and the Jeffrey Fontana Park on the north side.</p>
<p>The census bureau (and perhaps also the city of San Jose) has attributed names to some parts of Almaden and this neighborhood falls into the <em>Crossgates</em> section.  I do not believe that most residents refer to this area that way, though.  Perhaps more likely they&#8217;d call it part of the greater Fontana Park neighborhood.</p>

<h3>What schools serve the Oaktree Park neighborhood in San Jose?</h3>
<p>The public schools for Oaktree Park are within the <em>San Jose Unified School District</em>:</p>
<p>Los Alamitos Elementary School (API 916 in 2010)<br />
Castillero Middle School (API 806 in 2010)<br />
Pioneer High School (API 823 in 2010)</p>
<p>Los Alamitos Elementary and Holy Spirit Elementary (Catholic) are both just a couple of blocks from Oaktree Park.  Additonally there are 2 preschools really close too:  Precious Preschool and Shepherd of the Valley Lutheran Preschool.</p>

<h3>What are homes like in Oaktree Park?</h3>
<p>Homes in Oaktree Park are single family dwellings &#8211; all detached houses (no townhouses or condominiums).  These are primarily ranch style or two story ranch style houses, built in the early 1970s  on lots of about 8000 to 9000 square feet, though a few are more than that.  Interior size runs between about 1600 square feet to about 3000 square feet (if added on). Prices may be in the mid 600s for a smaller home, needing work and a less desirable location (such as on a busy road or immediately adjacent to the high voltage power lines that run through the park) to perhaps a little over a million dollars for a beautifully updated or rebuilt larger home in an ideal location within the neighborhood.</p>
<h3>Oaktree Park Neighborhood fun: the cabaña, clubhouse, swim team and parks</h3>
<p>The cabaña and community grounds are located on Crestoak Court (where a large oak tree did once stand).  The swim team, the Sharks, serve children up to age 18.</p>
<p>The HOA has a &#8220;<a href="http://www.oaktreeparkcabanaclub.com/pages/public/new_neighbors.html" target="_blank">welcome new neighbors</a>&#8221; page with some great information on nearby amenities.</p>
<p>There&#8217;s a huge amount of open space and parkland adjacent to Oaktree Park, with both trails for walking, biking or rollerblading as well as expanses of lawn and natural open spaces which invite deer and other indigenous wildlife.  Nearby parks include the Jeffrey Fontana Park, the Guadalupe Oak Grove Park  just beyond that and the TJ Martin Park a little to the west of these two.  These three parks are connected and provide a fabulous network of trails.</p>
<p>Turnover is pretty low in this neighborhood as residents appreciate the access to the community pool, the parks, schools, shops and commute venues.  In many ways, this tidy little neighborhood offers the very best of Almaden: community, multiple reasons to be outdoors and a pretty location with lovely views.</p>

It is fairly convenient for commuting as it&#8217;s not too deeply into the San Jose area of <a href="http://sanjoserealestatelosgatoshomes.com/category/neighborhoods/almaden/" target="_blank">Almaden Valley</a>.  About 500 residents call this beautiful neighborhood home.</p>

<p>In addition to the pleasant vistas, the Montevideo home owners and residents enjoy the <strong>cabaña</strong>, which includes a community pool, clubhouse, recreation grounds (shuffleboard, volleyball court and more), a fun swim team for kids.   There are very few cabañas in the west valley, so this is a big draw.</p>
<p>Adjacent is the very highly regarded <strong><a href="http://www3.unionsd.org/guadalupees/site/default.asp" target="_blank">Guadaulupe Elementary School</a></strong>, which can boast API scores in the 900s (it was 930 in the 2010 study).<span id="more-4129"></span></p>
<h3>Where is the Montevideo neighborhood located?</h3>
<p>The Montevideo neighborhood is situated close to the intersection of Camden Avenue and Coleman Road (not quite to Redmond Avenue) in southwest San Jose (Almaden area, zip code 95120).  The development was built in two phases &#8211; the map below shows in a darker green the &#8220;Montevideo 2&#8243; area.  The lighter area was the original Montevideo tract.</p>

<p>The Montevideo neighborhood is just across Coleman Road from the also-very-desirable <a href="http://sanjoserealestatelosgatoshomes.com/meet-the-oak-canyon-neighborhood-of-almaden-valley-in-san-jose/" target="_blank">Oak Canyon neighborhood of Almaden</a>.</p>
<h3>Which schools serve the Montevideo community?</h3>
<p>The Montevideo area is part of the <strong><em>Union School District</em></strong> and the <em><strong>Campbell Union High School District</strong></em>.  (<a href="http://api.cde.ca.gov/AcntRpt2010/2010GrthAPICo.aspx?cYear=2009-10&amp;cSelect=43,SANTA,CLARA" target="_blank">School API scores</a> below can be found on the County List of Schools API Scores for 2009 &#8211; 2010 here.)  It should be noted that Union Schools have been &#8220;trending upward&#8221; for the last few years and that trend is not anticipated to change.</p>
<p>Elementary:  Guadalupe Elementary School &#8211; API 930</p>
<p>Middle:  Castillero Middle School &#8211; API 806</p>
<p>High School:  this is an &#8220;open area&#8221; and students here may attend either Leigh High School  &#8211; API 817 &#8211; or Branham High School &#8211; API 781 &#8211; (you can choose).</p>
<h3>What are homes like in Montevideo? What do they cost?</h3>

<p>The Montevideo neighborhood was built by Schulte-Blackwell in the mid to late 1960s on land which used to be vineyards for the wine making endeavors of the Jesuit Novitiate in Los Gatos (<a href="http://www.realtown.com/LiveInLosGatos/blog/los-gatos-history/a-little-known-hero-with-ties-to-los-gatos" target="_blank">the Society of Jesus</a>, a Catholic religious order of priests and brothers).  The terrain is flat in most areas and gently rolling hilly areas in others.  Some of them have mountain or valley views.</p>
<p>The community is comprised of detached, single family homes, primarily ranch style or two story houses, with a few split level homes, featuring attached 2 car garages.   The smallest dwellings are around 1400 to 1600 square feet and the largest ones usually no more than 2600 or 2800 SF (unless they were added onto).  Most are situated on lots of about 8000 square feet, but some are a hair under 7000 on the small side or closer to 10,000 (with a few exceptions that are bigger) on the large side.</p>
<p>Purchasing real estate in Montevideo is usually a <em><strong>&#8220;move up&#8221;</strong></em> buy as prices run from the mid $700s (if small, distressed, or needing a lot of work) to the $800,000s on the low end up to the low $1 million price range on the high end, depending on many variables (size of home and yard, view, proximity to busier roads or the school, etc.).  Most of these are owner occupied and the neighborhood does display the pride of ownership which is apparent in many better neighborhoods.  (To read up on <a href="http://www.popehandy.com/selling/sellingandbuying.html" target="_blank">how to sell one property and buy another</a>, please read my article on that topic on my popehandy.com website.)</p>
<p>The Montevideo Improvement Association has a blog where you can <a href="http://blog.miahomeowners.com/" target="_blank">read more about the community</a>, <a href="http://www.miahomeowners.com/archives/montevideo_brochure.pdf" target="_blank">view the original brochures</a> when the subdivision was created and the first homes sold,  find out about pool hours and renting the cabaña, and learn how to access the association documents if purchasing a home there.  There aren&#8217;t a lot of updates on the blog but still the site has a wealth of general information.</p>

<p>For people working in<em> <a href="http://sanjoserealestatelosgatoshomes.com/category/neighborhoods/central-san-jose/" target="_blank">downtown San Jose</a></em>, it is also fairly convenient &#8211; it&#8217;s almost a straight shot up either Almaden Expressway or Highway 87 to get into the downtown area, often just a 20 to 30 minute commute.</p>
<p>Within Silicon Valley, Almaden is regarded as a high-end neighborhood and very desirable. In this post we&#8217;ll discuss the geography of the valley, the advantages and disadvantages of being in Almaden, the public schools in 95120, the market conditions for the luxury homes there and finally you&#8217;ll be able to browse a list of luxury &amp; estate homes for sale in the Amaden area of Silicon Valley. <span id="more-3349"></span></p>
<p><strong>The geography of the valley: </strong></p>
<p>There are no shortage of <a href="http://sanjoserealestatelosgatoshomes.com/what-to-consider-when-buying-a-hillside-home-in-silicon-valley/" target="_blank">hillside homes</a> in this enclave of southwest San Jose. To the west lies the Santa Cruz Mountains, with the nearby peak of <a href="http://sanjoserealestatelosgatoshomes.com/mount-umunhum-access-and-restoration/" target="_blank">Mt. Umunhum</a> looking over the valley. To the east sits the much lower and grassier Santa Teresa Foothills.  The oldest part of Almaden, ironically called New Almaden, is at the <em>bottom</em> of the v-shaped valley.  Continue further through the Cinnabar Hills and drive long enough and you&#8217;ll find yourself in Morgan Hill!</p>
<p><img class="alignleft" style="margin: 2px 5px;" title="Almaden Valley area of San Jose" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2008/11/almaden-valley-map.jpg" alt="" width="400" height="295" /><strong>Advantages and Disadvantages:</strong></p>
<p>One of the <em>big advantages</em> of purchasing a luxury home in San Jose&#8217;s Almaden Valley is that ordinarily you can get a little more &#8220;house for the money&#8221; then if you were purchasing similar real estate in Los Gatos, Monte Sereno or Saratoga (let alone Palo Alto or Los Altos).   Often, too, the homes are a little younger (though not always). In the southernmost tip, there&#8217;s quite a bit of equestrian property, too.  <strong>San Jose is a wonderful city for children</strong>, and one of the main drivers for <a href="http://sanjoserealestatelosgatoshomes.com/buying-selling-and-moving-homes-with-kids-in-silicon-valley/" target="_blank">people and families moving</a> there is the <strong>quality of life </strong>for kids.  That makes <em><strong>San Jose real estate</strong></em> prized everywhere, but especially in this southwestern enclave.</p>
<p>One of the <em>potential disadvantages</em> is that like any small valley, it can heat up in summer and traffic can sometimes be a little more tangled. Luckily, though, luxury homes are virtually always air conditioned and there are many alternate routes, so these are not insurmountable issues.</p>
<h3>Schools in Almaden</h3>
<p>The public school situation needs a little bit of explaining as it tends to confuse most newcomers.  (Please find the <a href="http://api.cde.ca.gov/AcntRpt2010/2010GrthAPICo.aspx?cYear=2009-10&amp;cSelect=43,SANTA,CLARA" target="_blank">2010 API scores for Santa Clara County</a> here.)</p>
<p>In the 95120 zip code, there are three different school districts at play, and the schools run from good to great:</p>
<ul>
<li>most of Almaden belongs to the San Jose Unified School District (which includes both elementary, middle and high schools)</li>
<li>some of Almaden, though, belongs to the Union School District (elementary and middle schools) and the Campbell Union High School District (Montevideo, <a href="http://sanjoserealestatelosgatoshomes.com/meet-the-oak-canyon-neighborhood-of-almaden-valley-in-san-jose/" target="_blank">Oak Canyon</a> &amp; nearby neighborhoods)</li>
<li>and a tiny sliver, including just a few streets close to Hicks Road, actually belong to the Los Gatos School District and the Los Gatos-Saratoga Union High School District</li>
</ul>
<p>Within San Jose Unified, all the local elementary and middle schools are very good.  At the high school level, though, there&#8217;s a big difference between the API scores at Pioneer (823 in 2010) versus those at Leland High School (890).  So often, home buyers of high end housing will prefer a more southern location in Almaden to secure places at Leland.</p>
<h3>How&#8217;s the market for high end homes in San Jose&#8217;s Almaden Valley 95120? San Jose Real Estate &amp; The Almaden Market</h3>

What&#8217;s the impact on <a href="http://sanjoserealestatelosgatoshomes.com/buying-a-silicon-valley-home-consider-resale-value/" target="_blank">resale value</a>?   <strong>The common wisdom is that it depends on the amount of yard or lot size, the price point and the location of the residence.</strong> When a pool takes up the majority (or virtually all) of the back yard, most often it makes the property undesirable to buyers &#8211; at least to <em>most</em> home buyers &#8211; and that, in turn, causes the sales price to slip a bit.  It used to be that pools were almost a given on more expensive residential real estate, particularly if there is a lot of land.  Today I ran the numbers, though, and it appears that things have changed.  Below please find the &#8220;months of inventory&#8221; for homes with and without pools and note that it is very consistent, in the fields I checked, that <em><strong>it&#8217;s now harder to sell a home with a pool than without</strong></em></p>

<p><span id="more-4020"></span>Truthfully, this came as a bit of a surprise to me since many of the <a href="http://sanjoserealestatelosgatoshomes.com/luxury-homes-and-estates-for-sale-in-the-almaden-valley-area-of-san-jose/" target="_blank">luxury properties</a> in Almaden, Los Gatos, Saratoga, Monte Sereno and nearby areas do include pools, especially if they&#8217;re on a half acre lot or more.  In the past, I remember high-end buyers not wanting to purchase a larger, estate home if there wasn&#8217;t already a pool in place since it&#8217;s such a mess (and noisy, and expensive) to go through the construction of one.  Lately, though, my high-end buyers (properties upwards of a million dollars) are fairly adamant that they <em>do not want a swimming pool</em>. Many of them don&#8217;t want the upkeep costs or chores and have told me that they would not use it enough to make it worthwhile.</p>
<h3>What about luxury home buyers and pools in Silicon Valley?</h3>
<p>I wanted to see if it changed when the data was viewed <em>in light of pricing</em> and not just acreage or lot size, so to finish up this study, I looked at regular sales of <strong>houses listed at over $2,000,000 in Santa Clara County</strong> (the San Jose area) &#8211; these are considered <strong>luxury homes</strong> here.  For houses without pools, the months of inventory was 5.4 (not terrible, still less than the 6 months which NAR calls a <em>balanced market</em>) but for homes with pools, it was up to 6.8 months of inventory. That&#8217;s a significant difference and is in line with what we saw when the question was put with the amount of land involved.  Generally speaking, buyers would prefer to not have a pool, even in the higher priced subsets of the market.  (My advice: run the numbers for your own home&#8217;s micro market and see. It&#8217;s possible that this may not apply in your case.)</p>
<p>This still didn&#8217;t sit quite right with me since I&#8217;ve known the most expensive homes to all have pools, so I spent some time looking at homes in Los Gatos, Monte Sereno and Saratoga. I was interested to know if homes with pools were still harder to sell and had a lower resale value, as appears to be the case in more normally price houses.</p>
<p>First I looked again at larger lots &#8211; half an acre to about an acre and a half &#8211; in all three areas combined.  It was inconclusive but basically there were 102 of them for sale now and 12 which have closed in the last month (so 8.5 months of inventory).  Of those on the market, 56 had pools and 46 didn&#8217;t.  This was too broad given the variety of zip codes and school districts, so I narrowed it to just Saratoga with only Saratoga schools.  For those in this area, just 3 have sold and closed in the last month with no pool (averaging about $1,850,000) but 9 have closed with a swimming pool (averageing about $2,735,000).  The average square footage of a house without a pool was 3482, but the average house size of places with a pool was 4309.  It does appear that homes with pools do sell for more, but also that in general, these are larger homes.  Since 3/4 of those sold in this segment of the Saratoga market do have pools, it would be hard to say that buyers are rejecting homes with pools.  Of course, a 4300 SF house in Saratoga with Saratoga Schools is much different than a house in Willow Glen with San Jose schools &#8211; just underlines the fact that the real estate market is comprised of many micro markets.  What is true for the county as a whole may not be the case for luxury properties in Los Altos, Saratoga, or Almaden Valley.</p>
<h3>Why do pools hurt the odds of selling for most houses in the San Jose area?</h3>
<p>Bigger studies would need to be done to thoroughly address the question of why swimming pools appear to hurt saleability for most residential real estate (the very high end excluded).  But I will venture a couple of guesses.  First, there are weather issues.  Last summer was cool and this winter doesn&#8217;t seem to want to end. Pools are probably a lot more appealing when there&#8217;s significant doses of hot weather.  Second, we are  still recovering from a <em>very tough recession</em>, so the new frugality  which is currently fashionable and which has become a way of life for so  many of us may be impacting the perceived value of in ground pools,  too.  This may change as we move more into the recovery and when our unemployment isn&#8217;t just over 10%.</p>
<h3>Selling a home with a swimming pool</h3>
<p>Home owners, it&#8217;s important to realize  that  although you may have enjoyed and treasured your pool, for buyers  it  may be viewed as a liability &#8211; an expense to have it removed or to maintained.  To <a href="http://www.sellingyourhomeinsiliconvalley.com" target="_blank">get the best deal for your home</a>, you&#8217;ll want to try to mitigate the buyer&#8217;s concerns since <strong><em>worried buyers will pay less</em> and <em>confident buyers will pay more</em> for your property</strong>. Solar panels make it less expensive to   maintain, and therefore more acceptable to consumers worried about power bills.  Families with small children   may be concerned about safety issues, so having a great child-proof   fencing system may provide them peace of mind.  You could, as a   negotiation strategy or selling bonus, throw in one year of pool service   from your favorite provider too, since they may feel ill-equipped to take on the maintenance of a pool as soon as they move in.  A <a href="http://www.popehandy.com/selling/homewarranty.html" target="_blank">home warranty</a> with pool coverage will also provide peace of mind and a sense of a safety net should things go wrong.</p>

<p>Pools, like every other element of the house and yard, need to be in pristine, sparkling condition if you want to maximize the sales price of your property.   When home buyers, especially first time home buyers, see missing tiles, obvious rust stains, rampant algae, leaking pool equipment or other problems, they see both work to be done and dollar signs.  This is even more true if there are no pre-sale inspections.  Don&#8217;t provide reasons for your home&#8217;s buyer to be worried &#8211; buying a home at all is worrisome enough!</p>
<h3>Should you remove the pool before putting your house on the market?</h3>

<p>Some home sellers may opt to get rid of the pool before selling.  That can be a good idea, especially if the back yard is really small, but it needs to be done correctly.  Recently I was house-hunting with some clients in the Almaden Valley area of San Jose and we saw a backyard where the pool was left completely in place, but filled with dirt and planted with grass.  I assure you, that was a terrible idea because now buyers see it as twice as much trouble (and cost) to rectify.  <strong><em>Home buyers</em></strong>, if you are neutral on buying  with or without a pool, you may find it far easier to purchase property  that has a pool as it seems that there will be less competition for it.  If you want a pool, you are in luck right now!  Market  conditions change and three or four years from now, when we are in a  more recovered economic status, pools may again be the hot ticket.  This  is a great opportunity to buy a house with a pool while there&#8217;s less  competition! Until recently I had <em>never</em> seen a <strong>dampwood termite</strong> in this area but a few months ago I caught sight of  a dead one at the <a href="http://sanjoserealestatelosgatoshomes.com/the-almaden-winery-neighborhood-of-san-jose/" target="_blank">Almaden Winery neighborhood</a> (on the Cambrian and Almaden border) when our pest inspector, Miguel Torres from <a href="http://www.thrashertermite.com/" target="_blank">Thrasher Termite</a>, noticed it.  Luckily there were no live dampwoods to be found! I thought it was a weird fluke.</p>
<p><a href="../wp-content/uploads/2011/05/dampwood-termite.jpg"><img class="alignright" style="margin: 3px 6px;" title="dampwood termite" src="../wp-content/uploads/2011/05/dampwood-termite.jpg" alt="dampwood termite" width="115" height="68" /></a>Fast forward a few months, and  again this week I saw first the much smaller,  immature dampwoods (so I didn&#8217;t recognize them, but suspected that they were termites of some kind as they were coming out of rotting wood) and a few days later saw the large and now mature dampwood termites swarming in the same location in <a href="http://www.belwoodoflosgatos.com/more/index.cfm?Fuseaction=more_11914" target="_blank"><strong>Belgatos Park</strong></a>, Los Gatos, close to where my family and I live. Initially I thought they were strange moths as there was a lot of flapping motion, but on closer look I could see that they were indeed termites and they were big!!!<span id="more-3920"></span></p>
<p>We normally don&#8217;t see the dampwood type of termite on the Santa Clara Valley floor (usually subterranean and drywood 0nly).  Normally the dampwoods tend to live  in the Santa Cruz Mountain communities (and places where it&#8217;s much damper), so I hope that this isn&#8217;t a new trend to be concerned about &#8211; either way, though, I thought you&#8217;d like to see what they look like and to be aware of the fact that it<em> is possible</em> to have them in San Jose or Los Gatos real estate.  I know, I&#8217;ve seen them myself!<br />

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p>Not everyone is familiar with the term &#8220;<strong>patio home</strong>&#8221; or &#8220;<strong>zero lot lin</strong>e&#8221; house when searching for Silicon Valley real estate.  Recently a listing agent of such a property called me for feedback and when I told her that <em>my clients did not want a zero lot line home</em>, she didn&#8217;t know what I was talking about. She had no idea that this term applied to her listing!</p>
<p>So I thought maybe this topic deserved a little more attention.</p>
<p><strong>What does <em>zero lot line</em> mean?</strong></p>
<p>With most houses, the structure is set into the lot or land such that the property boundaries are at least a few feet away on all sides &#8211; often 5 or 8 feet.  One common exception is garages in older parts of Willow Glen, Los Gatos, downtown San Jose, etc., where often these buildings were set directly against the property line on one or two sides.</p>
<p>When a house is right up against the property line, <em>directly on the line</em>, that&#8217;s referred to as a <strong><em>zero lot line</em></strong> and is usually referred to as a <a href="http://www.realtown.com/LiveInLosGatos/blog/los-gatos-homes/what-is-a-patio-home-are-they-common-in-los-gatos" target="_blank"><strong><em>patio home</em></strong></a>.  To view that wall, you&#8217;d literally have to go onto your neighbor&#8217;s lot to have a look.  Although this is not terribly uncommon in dense, urban areas, it&#8217;s fairly infrequent in Silicon Valley.</p>
<p>Why are homes designed on zero lot line properties?  The main reason is to increase the density while providing more yard to the home owner.  Rather than having two 8&#8242; side yards, perhaps you&#8217;ll have one much larger 16&#8242; yard.</p>
<p>Interestingly, these houses do not seem to sell for less with the zero lot line &#8211; at least not that I have been able to discern. (That&#8217;s counter-intuitive&#8230;.)</p>
<h4>How can you tell if it&#8217;s a zero lot line house?</h4>
<p>It should be disclosed in the MLS as such, but often isn&#8217;t (sometimes the listing agent doesn&#8217;t even know), so you&#8217;ll have to look carefully at the neighborhood and the property to see.  Here are some clues:<span id="more-3914"></span></p>

<li>you&#8217;re most likely to find patio homes where the houses sit on very small lots</li>
<li>most of the time, there are no windows on the side built against the property boundary (though in Silver Creek there are a number of these with glass block windows put into bathrooms &#8211; so there is some light, but no opening into the neighbor&#8217;s yard)</li>
<li>try to walk all the way around the property without going into a neighbor&#8217;s yard &#8211; if you can&#8217;t, that&#8217;s your red flag</li>
<li>most of the time, patio homes are part of a home owner&#8217;s association and are located on private roads</li>
</ul>
<h4>Where are these patio homes located?</h4>
<p>They are really all over Santa Clara County as a good alternative between having super small lots vs a townhouse.  We are seeing more and more of these in younger construction especially.</p>
<ul>
<li>in Almaden Valley, the Glencrest development (by Shapell, a great builder, with top rated schools there: Williams, Bret Harte and Leland) &#8211; very popular!</li>
<li>in Silver Creek, there are condos and single family homes, but some of the houses further down into the valley are patio homes</li>
<li>in Cambrian, along the Almaden border, there are patio homes in 2 of the 3 subdivisions of <a href="http://sanjoserealestatelosgatoshomes.com/the-almaden-winery-neighborhood-of-san-jose/" target="_blank">the Almaden Winery neighborhood</a> (Tresor and Vineland) the Vintage subdivision is not zero lot line) (See one such <a href="http://sanjoserealestatelosgatoshomes.com/wonderful-opportunity-5641-le-fevre-drive-in-the-amaden-winery-neighborhood/" target="_blank">home I sold on Le Fevre Drive in 2010 </a>by clicking on the link)</li>
<li>and many other places throughout the San Jose area!</li>
</ul>
<p><strong><em>One caution:</em></strong> sometimes there are townhome communities where a unit is sold as if it is a &#8220;duet home&#8221; or &#8220;patio home&#8221;.  Be sure to read the preliminary title report carefully to note the type of ownership in the common areas as well as the unit itself. You might be surprised!</p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Almaden-Senior-Home-Seller.jpg"><img class="alignright size-medium wp-image-3862" style="margin: 3px 5px;" title="Almaden Senior Home Seller" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Almaden-Senior-Home-Seller-300x222.jpg" alt="Almaden Senior Home Seller" width="300" height="222" /></a>For retirees or senior home owners in Almaden who&#8217;ve been in their houses a very long time, the prospect of selling that beloved San Jose home can be quite daunting.  The longer you&#8217;ve been there, the more memories you&#8217;ve created and most of the time the harder it is to decide to sell and then do all the work needed to maximize that decision.</p>
<p>In today&#8217;s post we&#8217;ll go over the decision to sell the home (or not), the timing elements for selling and getting help in doing so.</p>
<h3>Deciding it&#8217;s time to sell your Almaden Valley home</h3>
<p>Perhaps the biggest hurdle is not the physical work involved with preparing a home for the real estate market or moving, but instead is the <strong><em>difficult decision of whether or not to move</em></strong> (and if so, when to do it).</p>
<p>As people age, there are a lot of losses.  There may be retirement that wasn&#8217;t chosen, but forced.  Loved ones pass away.  Vision diminishes.  It may become necessary to limit driving, or worse, give it up altogether. It is not hard for those over 65, 70  or 80 years of age to feel like it&#8217;s one unhappy challenge after the next. There&#8217;s a lot of change but it&#8217;s not all positive.</p>
<p>The prospect of <em>also</em> changing one&#8217;s residence can seem like one of the biggest, toughest and most unwelcome of all.     <span id="more-3856"></span></p>
<p><strong>Some home owners will elect to stay put</strong>.  I&#8217;ve been told more than once, &#8220;<em>the only way I&#8217;m leaving this place is if they carry me out in a box!</em>&#8220;  For them, perhaps home health care or live in help will enable them to remain in their house for the rest of their lives. Perhaps they can have family members move in with them.  They may consider a reverse mortgage if their financial situation requires more income to pay for that help.</p>
<p>For others, though, the prospect of <strong>downsizing</strong> to something more manageable (such as a condo or apartment or even an independent senior residence) <strong><em>looks like an attractive option</em></strong>.  When my grandmother was about 90, she suggested to my grandfather that he had been retired for many years, but she was still cooking and cleaning, and that either they needed more help or they needed to move out of their large house.  It was not an easy choice, but they eventually did move from their beloved Pasatiempo home to an independent senior place in Santa Cruz, Dominican Oaks. For her, it was like a wonderful new chapter of her life in the sense that she had a whole lot of new friends whereas at home she had become more isolated since by then she wasn&#8217;t driving any more.</p>
<p>Whether to sell the house and move or stay put is a decision that should not be made lightly and should be made with all kinds of supporting information. <strong> I strongly suggest talking it over with your tax professional </strong>(a CPA or enrolled agent who understands your tax liability for both choices) and if you have one, your <strong>financial adviser</strong> too.  It is probably <em><strong>wise to also learn what your closest family members think would be in your best interest</strong></em>.  In some cases, they may ask if you&#8217;d consider moving closer to them so that they can help you as your needs change.  (This is actually very common.)</p>
<p>Often, putting the pieces together (financial, personal, practical) will make it fairly clear what&#8217;s best.  If selling your Almaden Valley home looks like the right decision for you, the next big question is timing.</p>
<h3>When to sell your Almaden Valley home:  timing</h3>
<p>There are multiple elements to the <em>timing facet</em> for senior home sellers.</p>
<ul>
<li>how long does it take to get ready to sell my home?</li>
<li>is there a best time of year to put my house up for sale?</li>
<li>how long will it be before a buyer makes an offer on my house?</li>
<li>how fast will I have to move once my property is under contract?</li>
</ul>
<p>It is hard to pinpoint how long the first job will take as it varies tremendously from one household to the next and depends on whether things have been occasionally purged or if the house has had a one-way flow of traffic: in.</p>
<p>It&#8217;s extremely helpful if you can get family members to assist you with the initial part of preparing your home to sell, which is <em><strong>downsizing and de-cluttering</strong></em>.  Most of us have things we&#8217;ve held onto for decades, sometimes unknowingly, and it may be time to give some of those items away, toss or sell them.  This<strong> enormous job</strong> can take forever to do without help.  Each box may reopen forgotten memories and stop you in your tracks.</p>
<p>There are people you can hire to help you move through this stage too; they are called professional organizers in most areas and can be immensely helpful!</p>
<p>So how long does this take? Depending on how much help you have and how much stuff you have, it could take anywhere from a couple of weeks or a month to well more than a year.  If you are thinking that sometime in the next 5 years you will want to downsize, you can do yourself an immense favor and begin to thin out your possessions starting today.</p>
<p><strong>The best time of year to sell</strong> is often said to be spring (between February and April or May) but each year it varies a little so it&#8217;s not an exact science.  It is very possible to sell your home at ANY time of year if your house is priced right, in good shape, staged well and marketed well.  For retirees, seniors or elderly home owners, I would say that the first priority probably ought to be when the timing is best for them to move above all else.</p>
<p><strong>Can we predict how long it will take to sell a home in Almaden? </strong>Somewhat, yes.  We know that if it&#8217;s well priced, staged, marketed, and easily accessible, it should sell fairly quickly. The trick is in being fully prepared and fully competitive at every level.  If your property backs to high voltage lines or a busy road, you cannot price it the same as if it had a greenbelt view.  The biggest sellers&#8217; mistake that I see is overpricing because the seller believes that his or her property is worth more than the market will really bear.  That is the #1 reason why most homes either don&#8217;t sell at all or sell only after a very long time.</p>
<p><em><strong>The Almaden Real Estate Market &amp; Pricing</strong></em></p>
<p>To understand the market conditions in the 95120 (Almaden) area, it&#8217;s important to first see the ratio of listings to homes that actually sell and close escrow.  Without studying the statistics, you might think that every home eventually sells &#8211; or even most.  But actually that&#8217;s not the case!  The odds are, in fact, against selling.  It&#8217;s imperative to understand things like the absorption rate or months of inventory and the ratio of list price to sales price.  If you are overpriced, the odds are greater that you won&#8217;t be successful in selling.</p>
<p>I should add here that while there&#8217;s a lot of info about recent home sales online, it&#8217;s not all either accurate or helpful. A &#8220;sale&#8221; might show up on the web when in fact it&#8217;s a price for a refinance, which is smaller.  A sales price might list a number, but the comments which real estate agents can see may indicate the reason or that the &#8220;net&#8221; price was actually higher.   I might be able to see the comps and know that one house sold low because it was a short sale, and another high because the sellers carried the loan.  An agent familiar with Almaden knows that a &#8220;radius search&#8221; is somewhat helpful, but sometimes the comparable sales on the online sites may pull from a different school district or lesser location and not adjust at all for that.  So it&#8217;s good to <a href="http://sanjoserealestatelosgatoshomes.com/pricing-the-unique-home-land/" target="_blank">get professional help with the price analysis</a> on your house.</p>
<p>When everything is &#8220;just right&#8221;, homes usually sell within a month.</p>

<h3>How long is escrow? How soon will I have to move once the house sells?</h3>
<p>Most Silicon Valley homes which sell (where a buyer writes an offer and you accept it) close escrow about a month later. Sometimes, if the buyer is using FHA backed financing (somewhat unlikely in Almaden), it may be 45 days.  Sometimes sellers want a longer escrow so that they have more time to move, but there are <a href="http://sanjoserealestatelosgatoshomes.com/how-long-does-it-take-to-buy-a-home-in-silicon-valley/" target="_blank">risks with longer escrows</a> so most Realtors will advise against it.</p>
<p>If the market is a hot seller&#8217;s market when you have the for sale sign put in your front lawn, you may be able to get a short rent back after close of escrow.  This can enable you to move knowing that the money is in the bank and to make sure that there&#8217;s no rush in getting <a href="http://sanjoserealestatelosgatoshomes.com/how-clean-does-the-home-need-to-be-at-close-of-escrow-and-move-out/" target="_blank">the house and yard cleaned up for your move-out</a>.  If it&#8217;s a normal market when you sell, though, you&#8217;ll probably have to move out of the house at least a few days prior to closing the sale (more if your home needs fumigation &#8211; if so, plan for nearly a week).</p>
<h3>Getting help to make the most from your Almaden home sale</h3>
<p>In addition to the weeding out of possessions, it&#8217;s also going to be necessary to <em>get the home into show-ready state</em> if you want to maximize the amount of money you get from your home sale.  In some cases, it may really be easiest for you to consider moving out of the house prior to selling it.  Why would you do that?</p>
<p>Homes sell for more if buyers think that it&#8217;s &#8220;turnkey&#8221; or ready just as it is.  Sellers tend to think &#8220;but they may not like my colors&#8221; or &#8220;buyers will want to personalize the home, so that&#8217;s a waste&#8221;.  But in actuality, most buyers cannot imagine how the home might look, they only know how it looks now.  To get you the most from your home&#8217;s sale, then, we need to make it look the way it will help the buyer to best envision himself or herself in the house.</p>
<p>Most of the time that means, at the very least, new carpet and paint if you&#8217;ve been in the property more than 10 years. Many times there will be more extensive things which need to be done, but this has to be determined on a case-by-case basis.</p>
<p>In my own real estate practice, my goal is that for every dollar spent, my clients will make 2-3 back at least.  It works and is not &#8220;a waste&#8221;!</p>
<p>To do the pre-sale preparation, it will be important to get help: gardeners, stagers, people to scrub the house to a fare-thee-well and more.  When you hire your Realtor, he or she can usually suggest people to help with all of this.  In the majority of cases, it goes much better all around if you hire people to assist with all of this rather than go it alone.</p>

<p>By way of reminder, the small image to the left reflects Santa Clara County&#8217;s houses for sale as a whole &#8211; all areas and all price points. (You can see the full sized image by clicking on it.)  The green area represents &#8220;regular home sales&#8221; and the brick red and light orange signify distressed  properties listed on the MLS for sale (red is short sales and orange is bank owned or REOs).  Next let&#8217;s see a few regions within the county to see how things are faring geographically.</p>
<h4>1. Almaden Valley area of San Jose &#8211; homes listed for sale by type &#8211; very few distressed properties on the market!</h4>
<p><a href="../wp-content/uploads/2011/04/Almaden-Valley.jpg"><img class="alignright" style="margin: 4px 5px;" title="Almaden Valley houses for sale - shown by &quot;sale type&quot; (distressed or regular sales)" src="../wp-content/uploads/2011/04/Almaden-Valley.jpg" alt="Almaden Valley houses for sale - shown by &quot;sale type&quot; (distressed or regular sales)" width="340" height="263" /></a><a href="http://sanjoserealestatelosgatoshomes.com/category/neighborhoods/almaden/" target="_blank"><strong><em>Almaden</em></strong></a> is a lovely southwest San Jose suburban community (zip code 95120) that grew up initially with the cinnabar or mercury mining activity.  Today it&#8217;s an upscale area of more expensive homes than most of the county, it enjoys really good schools and scenic views of the coastal range as well as the Santa Teresa Foothills.  Housing here is costly but residents love the quality of life.  Since the cost of homes for sale here is high, it&#8217;s not super surprising, after seeing yesterday&#8217;s post, that there are very few distressed homes on the market here.  Next we&#8217;ll check the other extreme&#8230;. <span id="more-3808"></span></p>
<h4>2. Alum Rock area of San Jose &#8211; this is a less wealthy part of Santa Clara County and generally has been harder hit by the mortgage and housing crisis.</h4>
<p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Alum-Rock-all-prices.jpg"><img class="size-full wp-image-3811 alignleft" style="margin: 3px 5px;" title="Alum Rock area of San Jose - about half the homes are distressed, half normal sales" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Alum-Rock-all-prices.jpg" alt="Alum Rock area of San Jose - about half the homes are distressed, half normal sales" width="340" height="263" /></a> In this east San Jose neighborhood of <em><strong>Alum Rock</strong></em> (near beautiful Alum Rock Park), almost half the homes listed for sale are either short sales or bank owned properties.  That said, Alum Rock has some areas which are much more upscale (and elevated), some with many many acres of land and those pricier properties are not quite so badly hit with the distressed property deluge.</p>

<h4>3. Cambrian area of San Jose &#8211; a west valley community that often closely reflects Santa Clara County as a whole</h4>
<p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Cambrian.jpg"><img class="alignright size-full wp-image-3813" style="margin: 3px 5px;" title="Cambrian area of San Jose - closer to the county as a whole" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Cambrian.jpg" alt="Cambrian area of San Jose - closer to the county as a whole" width="340" height="263" /></a>The <strong><em>Cambrian</em></strong> or <a href="http://sanjoserealestatelosgatoshomes.com/category/neighborhoods/cambrian-park/" target="_blank">Cambrian Park</a> district of San Jose often has prices, days on market and other trends which are very similar to Santa Clara County so it&#8217;s often a good &#8220;gauge&#8221; of how the area is doing generally.  If you compare this graph to the one at the top of this post, you&#8217;ll find them very similar &#8211; about 2/3 of listed houses and duet homes for sale are &#8220;regular&#8221; or non-distressed sales.</p>

<h4>5.  Campbell -a little more expensive, great downtown, popular area</h4>
<p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Campbell.jpg"><img class="size-full wp-image-3814 alignleft" style="margin: 3px 5px;" title="Campbell - a little more upscale than most of the county" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Campbell.jpg" alt="Campbell - a little more upscale than most of the county" width="340" height="263" /></a><a href="http://sanjoserealestatelosgatoshomes.com/category/neighborhoods/campbell/" target="_blank"><strong><em>Campbell</em></strong></a> is exceedingly popular as it&#8217;s got a charming downtown, enjoys light rail access and is part of the Los Gatos Creek Trail. It&#8217;s close to Los Gatos, but more affordable.  Here about 70% of the homes listed for sale on our multiple listing service or MLS are regular sales, so a little healthier than most of Silicon Valley.</p>

<h4>6. Los Gatos &#8211; a more expensive community, fewer distressed houses for sale</h4>
<p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Los-Gatos.jpg"><img class="alignright size-full wp-image-3818" style="margin: 4px 5px;" title="Los Gatos - a high end community with very few short sales or bank owned homes for sale" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Los-Gatos.jpg" alt="Los Gatos - a high end community with very few short sales or bank owned homes for sale" width="340" height="263" /></a>In <strong><em>Los Gatos</em></strong>, there are right now just 3 short sales on the market (for houses and duet homes) and NO bank owned homes.  As you can see, it&#8217;s overwhelmingly &#8220;normal sales&#8221; and this helps a lot with home values.</p>
<p>A year or so ago, we had a cluster of short sales in one particular east Los Gatos neighborhood and it was really damaging the property values of the &#8220;regular sellers&#8217;&#8221; homes. It&#8217;s encouraging to see this correct a bit.</p>

<h4>7. Monte Sereno &#8211; more expensive still &#8211; no distressed houses for sale right now!</h4>
<p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Monte-Sereno.jpg"><img class="alignleft size-full wp-image-3819" style="margin: 2px 5px;" title="Monte Sereno - no short sales, no bank owned homes!" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Monte-Sereno.jpg" alt="Monte Sereno - no short sales, no bank owned homes!" width="340" height="263" /></a><strong><em>Monte Sereno</em></strong> is a tiny city with 4,000 residents. It&#8217;s more expensive then neighboring Los Gatos, with whom it shares police, schools, library and more.</p>
<p>With no businesses or commercial buildings, Monte Sereno enjoys a quieter lifestyle.  Most of the activity is either around Daves Avenue School, the post office/city building or the horse trails!</p>

<h4>8. Palo Alto -home to Stanford and classy luxury homes</h4>
<p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Palo-Alto.jpg"><img class="alignright size-full wp-image-3820" style="margin: 2px 5px;" title="Palo Alto houses &amp; duet homes for sale - almost all &quot;regular sales&quot;" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Palo-Alto.jpg" alt="Palo Alto houses &amp; duet homes for sale - almost all &quot;regular sales&quot;" width="340" height="263" /></a>Stately and vibrant <strong><em>Palo Alto</em></strong> is home to Stanford University (and the Lucille Packard Hospital, which is a world class facility).  Schools in this city are top-rated in Silicon Valley.  The city is beautiful and there&#8217;s lots to do.  For many reasons, then, Palo Alto is probably the most sought after address in the region, and home prices reflect its desireability.  Not surprisingly, then, it&#8217;s not likely that home buyers will find many low-cost distressed properties on the market.  When they do appear, they tend to go fast.  As of this writing, there&#8217;s just one short sale and no bank owned homes available there.</p>
<p>&nbsp;</p>
<h4>9. Saratoga &#8211; great schools, scenic vista, highly regarded Silicon Valley community</h4>
<p><em><strong><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Saratoga.jpg"><img class="alignleft size-full wp-image-3822" style="margin: 5px;" title="Saratoga - just a few short sales and bank owned houses for sale" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/04/Saratoga.jpg" alt="Saratoga - just a few short sales and bank owned houses for sale" width="340" height="263" /></a>Saratoga</strong></em> is not as costly as Palo Alto, but within Santa Clara County it&#8217;s right up there near the top for least affordable.</p>
<p>What I find most interesting here is not the small number of distressed properties on the MLS in Saratoga, but rather that there&#8217;s an equal number of short sales as there are REOs (bank owned).  Usually the ratio is more 2 &#8211; to &#8211; 1.  Maybe it&#8217;s a fluke? We&#8217;ll have to check and see down the road!</p>
<p>&nbsp;</p>
<p>What we see when looking at Silicon Valley houses listed for sale by sale type is that the geographical differences largely mimic the pricing tiers.  The more expensive the area &#8211; or the home within it &#8211; the less likely you are to find that bargain priced property.</p>
