San Jose CA 95129 Real Estate Market Info

The 95129 area of San Jose, which is sometimes referred to as the “Cupertino Border” area and is generally part of “West San Jose”, is highly desirable due to the excellent school scores in the Cupertino School District, well maintained homes and great commute location to companies such as Apple (headquartered in Cupertino).

Today we’ll consider the real estate market activity for houses in this area today and in relation to recent history.

This data will be automatically updated by Altos Research (to which I have a subscription) weekly. Altos uses list prices, not sales or sold prices, FYI.

Median List price for San Jose 95129

Median list price, all quartiles combined, going back about 6 years. Peak for pricing was in very late 2007. There was a bit of a rally in both 2009 and 2010, but gains were lost in 2011.

Median list price for just the last 12 months:

Median list price for last 12 months by price quartile

With the price quartile, it’s clear that while the various price points behave a little differently from one another, some have more exaggerated gains or losses. The top tier of pricing seems to have suffered the most with the declines, while the most affordable homes seem to have been impacted the least.

Median list price for last 2 years – here you can see the patterns a little more clearly.

Average Days on Market for 95129

How long do houses stay on the market in the 95129 zip code? Average Days on Market for all price quartiles combined, going back several years – you can see it’s all over the board. Please notice the recent downward tick – I attribute this to the lack of inventory we’re now seeing. I suspect it will continue to go down quite sharply unless we see a very large influx of homes for sale.

Interestingly, when looking at this info by price quartile, it appears that the most expensive properties are selling the fastest. They may be the best value right now.

Inventory of houses for sale in San Jose 95129

This data is always the same for all 4 percentiles so we’ll just look at it as a group. Here’s the inventory of homes for sale going back as far as Altos goes – about 2005.

The almost painfully low inventory market sets up the stage for price increases in 2012. As with everything which sells, it’s all about supply and demand!

How’s the Cupertino real estate market right now? Let’s start with the most basic window into conditions: supply and demand. (This graph and more info comes from my Cupertino Real Estate Report. Please click on the link for much more data and information – with statistics and trends dating back many years. Also you will find reports which are monthly, quarterly and annually generated. Finally, there’s a “property analysis” tab which enables you to check sales – and see images – around any Cupertino address. Please allow the analysis tab to do its slow load – it’s worth it – enjoy!)

Cupertino Real Estate Supply and Demand

Cupertino Real Estate Market Barometer of Supply and Demand

The realty market barometer is going through the roof! This implies that it’s very easy for Cupertino home sellers to get their properties into contract and to the closing table, that it is a hot seller’s market in Cupertino. Please note the darkest line reflects housing inventory – and it’s been plummeting for months. (Look at each year for October through December and you will note that the pattern is seasonal – but the actual number of homes available does vary considerably.) Now please note the pale gray line, which indicates the number of homes selling and closing escrow. The bigger the gap between these lines, the more choices buyers have, and the narrower the gap, the fewer. Right now, for the first time covered by the chart above, these lines have met, meaning that homes are selling at the same rate that they are coming on the market. When supply matches or outpaces demand, prices nearly always rise.

But what about home prices in Cupertino?

Here’s a look at the numbers, in brief, as reported with closed sales in December 2011. Surprisingly, although the market appears to be very hot, prices don’t seem to reflect that – perhaps “yet”. The median sales price of houses in Cupertino are off significantly from both the month prior and the year prior, and the average sales price is down a little. The number of sales is off a little and the list price to sales price is off some too (both year over year and month over month). Meanwhile, the days on market are growing pretty steadily.

What’s happening? Why this contradiction between the market barometer and pricing? First, the days on market reflect the inventory which recently sold, not the inventory which is available today. This tells us that many homes that have been on the market awhile are now being purchased. (Probably others went off the market for the holidays, which is typical for the season.)

With interest rates for conforming loans dipping below 4% (I believe this is an all time historic low), many buyers are deciding it’s time to get off the fence and purchase a house at last. But there really isn’t much inventory – it’s about 34% lower than the month before and almost 38% lower than the year before!

I think that we will see prices beginning to move upwards with January’s closings. The market this month in the west valley areas is much, much more active than a year ago. This is anecdotal but I have been speaking with a lot of Realtors about how busy they are and everyone seems to be on overload with new buyers trying to get a home before prices or interest rates go up. I expect to see the prices of houses being sold in Los Gatos, Saratoga, Cupertino – at least in the more affordable price points of these areas – to tick upwards this month. We’ll know in early February if I’m correct!

Now let’s turn to another tool to see how the Cupertino market is faring for listed properties. For this I will use graphs from Altos Research, to which I also have a subscription. These are LIVE CHARTS and will automatically update themselves weekly – so even if the article is older, this info is now!

Cupertino Median List Prices Compared to Neighboring Saratoga, Sunnyvale and Los Altos

We know that the median sales price in Cupertino has slipped. But what of the list price, and how does it compare to other areas nearby?

Los Altos is faring the best of these 4 areas. Saratoga was dippping but now rising again. Sunnyvale has been somewhat flat recently. But Cupertino’s prices are continuing to fall. Perhaps these low prices are the drivers for the crazy hot market activity.

Cupertino median list price of houses by price quartile

Focusing just on Cupertino, let’s see how the information looks if we break it down into the pricing tier. Often the entry level houses are a very different “market” than the luxury homes segment.

The last few months have had noticeable declines for the lowest three segments, but there’s been an uptick (until recently) for the most expensive properties in this city.

What if we look back more than a year? Combining the quartiles, the trends look pretty stark:

Here’s the same data just for the top quartile, the most expensive properties in Cupertino:

For the 2nd top tier (upper middle):

3rd level or lower middle:

And most affordable Cupertino houses or lowest quartile:

Cupertino Days on Market by Price Quartile: What’s Selling Fastest

Not surprisingly, the luxury market has had a harder time selling than entry level houses in Cupertino. This is true for most of the West Valley areas of Santa Clara County. Here’s a look at the days on market (DOM) for Cupertino by price point over the last year.

Remember, all real estate is local. For information on your exact area or price point, please contact me. I work with my clients to pinpoint the pricing.

What drives the Cupertino real estate market?

The residential real estate market in Cupertino, California, is driven in large part by the extremely high quality of its local public schools. Many in Silicon Valley would state that for San Jose area home buyers, Cupertino offers the best “bang for the buck” when one lines up the cost of purchasing a home to the schools’ API scores. (Conversely, some residents are concerned that the very top schools – including but not limited to Cupertino – are so focused on academics that there may be too much pressure on kids and may lack balance for them.)

Other drivers are, of course, the local economy (such as the initial public offerings happening with some of the Silicon Valley tech giants), the availability of more affordable financing, and how the realty market in general is performing for any particular price point or particular school area. (Even within Cupertino, some schools are much more in demand than others.) Comments in this article refer generally to this city of about 50,000 residents – real estate is local, though, so for precise information in any given area or tier of the market, please contact me!

In the middle of the last century, the Santa Clara Valley was bursting with vineyards, fruit and nut orchards, and groves of citrus trees. The mild climate and all of these beautiful blossoms mile after mile warranted the nickname, “The Valley of Hearts Delight“. Most of it was, of course, unpaved. Following the end of World War II, the agricultural land began giving way to housing and industry, later more housing and high tech in particular, and Silicon Valley was born. And, to quote a song, “they paved paradise”.

Water can be somewhat scarce here at times – the sub tropical climate means mild temps and just enough rain, about 20″ per year for most of the San Jose area, but more as you get closer to the Monterey Bay and Pacific Ocean. When we do get rain, where does it go? In the days of big agriculture, most of it found its way back into the drinking water: it was absorbed by the soil, and then it filtered down into the underground streams. Wells tapped into this water source and the water was used for drinking, cooking, bathing, watering the crops and more. Now, though, much of the valley is paved. Water runs to gutters, and they lead directly to the bay, skipping the aquifers and also skipping the filtering process that the soil provides. As you might imagine, this can screw things up a bit.

One solution is to create more places for the runoff water to get back into the soil and meander back to the aquifer. The City of Cupertino has vegetated swales for just that purpose behind the library and city buildings, and a large sign explains why the landscaping looks the way it does (a dirt strip with a sunken section in the middle, but landscaped). This is not uncommon in many parts of the US – I have seen it all over the east coast and the southern states – but a little less common here. A great idea, I hope it catches and becomes more typical. Kudos to Cupertino for working to improve the local ecosystem and water quality! We need to do more for water reclamation. If it gets all the way to the bay, it cannot be drunk any more, but from the aquifer it can. So many reasons why we should be diverting water away from pavement and gutters and onto soil!

After taking note of this a week or two ago, I did some searching online and found a 2006 article by the Cupertino Courier (now owned by the San Jose Mercury News) about this same effort. It’s a well written piece and if you want to learn more, read on over at the archive:

Silicon Valley real estate market comparison of 4 west valley areas: Los Gatos, Saratoga, Cupertino and Los Altos

Today we’re looking at the real estate market for houses in some of the “west valley” communities along the base of the Santa Cruz Mountains – areas where schools are good, crime is low, residents enjoy scenic views of the hills (or of the valley from the hills, depending on the location) and overall, a highly educated population not too far from Highway 85.

Of the four municipalities, three are really very similar to each other in several regards. Cupertino has the largest population – about 58,000 people – but Los Altos, Los Gatos and Saratoga are all similarly sized, somewhere between 27,000 and 30,000 residents. The latter three also enjoy a traditional “downtown” area which is popular with pedestrians, bicyclists and motorists alike. (Monte Sereno has 4,000 residents, which is so small that the statistics are very easily thrown from month to month, so it is omitted in this quick study.) Of the four, Cupertino, then, is the least similar due to size and lack of a central downtown area.

We’ll take a quick look at these areas now in terms of the real estate market trends and statistics for each area, considering just “class 1″ (houses and duet homes). The charts used below are from Altos Research, to which I have a subscription, and they will be automatically updated each week.

(1) Median List Price (per Altos Research):

Los Altos and Saratoga are neck and neck for most expensive areas in which to purchase a house. Over the last year, though, Los Altos has seen a rise in the median list price. There has been a corresponding rise in demand with the success of several local companies in the region (Apple, Google, Microsoft, LinkedIn, Facebook), some of which have gone public and others of which are on the verge of doing so. Los Altos is more convenient to most of these.

Los Gatos, which is a little more affordable than Saratoga and Los Altos, has seen a very noticeable increase in pricing also, while Cupertino’s prices have declined a little.

(1A) Median list price of the bottom quartile of all four:

(1B) And, very interestingly, same data but for the top quartile – the luxury market:

Here we see Los Altos clearly overtaking Saratoga! And also that Cupertino’s pricing is significantly lower than Los Gatos in this tier, and also that it has lost a lot of ground in the second half of 2011.

(2) Inventory:

The inventory patterns are pretty consistent over the last year across all four cities and the town of LG.

(3) Average days on market:

It is really interesting to see the days on market by city or area. Los Gatos (the furthest from the high tech giants mentioned above) has had the hardest time with home sales, and Cupertino the easiest. Cupertino is not the closest to all of these firms (though its home to Apple, of course), but it is the a very good value for people who are buying homes based on school performance tests. As others have said, if you’re buying for high API scores, Cupertino offers the most “bang for the buck”.

(4) Median MAI – Market Action Index:

What’s hot? Everything is under 30, which is the cutoff between buyers’ and sellers’ market – all of these are buyers’ markets when the areas are taken as a whole:

But tease it out by price quartile, and we can see that Cupertino was a seller’s market for the most affortable houses for awhile last summer, but it has crashed back into the buyers’ market range again:

And among the most expenses homes or luxury estates, Cupertino has the “best market” but not by a huge margin:

Right now, Los Gatos has the most inventory and is the deepest buyers’ market – making it an excellent time to purchase a home there! Of course it always depends on the micro market – the exact neighborhood, condition of the home etc. but overall it’s a very favorable time to purchase a house in all four of these areas, but Los Gatos in particular. Cupertino is a little more affordable and remains a great bargain in the west valley areas of Santa Clara County. High end housing or luxury homes are the softest market of all – a tough time to sell but a great time to buy.

Here are a few quick facts and observations about the San Jose and Santa Clara County real estate market for houses, condos and townhouses:

It is a seller’s market for both houses and condominiums in Santa Clara County (homes are selling well and very close to list price on average)

The average and median sales price for houses & duet homes is down month over month and year over year (properties that are selling are those which are priced lower)

For condos and townhomes, prices are up month over month (but down year over year). The condo market here has taken a huge beating in recent years.

The market is not equally hot everywhere! It’s red hot in Palo Alto, Los Altos, Cupertino, and areas nearby (Santa Clara, Sunnyvale, Mountain View). It is also hot where there are low priced foreclosure houses which can be bought at bargain rates. The move-up market has been tough entry level houses in the best school areas are very sought after right now. (The market is decidedly cooler in Los Gatos and Almaden Valley.)

Homes that are selling best are completely remodeled and have no “issues” (such as high voltage lines, poor floorplan, proximity to something undesirable etc.) and priced aggressively OR are distressed sales with great pricing

In the best areas, or those with the hottest markets, we are seeing some multiple offers with overbidding. At the same time, we are finding homes that look great but languish on the market due to some issue or another or pricing that’s not as competitive as it needs to be for today’s market (or both).

Sellers: if your home isn’t selling and it’s had good exposure, plenty of photos etc. and been on the market for a month or more, see if there’s an issue that you can fix or mitigate. Obviously you cannot move high voltage lines or a freeway, but if there are odors, clutter, or landscaping issues, it would be wise to fix them. That failing, to get your house sold it will probably require a significant price cut. The longer it’s been on the market without a price change, probably the deeper the adjustment will need to be.

Buyers: tired of losing out on multiple offers? That “perfect home” is the one that gets all the attention – but sometimes, just around the corner, there’s a property that with a little fixing could be just as sweet and that one can be purchased without so much competition or overbidding, so ultimately will cost you a lot less. Every other buyer wants what you want: a turnkey home that needs nothing (inside or out). But if you will push yourself a little and buy one which only needs one or two changes, you will find that your offer would be most welcome!

For instance, we know that right now (in these frugal times), many buyers do not want a pool – probably because of the ongoing maintenance costs. An in-ground pool can be filled for anywhere from $8000 to $20,000 or $25,000, depending on a lot of variables. If you want to buy a home with less competition, find the house with a pool and be willing to take on removing or filling it and re-landscaping. This is a fixable issue!

A summary of tips, and links to more articles, for home buyers and sellers with multiple-offer situations in Silicon Valley real estate contracts.

Multiple offers have returned to many segments of the Silicon Valley real estate market. We are hearing about them in Palo Alto, Cupertino, Mountain View – areas where newly minted IPO money is having an impact – but also in more modest, middle class areas such as San Jose’s Cambrian neighborhood. The trend appears to be spreading.

What Silicon Valley home sellers need to know and do to attract multiple offers

If you’re a Silicon Valley home seller, what do you need to know to try to get multiples on your home? What should you beware of? In short, here’s what needs to happen if you want to attract multiple offers on your home for sale:

The home must be turnkey, either fully remodeled or close to it – it must look like there’s nothing or very little for a buyer to do. In addition to being turnkey, it must be squeaky clean and well staged! It needs to be comfortable – not too hot, not too cold. You want buyers and their agent to linger longer.

The price must be at or even under market value. That is, you must be willing to price it aggressively. Think it’s worth $1,050,000? You might list it at $999,999 to get in under a major price threshold and to be the very best, most attractive property for the money. Yes, it might be under priced. Over priced listings get either one offer at best or, more likely, none at all.

The property must be highly accessible. If it is hard to see, you probably won’t get multiple offers (and may get none at all). (Please see articles on accessibility and on open houses.)

Finally, the property must be well marketed. This includes a wide range of factors ranging from photographs, text, fliers, signs, and even the commission rate offered to the buyer’s side.

What Silicon Valley home buyers need to know and do to compete with multiple offers

If you’re a Silicon Valley home buyer, how do you win out in multiples without giving away all of your rights or overpaying for your house/home?

Over the last few years, I’ve written a number of articles about multiple offers and tips for buyers when competing (concepts to beware of, issues around contingencies, financing and more). This is a bit like a multi-chapter ebook on how to work with multiple offers. I hope it’s helpful!

By way of quick summary: you must cover a few areas very, very well:

You must be pre-approved by a reputable lender (fully pre-approved)

You must have a strong down payment (20% or more)

You must be willing to put 3% down for your initial deposit (also called a good faith deposit)

You must have a good agent helping you – he or she must do a good job completing the paperwork (it needs to be thorough and without any major mistakes), must communicate well with the listing agent and represent you and himself/herself as a great team with which the listing agent and sellers will want to work

You must have an excellent sense of pricing. Your Realtor should “run the comps” for you, or may even prepare a competitive or comparative market analysis on the home you wish to purchase. Pay attention to where the value lies – sometimes that has little to do with the list price!

Be prepared to balance out the price and terms offered so that you do not feel like you are giving away all your rights. Some real estate agents may push consumers to write contracts with no contingencies for home inspection, property condition, appraisal or finance. I believe that this is a risky and unwarranted practice – but learn about it since your competitors may be doing this.

Read all of the articles below – they are here to help you!

Finding scenic places in which to live in Silicon Valley

If you arrived into Silicon Valley via Highway 101, driving south from San Francisco, you might believe that the Santa Clara Valley, the San Jose area and Silicon Valley as a whole has got to seem to be the ugliest place on earth. Although heavily traveled, that is not the “scenic route”.

So, too, if you are looking for a place to live and are groping to find a place that is reasonably priced, fairly safe and not a terrible commute distance. You might not even have “is nice looking” on your wish list. You might not think it’s possible if all you ever see are the ugly concrete tilt-up buildings in north San Jose, Santa Clara, Alviso, or anywhere along the 237 corridor. That area is an architectural wasteland.

Let me assure you: there are a lot of beautiful places in Silicon Valley where you can rent or buy a home. But how do you find them? It helps a lot to have a local give you a few pointers. I’ll give you some tips today on finding a scenic place to live.

Hills – An easy way to find a scenic location to make your home is to settle near the hills, especially those in the west valley (the Santa Cruz Mountains or the Coastal Range) as they are green year-round. Communities at the base of the west valley foothills include, in Santa Clara County, Palo Alto, Los Altos, Los Altos Hills, Cupertino, Saratoga, Monte Sereno, Los Gatos, and the Almaden Valley area of San Jose. All of these areas are adjacent to the hills or mountains and offer far better than average schools (many of them qualify as great – compare costs between these areas).

Of course, if you go into the hills instead of just being near the base of them, there will be valley views as well. If you go to the summit area of the Santa Cruz Mountains, you could really luck out and get a 360 degree view of the Monterey Bay on one side and the valley and San Francisco Bay on the other. (But that would not likely be a short commute to most of Silicon Valley.)

In San Mateo County, there’s Menlo Park, Redwood City, Belmont, Hillsborough…most of these communities are more scenic as you go closer into the hills. Some even offer a view of the San Francisco Bay.

In the east foothills of San Jose, there are many lovely areas too. Among my favorite are the old section of Alum Rock (with beautiful Spanish style houses up near the country club), some of the rural areas of the Berryessa district in San Jose and the southern part of Evergreen (near Silver Creek and the Villages).

Other hills and knolls - the coastal range and east foothills aren’t the only areas with a higher elevation and views. Think of the Santa Teresa Foothills Blossom Valley, Santa Teresa areas), Communication Hill (Blossom Valley, Willow Glen), or the occasional small little hill such as Lone Hill in the Cambrian district of San Jose. You don’t have to get very high up to have a great view. Look at the terrain maps for small elevations and check those areas out!

Waterways - In addition to the mountains, there are many scenic spots in Silicon Valley alongside rivers, creeks and streams. When I was a newlywed (back in 1985), my husband and I lived alongside Stevens Creek – that is, the waterway, not the major road – in Sunnyvale. The apartment complex had a number of units overlooking the creek and there were tons of trees providing a great, green view. You can check out that apartment complex online – it’s called Brookside Oaks.

Newcomers may not know that the San Francisco Bay doesn’t have many great waterfront areas in the south bay; they wonder why I don’t suggest purchasing a bayfront home since part of San Jose touches the far southern end of the bay.

Alviso, once its own town but now part of San Jose, was a shipping port in the 1800s and had a busy marina back before railroads found their way to the region. (Good, concise article on the history of Alviso on Wikipedia.)

Eventually the tidal, marshy waters gave way to salt ponds (see images of salt ponds from the sky) in both Alviso and neighboring Milpitas, so the Alviso marina now guides boaters to the bay through a long, winding slough. It’s not terribly scenic.

There is salt pond restoration project underway, I’m happy to report. Just recently some of the freshwater from the Guadalupe River was allowed into one of the salt ponds in Alviso. They are going to very slowly reclaim the marsh for its natural habitat, exercising caution to make sure the ecosystem does well with the transition.

So far, so good. Please see the SFGate article: Salt pond restoration tests for hidden danger “The South Bay Salt Pond Restoration Project recently kicked off its 50-year plan to convert 15,000 acres of shoreline into natural marsh, providing habitat for birds, fish and other critters, including people, who’ve been banned from the area for decades.”

Back to the bayfront housing: you can get waterfront homes in Redwood Shores and Foster City, which are on the north end of “Silicon Valley” on the Peninsula. Many of those areas are on landfill, and although well compacted, that fill is sitting on old bay mud. Some structures in those areas have had problem with an undue amount of movement. Others have had salt water get to their foundations, which can cause the re-bar inside to rust (making the foundation far less strong). Both communities are super clean and attractive (I have sold homes in both).

Not quite Silicon Valley, Santa Cruz does offer many really lovely places in which to live too – great views from many spots. Adjacent to Neary’s Lagoon there are apartments, townhouses (some of which are for rent) and low income housing too. It’s a very scenic part of Santa Cruz and just about a mile from the beach on foot. A few high rise buildings, such as the condo complex on Broadway, feature views of the Santa Cruz Beach Boardwalk and the Monterey Bay.

Flatlands – not to worry if you strike out with the hills and waterways. There are still many lovely areas in Silicon Valley that are not included in those areas. One is the beautiful San Jose neighborhood known as The Rosegarden. It is centrally located, with a great wide open space at the park, and loads of lovely older homes with tons of character.

If you enjoy classic architecture, you might check out a few areas closer to downtown San Jose: Naglee Park, Vendome area and Japantown.

Outside of San Jose, there are scenic urban living or downtown areas in the Willow Glen part of San Jose, downtown Campbell, downtown Saratoga, downtown Los Gatos, downtown Mountain View, downtown Menlo Park, downtown San Mateo, downtown Los Altos and of course the great magnet of them all, downtown Palo Alto.

In some of these places, the downtown area is also right up against the hills – and that is truly beautiful! (Think Los Gatos, Saratoga, Los Altos, Menlo Park.) One nice townhome community in Saratoga has both green views within the complex, is right next to the coastal foothills and is just steps away from downtown Saratoga. The area has top rated schools too. If interested, check out Saratoga Oaks.) And don’t miss either Japantown or Santana Row for urban living!

Silicon Valley has a number of neighborhoods with great ambiance despite the absence of either hills or a quaint downtown. Santa Clara’s “old quad” neighborhood (located near Santa Clara University) is just such a spot.

And, of course, there are spots in Santa Clara County with stunning golf courses, parks or heavily wooded or open areas that may not belong to the public but which create lovely vistas nonetheless. A few orchards still dot Sunnyvale, San Jose, Saratoga and other parts of the valley. (New townhouses on Bersano Lane in Los Gatos are on a hill overlooking Lake Vasona. Beautiful views!)

For scenic senior housing, a retirement home or residential care facility for the elderly (which can mean independent living, assisted living, nursing or other), quite a few spots enjoy scenic views also: Belmont Village in San Jose looks out over Santana Row on one side and the Winchester House on another; the Atrium in San Jose’s Blossom Valley has views of Mt. Umunhum; Saratoga Retirement Community enjoys a lovely campus but also is in among gently rolling hills and has a view of the Santa Cruz Mountains; the Villages in San Jose’s eastside community of Evergreen sits among lovely rolling hills and a golf course in the middle.

Many people relocating to the San Francisco Peninsula or the South Bay come from areas where homes cost half as much and seem to be twice as big, where there may not be so much congestion and where there is more open space. We do have places like that, but it’s important to let whoever’s helping you know that this is important. Whether you’re here to rent an apartment or purchase a townhouse or condo, it can be in a scenic place. You just need to find them!

Is that it? After 14 solid days of the wet stuff and most every day in March bringing those fabled showers, it seems like we should be well over the normal amount of rainfall year to date.

Santa Cruz is 110% of normal for rain year to date, according to the National Weather Service. Mount Hamilton is 129%. The San Francisco Airport is 121% of normal.

The Santa Cruz Mountains and nearby western foothill areas of Silicon Valley ike Almaden Valley (San Jose), Los Gatos, Monte Sereno, Saratoga, Cupertino, Los Altos Hills and on up the Peninsula all got walloped over these last 2 weeks especially. It’s hard to believe that we are at “just normal”.

But the good news is that this week is supposed to be dry and by late this week temps are supposed to hit the high 70s. Bring it on!

Silicon Valley Homes for Sale Near Golf Courses in the Foothill Areas

With our 300 sunny days per year in Silicon Valley (at least most years!), golf is a sport enjoyed year round here in the San Jose area. Living near a golf course, or having a golf course view, is highly desirable as it provides scenic open space as well as convenience for avid golfers.

Silicon Valley Golf Homes, Silicon Valley Golf Properties

There are beautiful courses throughout the South Bay Area and it’s possible to find small condos with views of them at fairly affordable prices (Sunnyvale’s Sunken Gardens area is one of them). Today, though, I want to provide a list of homes for sale near golf courses in the foothill areas of Silicon Valley. Many of these will also be luxury homes. So the MLS list of these houses on the market which you can browse includes these areas:

San Jose areas including Evergreen & Silver Creek, Santa Teresa, Blossom Valley and Almaden; Los Gatos, Monte Sereno, Saratoga, Cupertino, and Los Altos.

There are golf courses to be found in other parts of Santa Clara County too (Mountain View, Sunnyvale, Santa Clara and more) – let me know if you are interested in these parts and I can send you a link for searching them for similar residential real estate.

What does it cost to buy a 4 bed, 2 bath home with good public schools in Silicon Valley? It ranges by almost a 3 to 1 ratio between good and great areas.

Often I have clients who are interested in purchasing a 4 bedroom, 2 bath home in a good school district in Silicon Valley, particularly in the South Bay and West Valley areas. Tonight I did a study on the MLS of homes that have sold and closed escrow in the last 3 – 6 months with these characteristics:

single family home (house)

4 bedrooms

2 bathrooms

1800 to 2200 square feet of living space

6000 to 10,000 sf lot

Disclaimers aside, here are the numbers as I shook them out for select West Valley Communities in the San Jose area with good schools (the first number is the average sales price per square foot, the second number is the average sales price):

The home prices tend to run with the school district API scores. You can check the 2010 API scores in Santa Clara County for both the districts and the individual schools online here.

As you can see, there’s quite a range of pricing for our model 4 bed, 2 bath home of about 2,000 square feet – it could run as low as about $560,000 on average (Cambrian with San Jose Unified Schools) to a high of about $1,455,500 in Palo Alto.

Please remember that these homes do not represent just the most fixed up homes in the most ideal locations, short sales, regular sales, bank owned homes etc. – it’s all types of houses, all types of sales, so average numbers. So if you are a buyer who needs a “turnkey” home with everything remodeled or new in the best location, you might want to mentally add at least another 10% to 25% to this cost. (For example, in my experience, a really nicely remodeled home along these lines in Almaden with the best schools will run between $1 mil and $1,200,000 depending; in Los Gatos it’s about 15% – 20% more for a similar home.)

Here are a few areas in Santa Clara County which are well known for good schools:

Palo Alto Unified = 925 (includes elementary, middle and high schools)

Los Altos Elementary = 965 (includes elementary and middle schools only)
Mountain View – Los Altos Union (high schools) = 852

Saratoga Union Elementary = 965
Los Gatos Union = 921
Los Gatos – Saratoga Joint Union (high school district) = 898

Cupertino Union = 951
Fremont Union High School District (high schools serving Cupertino and nearby) = 875 (but 2 high schools are in the 9s)

Union School District (Cambrian & east Los Gatos) = 905
Cambrian School District = 878
Campbell Union High School District = 761 (highest scoring school is Leigh at 817)

San Jose Unified is enormous… In Almaden, Leland has very very high scores, as does Bret Harte Middle School, so those area are preferre (all of the elementary schools in Almaden are quite good).

But wait, there’s more!

These aren’t the only areas with great schools in Silicon Valley, of course. West San Jose and Santa Clara have areas that share Cupertino Schools, for instance. Monte Sereno is 99.5% in the Los Gatos School area (but there were no homes matching our outline in the last few months). The Los Gatos Mountain communities such as Redwood Estates, Holy City, Aldercroft Heights and Chemeketa Park enjoy fabulous schools (Lakeside and Loma Prieta districts). There are wonderful schools in the Silver Creek area of Evergreen, the Warm Springs and Mission Districts of Fremont, and the city of Pleasanton, to name a few.

What is the Williamson Act? Why does it matter?

The Williamson Act, also known as the California Land Conservation Act, was passed by our California Legislature in 1965 in order to encourage rural & agricultural lands to remain undeveloped longer. When land owners enter into a contract under the act, they benefit from lower property taxes, which are based on the property’s current use, rather than paying market value based tax rates. In exchange, the property is to remain undeveloped and continue to function the same way for the duration of that contract. The contracts run for 10 years and are automatically renewed unless the farmer or rancher cancels it.

Why does the Williamson Act matter?

According to the Committee for Green Foothills, there are 362,000 acres of land in Santa Clara County under the Williamson Act (that article appears to have been written in 2003, so the numbers may have changed a little since then). Much of it is in the east foothills of east San Jose and the south county areas near Morgan Hill and Gilroy, but there are patches of it in Los Gatos, Saratoga, Cupertino, Almaden Valley, Blossom Valley and throughout Silicon Valley. The tax breaks make it possible for many farmers and ranchers to stay in business and not feel forced to sell their land for development. If they were paying “market rate” taxes, it would not be long before most or all of our rural and agricultural uses gave way to housing and other development.

Since urban sprawl created way too many neighborhoods without parks and too much automobile dependence in the last century, we have come to realize how tremendously important it is to preserve our open space and to plan wisely for the future. While it’s unlikely that 100 years from now we will have as much acreage devoted to horses, cows, sheep and goats – let alone fruit trees, vineyard and other agriculture – we’d like to not see these local industries snuffed out due to economic hardship. Can you imagine Gilroy without garlic farms? Without a little help, the rural parts of California will disappear just as the beautiful orchards which gave this valley the nickname of “the valley of heart’s delight” have evaporated from view.

So for quality of life, for preservation of history, and for many other reasons, it behooves all of us to help protect our open spaces.

Challenges with The Williamson Act

here have been some challenges and problems in recent years for the Williamson Act.

In some cases, landowners went ahead and developed property that was supposed to remain ranch land, orchards, farmland etc. (At one time, property owners could pay a fee – or a fine – and get their property out of the contract. Not today, at least not so easily. In some very rare cases, land owners can cancel the contract and pay a fee – you can read about cancellations here.)

Another big issue is paying for it. Naturally, anything which saves property owners money is costing the government in the process. While many Californians deeply appreciate the effort to conserve our rural and agricultural land, apparently the fiscal problems at every government level in the state is putting the Williamson Act at risk as the state hasn’t always been able to reimburse the counties or cities (that financial support or reimbursement is called “subvention payments”) for the money lost due to the land being in the Williamson Act (or perhaps just not in a timely manner?). Some counties may want to drop out of the program, according to the Western Farm Press.

A “realignment plan” was proposed by the state in which the contracts would be reduced from 10 years to 9 and the tax rate benefits would be cut by 10%. The participating counties got to vote on this. In Santa Clara County, our supervisors voted NO in December. The contracts will continue to run as before, even without as much state help. (Santa Clara County is not as dependent upon this money as some more rural counties are.)

The latest: Governor Jerry Brown recently proposed eliminating funding for the Williamson Act.

What will happen if the state stops funding this program altogether? Ranchers and farmers would see a rise in taxes that might make their businesses in Santa Clara County untenable, for starters. There would be lost jobs and the economy of the south county, especially, would be further damaged. Some rural Santa Clara County property owners likely will feel forced to sell their land for development.

Some other alternatives to development

Some lands may be transferred out of the Williamson Act and into something a little similar, an Open Space Easement (see Open Space Easement Act of 1974). This essentially gives the local government the right to ensure that the land is mostly undeveloped, and again there are tax breaks for the owners of the land, again for ten years at a stretch.

The Peninsula Open Space Trust sometimes buys up large swatches of land too, with the intention of making the land “open” not just for a ten year contract, but forever. This is a great cause and my disclaimer here is that it’s one my husband and I support.

I believe that when POST takes over land, it wants to eliminate buildings on the site – sometimes, these structures are historic in nature, though, so I cannot say that this is a 100% good solution since preserving historic homes and other buildings is also extremely worthwhile.

An explanation of short sales, pre-foreclosures, trustee's auction, and bank owned home. Possible risks in buying at each of these outlined.

Silicon Valley home buyers who are looking for a good deal can’t help but notice that prices on short sales and bank owned homes are a bargain compared to regular sales in the San Jose area. But what exactly ARE they? What’s the difference between a short sale and a foreclosure? What are the risks involved in buying one of these in Santa Clara County? Today we’ll have a look at the various types of distressed properties and the risks associated with purchasing each.

What are short sales?

Short sales are when home owners need to sell their home but there’s not enough equity in the property to pay off the loans and closing costs. So the only way they can sell is if the bank agrees to accept a “short payoff“. The bank or banks get paid in short, hence short sale.

Often short sales are pre-foreclosures, meaning that the owners have missed some payments and the bank is working toward foreclosure proceedings on the condo, house or townhouse. But not always! Sometimes short sales are not pre-foreclosures. In those cases the owners have made all their payments but can foresee not being able to do so in the future (example: someone knows that he or she will be losing his/her job very soon, or that large medical bills are coming etc.).

Many pre-foreclosures are not on the market, by the way. Today some consumers and real estate agents track notices of default (“NOD”) to see what may be coming on the market. These home owners may have no intention of selling but may decide to wait it out for the foreclosure and stall on moving as long as possible. Some may be scrambling to pull together money to get out of default. In some cases, too, they are working on a loan modification. Do not assume that because they are behind on their mortgage that they will want to sell – some do, some don’t. Some would like to do a short sale, but simply do not qualify for a short sale – so it’s not a realistic option. In some cases, a foreclosure is preferable to them for tax or other reasons than a short sale.

Short sales may involve just one bank or multiple banks if the owner has a 1st and 2nd. (Or more loans.)

The easiest short sales: not pre-foreclosure, one bank.

Hardest short sales: pre-foreclosure, notice of default has already been filed, close to deadline for auction (notice of sale has been filed), multiple loans and banks. (The more loans and banks, the harder.)

Who’s the seller in a short sale transaction?

The short sale seller is the home owner (not the bank) but the seller has a contingency for bank approval. That can take 60 days and if the seller does not like the terms of the approval (sometimes the banks approve but require the seller to pay some money), the seller can say no and the deal is killed. Prior to bank approval (and in some cases, after that point), a better offer can “bump” the first one out too.

Short sales that do sell seem to close about 2/3 of the time now. A couple of years ago it was only about 1/3 of the time, so it IS improving. There is often (but not always) about a 20% discount off market value. Some banks, though, will not allow for ANY discount and that can make selling these tough.

There are usually no pre-sale inspections with short sales. Sellers cannot take away a penny when they sell, so often will not leave any personal property since they can sell that and get some cash for it. (Personal property = anything not affixed to the house, so things such as a refrigerator).

Time: it might take 30-60 days to get approval, then it’s like a regular escrow, so 30 – 45 days. Allow about 3 months (though some take much longer.)

What are some of the risks in buying a short sale?

There are no pre-sale inspections in most cases, so you’ll have to spend money before you even know if you want the property

You may pay for the property inspections, only to have the bank take the home back prior to close of escrow or get bumped out of escrow by a better offer. The accepted offer does not always stop short sale proceedings or mean that you are the only possible buyer.

Sometimes sellers or tenants in a short sale may make inspections difficult, may not move out on time, or may take items that you expected to stay with the property.

What is a Foreclosure?

Foreclosures – there are really two subcategories here: (i) when the actual auction happens on the courthouse steps and (ii) after the holder of the first loan takes the home back and sells it as a “bank owned property” or REO (“real estate owned” by the bank).

Auction - there is no “role” for me or any Realtor at the trustee auction. The home is made available for bidding, usually at the sum total of all liens against the house. As an example, let’s say there’s a 1st loan for $500,000 and a second loan for $100,000 and back property taxes for $10,000 all due. The bidding begins at $610,000. If the home is worth $700,000, then this may be a good deal. Most of the time, though, the home is worth much less than the sum total of the liens against it, maybe 70% or 80%. Then there’s no bargain.

For those who purchase at auction, there must be financing lined up so that it’s cash the day of transfer. There are NO warranties. There is NO inspection contingency, loan contingency or any contingencies of any kind.

Buying at auction is risky because (1) you get no guarantees and (2) you cannot change your mind even though you will have bought it without even seeing the inside of the house. There may be many hidden risks. In one recent case, a Boulder Creek couple purchased what they thought was a home at auction, only to find out they’d paid for a second deed of trust. The bank foreclosed on the home a month later – they lost everything!

Bank owned or REO homes – here the lender has taken back the property. Once it goes on the market, the seller (bank) is VERY anxious to sell.

Time: these can usually close in 30-40 days.

No pre-sale inspections. As with short sales, you will have to spend money to see whether or not you really want the house.

As Is – the bank will not usually do any repairs. The bank will allow very few days for all inspections (often just 7). The contract may be “normal” but the bank will have an REO Addendum that strips away many of the buyer’s rights and protections in the contract. It varies from one bank to the next. Some, for instance, will not agree to arbitration but will insist that if there’s a big problem with the bank, a lawsuit would have to take place and it would be in the home state of the bank, not here. Others will agree to arbitration.

REOs that sell usually close escrow unless the buyer finds that the home is in terrible condition during the inspections.

The REO ‘discount” is often about 10% off market value for a similar home that would be a “regular sale”.

What are some of the risks in buying a bank owned home or REO?

Many consider REOs the least risky to purchase of distressed homes here in the South Bay. They also involve some risk, though.

No pre-sale inspections, no helpful disclosures upfront. You have to spend money to see if you want the home. Be prepared to risk $1,000 and learn you don’t want the house after all!

Short timeframes for doing your inspections: a lot of lenders won’t allow more than 7 days to inspect. You might really need more like 10 or 14 days.

Passive contingency removals: the bank’s counter offer will usually include a clause that states that if you don’t object prior to the deadline for removing your property condition contingency, it will be deemed waived. Normally we have “active” removals of contingencies and you have to sign a paper stating that you’re removing it.

The bank’s asset manager may or may not be super cooperative in returning your deposit if you back out during the contingency period. If they don’t, you may have to pay a lawyer to help you get it back. (This just happened to me but we did get the cancellation signed and the check is now supposedly on its way.)

Some banks won’t agree to arbitration and they insist that the jurisdiction for any complaint is not here in California but in their home state.

In a few cases, previous home owners have been known to move back into the property. Sometimes other squatters move in, too (I have previewed some REOs for my buyer clients and been very creeped out when finding squatter belongings in the house!)

Sometimes the house will have been “stripped“, meaning that things have been removed which ought to have stayed with the house. Worse, in rare cases the home has been maliciously damaged by the previous owners (things like flushing concrete down the toilet).

Why go to the trouble of buying a distressed home in the San Jose area?

In a word, Silicon Valley home buyers make offers and complete sales on all types of distressed properties because there is a good price attached to it. The higher the risk, often the lower the price. Many buyers will pay a premium for a “regular sale” because they don’t want to deal with the unknowns and the risks involved in short sales and bank owned properties (or buying on the courthouse steps).

Some parts of Santa Clara County have a lot of distressed homes on the market – south San Jose, Blossom Valley, Alum Rock, downtown San Jose. Other areas, particularly those with the best schools, have far fewer of them and those tend to sell very quickly: Los Gatos, Saratoga, Monte Sereno, Cupertino, Palo Alto, Almaden Valley – all of these have a more competitive situation for distressed sales.

If you do decide to purchase a distressed property, please make sure to have a good attorney ready to assist you in reviewing the paperwork (particularly any bank addenda). The legalese involved is beyond the scope of a real estate licensee and it is imperative that you understand what you’re agreeing to!

Just one correction. She writes “A short sale occurs when a home owner is in foreclosure but before the property goes to public auction.” That is OFTEN true but not ALWAYS. Some short sales are not yet in default.

This Thanksgiving, I want to list 25 top things we have to be grateful for here in beautiful Silicon Valley.

Silicon Valley Weather: we enjoy a subtropical climate and usually have 300 sunny days a year and just 20″ of rain on the valley floor annually.

Scenic beauty in the Santa Clara Valley: our valley includes coastal foothills with lush vegetation on the west and dry chaparral hills on the east. Get up close! Enjoy the redwoods! Walk the trails at Alum Rock Park!

Low crime in Silicon Valley: we are in one of the safest areas in the US (San Jose is often ranked #1 for safest large city, Sunnyvale often #1 for safest mid-sized city and the Almaden Valley Country Club neighborhood of San Jose was just named as one of the safest 29 communities in the nation)

Fabulous parks in the San Jose area: both the Santa Clara County Parks and the local city or town parks provide wonderful opportunities to enjoy all that good weather.

Local wineries: you don’t need to go to Sonoma or Napa Counties to enjoy world class wine tasting! Santa Clara County has more than 2 dozen wineries right here, mostly in “south county”, downtown Los Gatos, Saratoga or in the Santa Cruz Mountains but not exclusively there. J Lohr is in central San Jose, probably just 2 miles from the airport! You can find a partial list of local wineries on the Santa Clara Valley Wines site (but I noticed several missing, such as Ridge in Cupertin0).

The San Jose Sharks: there’s no shortage of support for our beloved hockey team, the Sharks. If you live in or near San Jose, you’ll find that once in awhile, shark fins turn up in odd places, such as a police car….

Higher eduction: we have some great community colleges but also enjoy having three fantastic universities right here in Santa Clara County: San Jose State, Santa Clara University, and Stanford University.

Silicon Valley is very Kid-Friendly: Money Magazine listed San Jose as #2 on its short list of America’s 10 Best Places to Grow Up. Great activities, low crime, lots of kids and good weather all contributed to the high ranking.

Diversity: Silicon Valley attracts people from all over the world to live and work here. It’s a wonderful melting pot.

Theatre: we have so many great companies, big and small, in Silicon Valley! (We miss AMTSJ, the popular musical theatre venue which closed down two years ago.)

San Jose Reperetory Theatre (aka “the rep”)

The Children’s Musical Theater San Jose

City Lights Theater Company

And many more places outside of downtown San Jose!

Architecture: San Jose and Silicon Valley have some beautiful buildings, both commercial and residential. In downtown San Jose (thinking of theater venues), check out the California Theatre – it is stunning! Go to Stanford’s campus and take in a tour of Frank Lloyd Wright’s Hannah House. Or drive through the beautiful Rose Garden area of San Jose or the Glenridge neighborhood of Los Gatos. In addition to all those tract homes that dot the south bay, you can also find splendid Spanish Style homes (esp in Willow Glen and Japantown) and beautiful Victorians and Craftsman homes (Shasta-Hanchett and downtown San Jose).

Food: whether you’re looking for classic American food, something foreign, a salad or a world class restaurant, it’s here. Want it all in one place? Visit downtown Mountain View!

Shopping in Silicon Valley: if it’s raining, there are plenty of typical American shopping malls to choose from. If not, I prefer outdoor shopping in either downtown Los Gatos, Saratoga, Campbell, Willow Glen or maybe a visit to Stanford Mall or to Santana Row. There are unique shops dotting the valley, too, not always in a dense shopping area. If you want it, Silicon Valley probably has it.

Museums: we are so lucky to have all kinds of museums here: history museums, art museums, the Tech Museum of Innovation, the San Jose Children’s Discovery Museum, the Rosicrucian Egyptian Museum and many, many more.

More pro sports: in addition to the Sharks, we have Bay Area sports teams to cheer on in baseball, basketball, and football too.

Excellent Produce: south county and a few other places right in Santa Clara County still provide fresh produce. There are fruit stands outside of Morgan Hill and Gilroy, though. Sunnyvale still has Olson’s Cherry Stand (you can also order their goodies online). In Los Gatos there’s one on Winchester near Hwy 85 and I am certain there are others. You don’t have to visit a produce stand to get great fruits and vegetables, though. Cosentino’s Market is perhaps the best known place to get exceptional produce, and you’ll find that they are very knowledgeable too so a great resource.

Great Schools: our schools are not uniformly excellent but there are many outstanding schools in the San Jose – Silicon Valley area, and many neighborhoods are “trending up”, such as in the Cambrian area of San Jose (where school scores are moving from good to great, making this area extremely popular as it’s affordable given the scores). Best known for exceptional schools: Palo Alto, Cupertino, Saratoga, Los Gatos, Almaden Valley (southernmost part esp.).

Spirit of innovation: entrepreneurship is highly valued here and Silicon Valley is the home to many amazing products and services. Startups are not at all uncommon. Sit in a coffee shop in many of the upscale communities and you may well overhear the birth of a new company.

Educated population: this goes with the spirit of innovation and the diversity mentioned above, but is worthwhile to record on its own too. San Jose – Santa Clara – Sunnyvale area made #3 in the nation for most educated population in a recent Brookings study and #4 was San Francisco – Oakland – Fremont. This has a lot to do with the strength of our schools.

Proximity to so many good things: San Francisco – 1 hour. Santa Cruz – about a half hour. Monterey & Carmel – about 90 minutes. Yosemite – about 3 to 4 hours. Lake Tahoe – about 4 hours. (And if there aren’t enough wineries here: Napa or Sonoma – about 2 hours.)

Opportunities to worship: there is an abundance of churches, synagogues, temples, mosques, meditation centers and other places where you can gather with like-minded people and deepen your spirituality, worship, and get involved in community service within your own religious tradition. Most religions have some sort of presence in Silicon Valley (and if not, it should be found somewhere in the greater Bay Area).

Exercise: Silicon Valley offers many opportunities for taking care of your health, including hiking trails (the Los Gatos Creek Trail is extremely popular in the west valley), private clubs, the Y, summer camps, parks & rec classes and many more. Some parks (Campbell) include par courses too. The south bay area is one of the “fittest” in the country. Our weather doesn’t hurt that effort!

Nice people: ok, this one’s hard to measure, but generally speaking, Silicon Valley is a pretty friendly place.

Health care: we have world class health care available in Santa Clara County and the San Francisco Bay Area generally, some but not all of which are associated with Stanford University. (If you’re with Kaiser, they have a beautiful, brand new hospital and campus in Santa Clara.) Different hospitals have different areas of expertise (Good Samaritan – heart, San Jose Medical – trauma).

Being part of the greater San Francisco Bay Area: we are able to enjoy benefits of the larger bay area but being less crowded and having milder weather than you’ll find in The City (SF) or Berkeley/Oakland.

These are what come to my mind on Thanksgiving but I’m sure I have missed some really important aspects of living in Silicon Valley for which we should be grateful. What’s on your list?

Where can you find mid-century modern and Eichler houses in Silicon Valley? A list of some neighborhoods where you can locate some of these prized homes.

Mid-century modern homes, including those designed by Joseph Eichler, dot the Silicon Valley & South Bay Area real estate landscape. There are probably more than 5,000 Eichlers in Santa Clara County altogether, plus all the other homes of that genre with the similar modern style, which was influenced by the ranch and prarie styles as well as the dramatic work by Frank Lloyd Wright (open beam ceilings, nearly flat roofs, lots of exposed wood & glass windows stretching from the floor to the ceiling). Eichlers, especially, put a premium on privacy from the street but open to the outdoors otherwise.

Not every community in Santa Clara County has Eichler homes, but most have the mid-century modern style homes & neighborhoods. These homes vary from tiny, modest cottages of 1100 square feet to large & elegant houses of nearly 3,000 square feet, featuring big, central atriums or courtyards. (There are also some co-ops in the valley too.) The quality varies, as the homes were constructed by several different builders with different home buying budgets in mind. Real estate prices range from “entry level” to very expensive, depending on the location (city and schools), size of the home & lot, and condition of the property. Most of them are now about 50 years old, though some are a little younger.

Some of the West Side Silicon Valley Communities which feature Eichler and Mid Century Modern Homes

In Los Gatos there are no Eichlers but there are a small handful of single family homes which are mid-century modern on Eastridge Drive (just off Blossom Hill Road and Hillbrook). There are a couple more at the end of Magnuson Terrace (off Magnuson Loop and Los Gatos Blvd). Additionally, there are some smaller mid-50s homes on El Gato (and adjacent portions of Escobar) off of Los Gatos-Almaden Road. Unfortunately, not all of these homes are “well kept”, though many are.

Monte Sereno is home to 16 Eichler designed houses on Via Sereno beginning at the intersection of Winchester Blvd with Via Sereno. These houses were built in the late 60s to early 70s.

I showed one a few months ago and noticed that this street, despite enjoying the famed Saratoga Schools, is not so well kept – it could be that some neighbors were simply conserving water due to the then 10% water cutback demanded by San Jose Water due to the drought. One home owner added on or remodeled but it was such that the architectural style of the original building was lost – a shame! Many of these homes enjoy a creekside location. The only real negative is that there’s freeway noise from nearby highway 85. There are a few more Eichlers near the busy intersection of Quito & Allendale (facing Quito) along the Campbell border.

The Willow Glen area of San Jose has an abundant supply of large & gracious Eichlers on wide roads: there appear to be hundreds of them spread out over several developments. For the most part, these are beautiful neighborhoods with tree-lined, wide streets and a great sense of space. Most of these homes are more affordable than you’d expect and the reason is the public school scores in the area. Had the homes been built out of the San Jose Unified School District area in into the Campbell schools area, they’d certainly sell for much, much more. In that area is the very popular St. Christopher’s School (Catholic), which many kids in Willow Glen attend.

More affordable Eichlers can be found in central San Jose near Fruitvale and Bascom and again in parts of Sunnyvale. In the least expensive areas, though, beware of deferred maintenance. Last year I showed a home near Fruitvale in San Jose which was simply riddled with foundation cracks. These are hard to repair with a slab foundation – it can mean jackhammering up the whole foundation!

There are some mid-century moderns in the Cambrian Park area of San Jose both in the Rosswood/Bel Estos area (scattered in with some more traditional ranch style homes) and also just off Hillsdale and Foxworthy in the Hacienda Gardens neighborhood.

Cupertino and Santa Clara also have a good showing of Eichlers (Santa Clara also has “cooperatives”, which are a bit like condos or townhomes, which are Eichlers too).

Continuing north, the supply of Eichlers in particular increases dramatically as you get to Los Altos and then even more in Mountain View and Palo Alto, where Eichler enclaves number in the thousands. (Word of caution: some of these Mountain View homes are in the 100 year flood plain and it will require flood insurance if you purchase a home there and utilize a loan.) Want to live on the Peninsula? You can find many mid-century modern homes there too.

Special concerns with mid century modern or Eichler homes

As with any 50 year old home, there are things to watch for in purchasing these properties! While many of the mid-century moderns are built on raised foundations, some aren’t – and Eichler’s aren’t. That wouldn’t be such a big deal except for the fact that the plumbing is embedded in the slab, and so is the radiant heating coils. If they go out, it can be a pain to replace them. (Eichler often built with copper pipes, luckily.) The radiant heating systems do sometimes fail and if/when that happens, homeowners can either add baseboard (which is fairly inexpensive and easy to do) or rip up the concrete and fix the coils.

A more common and persistent problem is with the open beam ceilings and the tar and gravel roofs over them: there’s no insulation. Luckily, in recent years foam roofs have become a popular solution. They not only protect the roof from the rain and other elements, but they insulate beautifully. The downside is that if an area becomes damaged, you can’t “patch” it like you can with other roof types – instead, you really need to replace the whole roof. Yes, that’s expensive. But clients of mine who’ve gotten the foam roof love it as their homes are more comfortable both in summer and in winter.

Many non-Eichler properties had plumming with galvanized steel pipes. Watch for that – those tend to last about 40 years, so if the home hasn’t been repiped it may be an expense waiting to happen.

A small concern with radiant heat is the type of floorcoverings that can be used over it. Often these homes are built with vinyl, linoleum or other hard surface flooring. Carpeting can be difficult because the heated floors can be a problem. So area rugs are usually preferred.

What does it cost to buy an Eichler home in the San Jose, Los Gatos or Saratoga Area?

As of right now, prices range from a low of somewhere in the $500′s to well past a million dollars to purchase an Eichler style house. These homes in Monte Sereno or Saratoga will cost much, much more than a similar home in Santa Clara or Willow Glen. Browsing is perhaps the best way to get a feel for the pricing.
