In many communities such as Saratoga, Los Gatos, Los Altos, Willow Glen, Campbell and Palo Alto, there is a high premium placed on homes which are close to the downtown area. Many real estate agents advertise these as “walk to town” but the idea is simple: it’s nearby, you can stroll, skate, ride or bike, wheel yourself and forget the car.

Downtown Saratoga, also called Saratoga Village, welcomes residents and visitors to a charming, scenic area with fabulous shops, spas, wine tasting venues, restaurants and more. This part of the city boasts top scoring schools as well as lovely older and historic buildings and a gorgeous park alongside Saratoga Creek. Whether you spend an afternoon or a lifetime in Saratoga, this part of town will call you back again and again!

What do you need to know about buying a house, townhouse or condo in downtown Saratoga?

There are a few points which you are well served to know when purchasing residential real estate in this upscale community. We’ll touch on a few of them here: historic homes, traffic & noise, natural hazards, parking, and special issues with condos, townhouses and PUDs (planned unit developments).

First, this downtown Saratoga Village zone is historic; while not every property is deemed historic, many are and that means that there will be restrictions on remodeling and expansion of single family homes or houses. For instance, original glass in windows may need to remain if you’ve got a Victorian house dating from the 1890s, and expansions may need to be off the back of the home so that the facade keeps its initial look and feel (just examples). This can be frustrating if you buy a luxury home that “needs work” and you are surprised later. If the house was built before 1950 or so, double check the rules!

Second, traffic and noise can be an issue and vary from day to day as well as from one time of day to another; there are a variety of traffic related concerns. Big Basin Way is an alternate route to Highway 17 for access to Skyline Boulevard and the coast. Cars and motorcycles may be thick on Saratoga Avenue, Saratoga-Sunnyvale Road and Saratoga-Los Gatos Road when the weather is good. Motorcycles can be especially loud when large groups go on a road trip together! Of course there will be extra cars when a concert is featured at The Mountain Winery (off Big Basin Way) or Montalvo (off Saratoga-Los Gatos Road). If you have a serene view property it might surprise you how much motorcycle noise can carry – so be sure to visit the property on a warm weekend afternoon or two to check it out.

Additionally, because Big Basin is an alternate route to Highway 17, it can also get a lot of traffic if there’s a problem on 17 in winter due to weather such as with downed trees, mudslides, car accidents with severe backups, etc. So when weather is good and when weather is bad, Big Basin and nearby roads can get very congested and move slowly.

Commuters who live in the mountains as well as others choke Saratoga Avenue at rush hour. This is slowed further by having to pass two schools (Sacred Heart and St. Andrews) before getting to Highway 85. Saratoga Avenue has just one lane in each direction through the historic zone, but after the freeway it’s much better. (Saratoga-Sunnyvale isn’t bad as there are 2 lanes but remember to slow down at Saratoga High – the road is wide so the temptation is to go too fast.)

Natural hazards: Depending on the location of the home in relation to the village, you could be in a wildland fire zone, in an unstable soils zone, a seismic zone or other “natural hazard” areas. Also, if you are closer in to the hills or near a creek (and there are 2 in downtown Saratoga), there will of course be an increased contact with wild life, such as deer – but potentially also mountain lions, bobcats, racoons, possum, skunks, etc. Most people love seeing the deer but others find it upsetting that their beloved garden is viewed as a buffet!

Finally, as with many downtown areas, parking can be a little tricky at times. Valet parking can be a big help but no matter what, do pay attention to how long you’re in a spot and what the limit is – it can be expensive if you forget!

Are there special issues with Condos, Townhomes or PUDs in downtown Saratoga, CA?

In some cases, yes, PUDs, condominiums and townhouse communities may have special issues due to any of the items listed above. In 2010 I had a great listing at Saratoga Oaks, a lovely and luxurious townhouse resort community. Because of their proximity to the hills, the home owner’s association had earthquake insurance and that was quite costly. The HOA dues covered not just the multiple pools, tennis courts, pool house, roads etc. but also fairly expensive blanket and earthquake insurance as well. (That listing of mine on Placida Court is sold and closed but you can check the photos out here to get an idea of the area.)

A problem throughout Silicon Valley is condo, PUD and townhouse home owners defaulting on their monthly dues (and any special assessments). Whenever you purchase one of these types of homes it is very important to know how financially sound the community is. If there are many defaults, it is possible that the reserve account will run too low, resulting in either deferred maintenance, raised dues or special assessments for those who are paying. (With a short sale, some of the owed monies may be forgiven, and with a foreclosure there may be no recouping of debts owed at all.)

There are very few distressed sales in Saratoga, relative to the rest of Silicon Valley, so this risk should be lower in downtown Saratoga or anywhere in that city, but do check the situation out so that yo aren’t later handed a big bill to pay! Here are a couple of related articles that you might find helpful:

Silicon Valley real estate market comparison of 4 west valley areas: Los Gatos, Saratoga, Cupertino and Los Altos

Today we’re looking at the real estate market for houses in some of the “west valley” communities along the base of the Santa Cruz Mountains – areas where schools are good, crime is low, residents enjoy scenic views of the hills (or of the valley from the hills, depending on the location) and overall, a highly educated population not too far from Highway 85.

Of the four municipalities, three are really very similar to each other in several regards. Cupertino has the largest population – about 58,000 people – but Los Altos, Los Gatos and Saratoga are all similarly sized, somewhere between 27,000 and 30,000 residents. The latter three also enjoy a traditional “downtown” area which is popular with pedestrians, bicyclists and motorists alike. (Monte Sereno has 4,000 residents, which is so small that the statistics are very easily thrown from month to month, so it is omitted in this quick study.) Of the four, Cupertino, then, is the least similar due to size and lack of a central downtown area.

We’ll take a quick look at these areas now in terms of the real estate market trends and statistics for each area, considering just “class 1″ (houses and duet homes). The charts used below are from Altos Research, to which I have a subscription, and they will be automatically updated each week.

(1) Median List Price (per Altos Research):

Los Altos and Saratoga are neck and neck for most expensive areas in which to purchase a house. Over the last year, though, Los Altos has seen a rise in the median list price. There has been a corresponding rise in demand with the success of several local companies in the region (Apple, Google, Microsoft, LinkedIn, Facebook), some of which have gone public and others of which are on the verge of doing so. Los Altos is more convenient to most of these.

Los Gatos, which is a little more affordable than Saratoga and Los Altos, has seen a very noticeable increase in pricing also, while Cupertino’s prices have declined a little.

(1A) Median list price of the bottom quartile of all four:

(1B) And, very interestingly, same data but for the top quartile – the luxury market:

Here we see Los Altos clearly overtaking Saratoga! And also that Cupertino’s pricing is significantly lower than Los Gatos in this tier, and also that it has lost a lot of ground in the second half of 2011.

(2) Inventory:

The inventory patterns are pretty consistent over the last year across all four cities and the town of LG.

(3) Average days on market:

It is really interesting to see the days on market by city or area. Los Gatos (the furthest from the high tech giants mentioned above) has had the hardest time with home sales, and Cupertino the easiest. Cupertino is not the closest to all of these firms (though its home to Apple, of course), but it is the a very good value for people who are buying homes based on school performance tests. As others have said, if you’re buying for high API scores, Cupertino offers the most “bang for the buck”.

(4) Median MAI – Market Action Index:

What’s hot? Everything is under 30, which is the cutoff between buyers’ and sellers’ market – all of these are buyers’ markets when the areas are taken as a whole:

But tease it out by price quartile, and we can see that Cupertino was a seller’s market for the most affortable houses for awhile last summer, but it has crashed back into the buyers’ market range again:

And among the most expenses homes or luxury estates, Cupertino has the “best market” but not by a huge margin:

Right now, Los Gatos has the most inventory and is the deepest buyers’ market – making it an excellent time to purchase a home there! Of course it always depends on the micro market – the exact neighborhood, condition of the home etc. but overall it’s a very favorable time to purchase a house in all four of these areas, but Los Gatos in particular. Cupertino is a little more affordable and remains a great bargain in the west valley areas of Santa Clara County. High end housing or luxury homes are the softest market of all – a tough time to sell but a great time to buy.

What should you look for when buying a luxury home in Silicon Valley? Whether it’s a move-up purchase or a first home, there are a few tips which will be helpful for you to know going into it that will make the whole home buying experience smoother and easier. We’ll hit on 3 areas: first geography & construction, second hyper local factors that impact market value, and finally qualities or features of the property or house itself.

It’s hard to assign an exact price tag on what constitutes an estate or luxury property, but in and near Silicon Valley, in most regions it’s the $2,000,000 and up price point (it will be less in Morgan Hill, Coyote and Gilroy – and likely more in Hillsborough).

1. Geography and Bay Area Construction: it’s different here!

The first and most important thing to understand is that real estate and housing construction vary from one region of the country (or the world) to the next. This is true for all types of homes, actually, but perhaps more obvious in the priciest homes. Luxury real estate in Silicon Valley is a little different from similarly expensive homes in other parts of the country due to our climate, soil conditions, and natural hazards, such as earthquakes. What seems mandatory for a high end home (and might be ideal to have elsewhere) could be a problem here, so it’s helpful to literally understand the lay of the land before you get too far along the home buying path. A couple of quick examples:

A fabulous home in Boston or anywhere in New England may be built of brick.

Here, a brick house is seldom seen because of earthquakes – we need our houses to move and bricks are not usually too good at that!

I mention these two upfront because well intentioned friends and relatives may want to stress the importance of this or that in a property – and it may simply not apply here. (Please see article: Qualify The Advice You’ll Accept When Buying or Selling a Home in Silicon Valley) If you are non-native to the San Francisco Bay Area, you may have assumptions about construction or architecture that may not work here. Please just be aware of that possibility.

2. Understand the importance of hyper local factors on the market value of a property

Schools can be a main driver for home values in the luxury market as all other segments. Home buyers may not know that the town or city boundaries are usually irrelevant to school district boundaries. Here are a few examples:

In Saratoga there are 3 high school districts and 4 elementary school districts. Before buying anywhere in Saratoga, then, you’ll want to know which district is which and where you’re buying. If you want to utilize private schools, you may be delighted to find that you can buy more house for your money in one area of this lovely city than another. Or you may want one school area over another for any number of reasons.

In Los Gatos there are 2 high school districts and 3 elementary school districts.

In the Almaden Valley area of San Jose, there are 3 high school districts and 3 elementary school districts

Often the lesser public school districts will have a lower lid on pricing than the very top districts or schools, so it’s important, when analyzing the pricing of an estate home, to factor in the weight of the school.

Geography can be surprisingly important. Sometimes being on one side or the other of a major road or landmark can swing value 3% – even if it’s the same city, same zip code, same schools! I see this in Los Gatos along both Blossom Hill Road and again at Los Gatos-Almaden Road: people prefer to be closer to the foothills and prices jump noticeably just for being on one side of these roads than the other.

Walkability is key for many Silicon Valley home buyers, though perhaps less so for some luxury buyers since the larger parcels that often come with them preclude much walkability. Not always, though – in Palo Alto, Los Altos, Saratoga, Los Gatos and other Bay Area spots like Burlingame or San Mateo, some of the premier homes are not on acre lots but are “in town”.

3. What to look for in the estate property or high end home itself

At this point it’s a little trickier as each home buyer may have different priorities, likes/dislikes and tastes – so these are general guidelines only.

Buy with selling in mind – you may have this property for 2 years, for 20 or more, but if you purchase an expensive home that is just too bizarre for the general consumption, you may be stuck with it when you are ready to sell it.

Location, location, location is so overstated that it’s nearly effete, but it bears repeating anyway. Do you want to buy a $3 million house in a $1 million neighborhood? No, you probably don’t because it will really kill your resale value later. So too if you buy raw land or a “dozer” – don’t overbuild for the neighborhood. Try to be mid-range but don’t find yourself in the top 25% for home values in your area. (NB: in some areas, like Menlo Park, neighborhoods are fairly irregular or non-conforming and you find little houses that need work next to McMansions. It may not be possible to find conforming neighborhoods. If you love the area anyway – go for it – but realize the risks.)

Quality construction and laoyout or floorplan matter. Many home buyers care about Feng Shui and the orientation of the home and its elements. But beyond that there are certain things that most buyers want or don’t want, and if your property violates these “rules” it can be harder to sell later. Here are a few:

It’s considered poor to be able to see a toilet from the front door

The layout is less desirable to have to go through a room to get to another room or to part of the house (such as going through the family room to get to the bedrooms)

It is better to have a formal entry than to come straight into a living room, especially in a high end home

The master bedroom should have its own private en-suite bath (this might seem obvious but you’d be surprised how many expensive houses have 2 bathrooms but neither dedicated to the master bedroom)

Best to have the master bedroom face the back yard and not the street

Better to have more land in back than in the front yard

If you like to entertain, look for a large kitchen that includes 2 dishwashers, at least 2 regular ovens plus a microwave, a vegetable sink as well as the regular ones, and if possible, also a “butler’s pantry” between the kitchen and formal dining room.

If the house has 2 stories, look for at least one bedroom and full bathroom on the first floor (and possibly a half bath as well so the guest bath is private)

The nicest luxury homes may have 2 laundry areas: one on the first floor and one on the main floor, if it’s a 2 story home.

Most home buyers looking at properties over $1.5 million want to find the master bathroom equipped with a large soaking tub, separate shower, and dual vanities. Jetted tubs are not as popular as a few years back due to concerns over bacteria lingering in the plumbing, so more often the tubs are “soaking” and not “jacuzzi” types.

The master suite often includes a small wet bar or coffee bar as well as a fireplace, walk in closet(s) and private deck or balcony. In recent years these rooms have gotten bigger (and sillier – how much time do people spend there?) – a trend I believe will change over time.

Luxury homes or estates usually have a minimum of a 3 car garage. (I’ve seen properties with as many as 10.)

For the ultra luxury estates, usually there are guest or servant quarters (and likewise, in 2 story homes, a back staircase too).

Pools tend to be found among high end homes, but sometimes also tennis courts, game rooms, indoor bowling alleys or other sports outlets (indoor golf driving or rifle shooting ranges too).

Other rooms: libraries, offices, media rooms, hobby rooms may be included. Sometimes the home office or library may have a full bath nearby – a hint that it can double as a guest room.

Green building: a growing trend is toward making high end homes eco-friendly or green. This may include the types of materials used in construction (a percentage recycled or of easily renewable sources), heating & cooling systems that can close off or turn on various parts of the house so it doesn’t all need to be heated or cooled, high levels of insulation to make the home “tight” and not have energy losses. Possibly solar panels to warm the water in the home or pool.

Years ago there was a lot of focus on wiring for computers in estate properties. This is still the case but with the advent of wireless for everything, it’s not so critical. However, wiring for TV or movie viewing as well as musical entertainment throughout the home is very common with luxury properties – many owners want to be able to begin watching in one room and seamlessly move to another if so desired.

In the luxury market it is very common to find security systems which include cameras at various locations. In the ultra high end houses, there may be “safe rooms” too.

At the end of the day, much of what is included should reflect your values and the way you want to live. Some luxury homes will have a private bath for every bedroom – but I’ve had clients say “why do I want that? I don’t want to spoil my kids or have more bathrooms to be cleaned”. How do you want to live?

There’s a balancing act between buying the home you want to enjoy and either overspending on a house or area or making a poor choice on an expensive ticket item that could be a great asset instead. It will help a lot to get good, local guidance from a trusted resource who’s got your back. Looking for that helpful real estate adviser?
Now the trends are a little easier to spot – it is more clear that overall, Monte Sereno home prices are slipping compared to a year ago. It is a very “cold” buyer’s market right now, especially in the more high end markets such as Monte Sereno which are not too close to the hotbed of IPO activity on The Peninsula. (A lower average or median sales price does not always indicate that any particular property is losing value, but it does show what is selling.) Now let’s see the graph of the “market barometer”.

Live Altos Charts for the Monte Sereno Real Estate Market

The median list price of all homes listed on the MLS in Monte Sereno and in San Jose – an interesting comparison! San Jose has far fewer dips and jumps than Monte Sereno….

About Monte Sereno, CA

Monte Sereno is a lscenic, upscale residential community of about 4000 people. It’s located adjacent to the town of Los Gatos and the city of Saratoga, California. There are no businesses in Monte Sereno – just Daves Avenue School, homes, the post office, and the city office building along Highway 9. It is semi-rural. Some folks mistakenly think that whatever is happening in Los Gatos with the housing market is also reflective of the Monte Sereno real estate market. They are sometimes quite different, particularly as prices are higher in Monte Sereno and about 1/3 of Los Gatos is served by the Campbell or Union School Districts (while only a tiny sliver of MS is in those districts). A couple of years ago, I listed and sold a lovely home on in this city. You can check out the information on my popehandy.com website (link above).

Monte Sereno Real Estate

With very few exceptions, Monte Sereno consists of houses and estates or luxury homes (there are a few townhouses). Most lots are larger, usually at least a quarter acre lot. One neighborhood enjoys a shared stable and horseback riding trails (those homes are on about 1/2 acre lots). As of this writing, properties currently available (listed on our MLS) range from about $1,300,000 to more than $5,000,000. This can vary tremendously. A move-in ready house will not likely be found in Monte Sereno for less than one million dollars. (Last year a fixer on a busy road did sell for $750,000, though.) It is not uncommon to spend upwards of $1.5 million in home buying there.

How's the condo and townhouse market in Los Gatos and Saratoga right now?

How’s the market for condos and townhouses in Los Gatos and Saratoga? This morning I ran the numbers for “area 16″ (the Los Gatos and Monte Sereno areas, which includes a tiny bit of San Jose also) and “area 17″ (the Saratoga area, also includes borderline areas of San Jose and Cupertino) in our multiple listing service.

Hottest are the distressed condominium or townhome sales – short sales and bank owned or REO properties in Los Gatos and Saratoga. Coldest (hardest to sell) are the “regular sales”. Buyers are going after the bargain pricing that the pre-foreclosure and foreclosure listings offer. Have a look:

The months of inventory are longest in Saratoga, with 9 months of inventory for town houses and condos. The ratio of pending sales to active listings is lowest there, too, a mere 11%.

The months of inventory for Los Gatos short sales is a fast paced one month and the pendings outnumber the actives four to one!

Home buyers: if you are attempting to purchase a distressed condo in either of these high-end west valley areas, be prepared to act fast and present a strong offer. Your odds will be better with a regular sale!

Home sellers: if you are selling a non-distressed condominium or townhouse in Saratoga or Los Gatos, especially if it’s a luxury property, be prepared to make your home the best value to attract a good buyer. As has been said elsewhere, for this segment of the real estate market “it’s a price war and a beauty contest”. Everything has to be just right for you to enjoy a successful sale now.

What's next

If you have just bought your first Silicon Valley home, you may feel very relieved to have survived the contracts, negotiations, the disclosures, the appraisal and the escrow and made it all the way to closing. You are a successful home buyer! You move in, unpack and then…. what? What do you do?

I have a few suggestions.

First, while it’s fresh in your memory, pull out the disclosures and inspection reports and (if you haven’t done this already) make a list of the items you must do and want to do. I suggest you include at least 3 categories:

Health & safety items

Protecting the house from damage

Lower level items with aesthetic value (decorating and in some cases remodeling)

Ongoing projects you want to remember to do periodically around the house and yard such as changing the smoke detector batteries, cleaning out the rain gutters, doing a “walk around the house” to check for any issues with vent screens, roof tiles etc. (If you have bought a condo or townhouse, this is still important.)

It is too easy to focus on updating to dual pane windows (gratifying since they look nice) and ignoring foundation cracks, electrical problems and termites, so making this type of list will help you to keep on track with the better priorities (1 and 2 as opposed to 3).

Second, pull together all of the expenses you laid out in purchasing your home. Create a file with a spreadsheet of your costs and the receipts that go with it (include a copy of your HUD 1). This will be helpful in establishing your tax basis and may protect you when you eventually sell the house from paying more taxes than you’re legally required to do. Go over it with your CPA or Enrolled Agent or Tax Professional as some of them may be deductible on your taxes this year and some may not qualify as related to your tax basis.

Third, if you haven’t already worked up a reasonable household budget, do it now and plan in both a reserve account and a plan on what repairs and improvements to do and in what order. The reserve account is important because some expenses can come unexpectedly (fences blow down, water heaters die, water or sewer pipes can burst without warning).

Fourth, make sure that your insurance is up to date. I advise making a list of major items in the house – a walk through with a video camera is a good idea too. When you complete major projects, update the list. Keep one paper copy somewhere safe and another copy either “in the cloud” or with a trusted friend or relative, ideally outside of Santa Clara County in case the reason for the need is an area wide problem. Should your house ever burn down, you would need proof of your possessions for insurance purposes.

Lastly, now that you have a major asset (your house or home), you might consider creating a will & trust with the help of a good attorney.

How’s the Campbell, California, real estate market? There are always micro-markets to follow, narrowing what’s viewed to neighborhoods, school districts, and price point. In general, though, it’s a healthy market for this upwardly trending Silicon Valley city with a quaint downtown, good schools and more affordability than might be expected. For houses, clearly, prices are nudging up!

Each month I have a site specifically producing the Silicon Valley real estate market trends (at least for that part of Silicon Valley which is within Santa Clara County). You can see the report for Campbell houses & duet homes here and the condominium and townhouse report here. Just below, I’ll post the basic numbers/summary, though, for those who want a quick view of the market:

A week or two ago I stopped by to see a luxury home on the real estate broker’s tour in Los Gatos – a fantastic estate on an enormous parcel with an expansive view over Lake Vasona County Park, the hills and so much greenery.

It was an overcast day with some intermittent drizzle and sprinkles, but clear enough to provide visibility for this infrequently enjoyed vantage. Take in this vista of the lake, the dam and Mount Sombroso in the background which is seldom seen except by a small group of fortunate residents perched on Wild Way.

For people working in downtown San Jose, it is also fairly convenient – it’s almost a straight shot up either Almaden Expressway or Highway 87 to get into the downtown area, often just a 20 to 30 minute commute.

Within Silicon Valley, Almaden is regarded as a high-end neighborhood and very desirable. In this post we’ll discuss the geography of the valley, the advantages and disadvantages of being in Almaden, the public schools in 95120, the market conditions for the luxury homes there and finally you’ll be able to browse a list of luxury & estate homes for sale in the Amaden area of Silicon Valley.

The geography of the valley:

There are no shortage of hillside homes in this enclave of southwest San Jose. To the west lies the Santa Cruz Mountains, with the nearby peak of Mt. Umunhum looking over the valley. To the east sits the much lower and grassier Santa Teresa Foothills. The oldest part of Almaden, ironically called New Almaden, is at the bottom of the v-shaped valley. Continue further through the Cinnabar Hills and drive long enough and you’ll find yourself in Morgan Hill!

Advantages and Disadvantages:

One of the big advantages of purchasing a luxury home in San Jose’s Almaden Valley is that ordinarily you can get a little more “house for the money” then if you were purchasing similar real estate in Los Gatos, Monte Sereno or Saratoga (let alone Palo Alto or Los Altos). Often, too, the homes are a little younger (though not always). In the southernmost tip, there’s quite a bit of equestrian property, too. San Jose is a wonderful city for children, and one of the main drivers for people and families moving there is the quality of life for kids. That makes San Jose real estate prized everywhere, but especially in this southwestern enclave.

One of the potential disadvantages is that like any small valley, it can heat up in summer and traffic can sometimes be a little more tangled. Luckily, though, luxury homes are virtually always air conditioned and there are many alternate routes, so these are not insurmountable issues.

Schools in Almaden

The public school situation needs a little bit of explaining as it tends to confuse most newcomers. (Please find the 2010 API scores for Santa Clara County here.)

In the 95120 zip code, there are three different school districts at play, and the schools run from good to great:

most of Almaden belongs to the San Jose Unified School District (which includes both elementary, middle and high schools)

some of Almaden, though, belongs to the Union School District (elementary and middle schools) and the Campbell Union High School District (Montevideo, Oak Canyon & nearby neighborhoods)

and a tiny sliver, including just a few streets close to Hicks Road, actually belong to the Los Gatos School District and the Los Gatos-Saratoga Union High School District

Within San Jose Unified, all the local elementary and middle schools are very good. At the high school level, though, there’s a big difference between the API scores at Pioneer (823 in 2010) versus those at Leland High School (890). So often, home buyers of high end housing will prefer a more southern location in Almaden to secure places at Leland.

How’s the market for high end homes in San Jose’s Almaden Valley 95120? San Jose Real Estate & The Almaden Market

(Read the state of San Jose real estate in Almaden in ALL price ranges via my REReport Almaden stats and market trends.)

Pools, saleability and resale value in Silicon Valley

Do pools enhance property value in Silicon Valley back yards? Do they make homes easier or more difficult to sell in Santa Clara County? What’s the impact on resale value? The common wisdom is that it depends on the amount of yard or lot size, the price point and the location of the residence. When a pool takes up the majority (or virtually all) of the back yard, most often it makes the property undesirable to buyers – at least to most home buyers – and that, in turn, causes the sales price to slip a bit. It used to be that pools were almost a given on more expensive residential real estate, particularly if there is a lot of land. Today I ran the numbers, though, and it appears that things have changed. Below please find the “months of inventory” for homes with and without pools and note that it is very consistent, in the fields I checked, that it’s now harder to sell a home with a pool than without

.

Pools appear to make it harder to sell a home in Santa Clara County right now.

Truthfully, this came as a bit of a surprise to me since many of the luxury properties in Almaden, Los Gatos, Saratoga, Monte Sereno and nearby areas do include pools, especially if they’re on a half acre lot or more. In the past, I remember high-end buyers not wanting to purchase a larger, estate home if there wasn’t already a pool in place since it’s such a mess (and noisy, and expensive) to go through the construction of one. Lately, though, my high-end buyers (properties upwards of a million dollars) are fairly adamant that they do not want a swimming pool. Many of them don’t want the upkeep costs or chores and have told me that they would not use it enough to make it worthwhile.

What about luxury home buyers and pools in Silicon Valley?

I wanted to see if it changed when the data was viewed in light of pricing and not just acreage or lot size, so to finish up this study, I looked at regular sales of houses listed at over $2,000,000 in Santa Clara County (the San Jose area) – these are considered luxury homes here. For houses without pools, the months of inventory was 5.4 (not terrible, still less than the 6 months which NAR calls a balanced market) but for homes with pools, it was up to 6.8 months of inventory. That’s a significant difference and is in line with what we saw when the question was put with the amount of land involved. Generally speaking, buyers would prefer to not have a pool, even in the higher priced subsets of the market. (My advice: run the numbers for your own home’s micro market and see. It’s possible that this may not apply in your case.)

This still didn’t sit quite right with me since I’ve known the most expensive homes to all have pools, so I spent some time looking at homes in Los Gatos, Monte Sereno and Saratoga. I was interested to know if homes with pools were still harder to sell and had a lower resale value, as appears to be the case in more normally price houses.

First I looked again at larger lots – half an acre to about an acre and a half – in all three areas combined. It was inconclusive but basically there were 102 of them for sale now and 12 which have closed in the last month (so 8.5 months of inventory). Of those on the market, 56 had pools and 46 didn’t. This was too broad given the variety of zip codes and school districts, so I narrowed it to just Saratoga with only Saratoga schools. For those in this area, just 3 have sold and closed in the last month with no pool (averaging about $1,850,000) but 9 have closed with a swimming pool (averageing about $2,735,000). The average square footage of a house without a pool was 3482, but the average house size of places with a pool was 4309. It does appear that homes with pools do sell for more, but also that in general, these are larger homes. Since 3/4 of those sold in this segment of the Saratoga market do have pools, it would be hard to say that buyers are rejecting homes with pools. Of course, a 4300 SF house in Saratoga with Saratoga Schools is much different than a house in Willow Glen with San Jose schools – just underlines the fact that the real estate market is comprised of many micro markets. What is true for the county as a whole may not be the case for luxury properties in Los Altos, Saratoga, or Almaden Valley.

Why do pools hurt the odds of selling for most houses in the San Jose area?

Bigger studies would need to be done to thoroughly address the question of why swimming pools appear to hurt saleability for most residential real estate (the very high end excluded). But I will venture a couple of guesses. First, there are weather issues. Last summer was cool and this winter doesn’t seem to want to end. Pools are probably a lot more appealing when there’s significant doses of hot weather. Second, we are still recovering from a very tough recession, so the new frugality which is currently fashionable and which has become a way of life for so many of us may be impacting the perceived value of in ground pools, too. This may change as we move more into the recovery and when our unemployment isn’t just over 10%.

Selling a home with a swimming pool

Home owners, it’s important to realize that although you may have enjoyed and treasured your pool, for buyers it may be viewed as a liability – an expense to have it removed or to maintained. To get the best deal for your home, you’ll want to try to mitigate the buyer’s concerns since worried buyers will pay less and confident buyers will pay more for your property. Solar panels make it less expensive to maintain, and therefore more acceptable to consumers worried about power bills. Families with small children may be concerned about safety issues, so having a great child-proof fencing system may provide them peace of mind. You could, as a negotiation strategy or selling bonus, throw in one year of pool service from your favorite provider too, since they may feel ill-equipped to take on the maintenance of a pool as soon as they move in. A home warranty with pool coverage will also provide peace of mind and a sense of a safety net should things go wrong.

Selling a house with a pool? Make sure it's clean!

Pools, like every other element of the house and yard, need to be in pristine, sparkling condition if you want to maximize the sales price of your property. When home buyers, especially first time home buyers, see missing tiles, obvious rust stains, rampant algae, leaking pool equipment or other problems, they see both work to be done and dollar signs. This is even more true if there are no pre-sale inspections. Don’t provide reasons for your home’s buyer to be worried – buying a home at all is worrisome enough!

Should you remove the pool before putting your house on the market?

Filled pool: what not to do

Some home sellers may opt to get rid of the pool before selling. That can be a good idea, especially if the back yard is really small, but it needs to be done correctly. Recently I was house-hunting with some clients in the Almaden Valley area of San Jose and we saw a backyard where the pool was left completely in place, but filled with dirt and planted with grass. I assure you, that was a terrible idea because now buyers see it as twice as much trouble (and cost) to rectify. Home buyers, if you are neutral on buying with or without a pool, you may find it far easier to purchase property that has a pool as it seems that there will be less competition for it. If you want a pool, you are in luck right now! Market conditions change and three or four years from now, when we are in a more recovered economic status, pools may again be the hot ticket. This is a great opportunity to buy a house with a pool while there’s less competition! But this is not just a place for retirees who want to downsize, though they are also drawn here – families with kids also move to Saratoga Oaks to make use of the top rated schools

.

Which public schools serve this neighborhood?

Saratoga Oaks is within the very highly regarded Saratoga Union School District. Although many other school districts in Santa Clara County assign children in homes to particular schools, Saratoga does not – it is an “open” school district. If there’s space and if the home is within the district, you may be able to chose which of the excellent Saratoga schools you wish for your student to attend. The nearest public school is Saratoga Elementary on Oak Street (API 958) but alternatively you may find enrollment instead at Foothill Elementary (API 943) or Argonaut (API 974). The higher level schools are Redwood Middle School (API 972) and Saratoga High School (API 932). All API scores listed here are from the 2010 County List of Schools. Additionally, there are two excellent private elementary schools nearby: Sacred Heart (Catholic) and St. Andrew’s (Episcopalian).

Where is Saratoga Oaks?

The Saratoga Oaks community is within the city of Saratoga, California, and is a part of Silicon Valley and what’s locally referred to as “the south bay” area. It can be reached either via Springer Avenue, off of 4th Street in Saratoga or from Springer off of Big Basin Way (aka Hwy 9 or Congress Springs Road). This townhouse complex is literally where the town meets the hills – so it is not at all uncommon to find deer in the open spaces!
What are the homes like in Saratoga Oaks?

Each residence is a townhouse, but size and condition of every property varies. In general, the layout inside is very good and “feels like” a house indoors rather than a townhouse. Most are two story units (there are a few single level homes) and many of them have the garage below the living areas since this is a hilly region. Most are close to 2,200 square feet in size (but it ranges from 1950 to over 2600 SF), with 2-3 bedrooms on average (though many include a sitting room as part of the master bedroom suite also).

Many of these homes have great views. Some streets enjoy a higher elevation than others (Stoneridge is the highest) while others look out onto trees or other roofs, either of the two pools or the tennis courts. In general, homes here have a lot of windows – some models have glass floor to ceiling – to take full advantage of the vistas. This development was built between about 1973 and 1975. So it’s not uncommon to find “popcorn ceilings”, original plumbing, single pane windows and other items which may need replacing. (If the furnace is original, it’s probably time to replace it.)

In some of the floorplans there are really large laundry rooms so many owners have moved the utilities to either a closet upstairs to to the garage and reclaimed the laundry room as a small office or computer room. Although this is not a “gated community”, Saratoga Oaks is quiet and there’s not a lot of traffic. The noise that you might hear will likely come from exuberance at the pool or a vehicle on Big Basin Way.

Finally, these homes are located in a slightly hilly area, so some of the usual concerns around hillside homes apply here too. If you’d like to read more on this topic, please check out the following posts:

What To Consider When Buying a Hillside Home in Silicon Valley

What does it cost to purchase a Saratoga Oaks Townhome?

Depending on the precise location (whether or not there’s a view, if it’s an end unit etc.), size, and condition of the townhouse, sales prices vary between the 700s to about 1.2 or more million. The Saratoga condo and townhouse real estate market is a cold buyer’s market right now, so it’s very tough for properties to push the upper limits of value at this time.

HOA Dues: I should add something that is sometimes a bit of a hidden cost, and that’s the home owner association dues, which are steep. Because this communities has not just private roads and landscaping, but also tennis courts, two pools, beautiful oak trees to maintain, regular blanket insurance and also earthquake insurance, the amount of money paid to the HOA each month, if you include everything (insurance and dues) runs between $550/month to high 6s or more. You could be paying $685 per month, in other words – larger units are charged more than the smaller ones. If you see a very low (relatively) HOA fee, it probably is not including the required insurance fees, which are both “blanket” insurance and earthquake insurance for the complex. Head’s up on that.

In order to not miss any, I will include below all townhouses in Saratoga in this price range (displaying more than just Saratoga Oaks rather than missing any). Sorry in advance for any confusion this may cause!

Yesterday we looked at the types of home sales around Silicon Valley by price point. Not terribly surprising, most of the short sales and bank owned homes were in the lowest price ranges. Today we'll look at this type of information not by pricing tier but instead by geography - in other words, by either town, city or district of San Jose (area).

Yesterday we looked at the types of home sales around Silicon Valley by price point. Not terribly surprising, most of the short sales and bank owned homes were in the lowest price ranges. Today we’ll look at this type of information not by pricing tier but instead by geography – in other words, by either town, city or district of San Jose (area). This post will not cover every area but will be a sampling a few communities, mostly on the west side of the valley (since that’s primarily where I work).

By way of reminder, the small image to the left reflects Santa Clara County’s houses for sale as a whole – all areas and all price points. (You can see the full sized image by clicking on it.) The green area represents “regular home sales” and the brick red and light orange signify distressed properties listed on the MLS for sale (red is short sales and orange is bank owned or REOs). Next let’s see a few regions within the county to see how things are faring geographically.

1. Almaden Valley area of San Jose – homes listed for sale by type – very few distressed properties on the market!

Almaden is a lovely southwest San Jose suburban community (zip code 95120) that grew up initially with the cinnabar or mercury mining activity. Today it’s an upscale area of more expensive homes than most of the county, it enjoys really good schools and scenic views of the coastal range as well as the Santa Teresa Foothills. Housing here is costly but residents love the quality of life. Since the cost of homes for sale here is high, it’s not super surprising, after seeing yesterday’s post, that there are very few distressed homes on the market here. Next we’ll check the other extreme….

2. Alum Rock area of San Jose – this is a less wealthy part of Santa Clara County and generally has been harder hit by the mortgage and housing crisis.

In this east San Jose neighborhood of Alum Rock (near beautiful Alum Rock Park), almost half the homes listed for sale are either short sales or bank owned properties. That said, Alum Rock has some areas which are much more upscale (and elevated), some with many many acres of land and those pricier properties are not quite so badly hit with the distressed property deluge.

3. Cambrian area of San Jose – a west valley community that often closely reflects Santa Clara County as a whole

The Cambrian or Cambrian Park district of San Jose often has prices, days on market and other trends which are very similar to Santa Clara County so it’s often a good “gauge” of how the area is doing generally. If you compare this graph to the one at the top of this post, you’ll find them very similar – about 2/3 of listed houses and duet homes for sale are “regular” or non-distressed sales.

5. Campbell -a little more expensive, great downtown, popular area

Campbell is exceedingly popular as it’s got a charming downtown, enjoys light rail access and is part of the Los Gatos Creek Trail. It’s close to Los Gatos, but more affordable. Here about 70% of the homes listed for sale on our multiple listing service or MLS are regular sales, so a little healthier than most of Silicon Valley.

6. Los Gatos – a more expensive community, fewer distressed houses for sale

In Los Gatos, there are right now just 3 short sales on the market (for houses and duet homes) and NO bank owned homes. As you can see, it’s overwhelmingly “normal sales” and this helps a lot with home values.

A year or so ago, we had a cluster of short sales in one particular east Los Gatos neighborhood and it was really damaging the property values of the “regular sellers’” homes. It’s encouraging to see this correct a bit.

7. Monte Sereno – more expensive still – no distressed houses for sale right now!

Monte Sereno is a tiny city with 4,000 residents. It’s more expensive then neighboring Los Gatos, with whom it shares police, schools, library and more.

With no businesses or commercial buildings, Monte Sereno enjoys a quieter lifestyle. Most of the activity is either around Daves Avenue School, the post office/city building or the horse trails!

8. Palo Alto -home to Stanford and classy luxury homes

Stately and vibrant Palo Alto is home to Stanford University (and the Lucille Packard Hospital, which is a world class facility). Schools in this city are top-rated in Silicon Valley. The city is beautiful and there’s lots to do. For many reasons, then, Palo Alto is probably the most sought after address in the region, and home prices reflect its desireability. Not surprisingly, then, it’s not likely that home buyers will find many low-cost distressed properties on the market. When they do appear, they tend to go fast. As of this writing, there’s just one short sale and no bank owned homes available there.

9. Saratoga – great schools, scenic vista, highly regarded Silicon Valley community

Saratoga is not as costly as Palo Alto, but within Santa Clara County it’s right up there near the top for least affordable.

What I find most interesting here is not the small number of distressed properties on the MLS in Saratoga, but rather that there’s an equal number of short sales as there are REOs (bank owned). Usually the ratio is more 2 – to – 1. Maybe it’s a fluke? We’ll have to check and see down the road!

What we see when looking at Silicon Valley houses listed for sale by sale type is that the geographical differences largely mimic the pricing tiers. The more expensive the area – or the home within it – the less likely you are to find that bargain priced property.

Selling Your Silicon Valley Home: Staging & Color - all white paint is not a big help!

When Silicon Valley home owners prepare their property for the competitive real estate market, they want to get a good return on their efforts of time and money. Often the best staging work is a matter of decluttering, updating or improving floor coverings, wall coverings fixtures and countertops.

Today let’s talk color.

Years ago, the conventional wisdom was that all San Jose, Los Gatos or Santa Clara County home buyers wanted white walls “because it makes a home look bigger”. It is true that lighter colors tend to help with the light, bright and airy look, but all white is all boring.
Have a look at the image below. Do you find that the all-white look is the most appealing? Most buyers would say not – that a splash of color makes the room “pop” and more interesting and desirable.

One of the services I have begun to provide to my seller clients (once they sign a listing agreement) is some assistance from a staging professional on selecting colors or make general suggestions on floor coverings. We have found that buyers respond well to a clean, fresh look of a home with newer paint (wallpaper removed in most cases), vinyl or other flooring, light fixtures and countertops.

Normally I do not suggest drastic remodeling to get the most money from your home’s sale, but instead, touch up work here and there. A little color on the walls can often be your very best “bang for your buck” in terms of the return you get when the property sells. This is true no matter what type of sale or what price range, including luxury home sales. (For short sales, putting a little effort in might make the difference between selling and not.) Banks often pay to do these kinds of things too, because they know it will maximize their return.

Browse Saratoga CA View Homes for Sale

The low-lying hilly areas of Saratoga is a highly regarded area in which to live for the convenience, natural beauty, rural feel, large parcels and houses, schools and vistas. The foothills offer spectacular views – some of the valley, others the mountains. Many of these prized locations are just a few minutes from town and most enjoy top rated schools (Saratoga and Cupertino) boasting some of the highest API scores in the state.

Purchasing hillside real estate is a little different than buying a house or land on the floor of Silicon Valley. With a little elevation, it’s important to consider natural hazards, soil conditions, drainage, clearance around the house for fire safety, and more. In remote locations, the property may not be serviced by the regular utility companies for water, power and sewer (but instead have wells, propane and septic). Private roads may also be part of the package if the property is quite elevated and secluded (more likely in the Santa Cruz Mountains rather than in the “blue hills” or nearby areas).

If you have never visited these parts of Saratoga, it’s well worth a Sunday drive! You might head out to Garrod’s for horseback riding or to Cooper-Garrod (or, of Highway 9, to Savannah-Chanelle Vineyards & Tasting) for some wine tasting. Or do what so many others do, and drop by a few “open houses” in the hills.

Meanwhile, though, you can browse high end Saratoga view homes for sale here!
