Yesterday we looked at the types of home sales around Silicon Valley by price point. Not terribly surprising, most of the short sales and bank owned homes were in the lowest price ranges. Today we’ll look at this type of information not by pricing tier but instead by geography – in other words, by either town, city or district of San Jose (area). This post will not cover every area but will be a sampling a few communities, mostly on the west side of the valley (since that’s primarily where I work). 
By way of reminder, the small image to the left reflects Santa Clara County’s houses for sale as a whole – all areas and all price points. (You can see the full sized image by clicking on it.) The green area represents “regular home sales” and the brick red and light orange signify distressed properties listed on the MLS for sale (red is short sales and orange is bank owned or REOs). Next let’s see a few regions within the county to see how things are faring geographically.
1. Almaden Valley area of San Jose – homes listed for sale by type – very few distressed properties on the market!
Almaden is a lovely southwest San Jose suburban community (zip code 95120) that grew up initially with the cinnabar or mercury mining activity. Today it’s an upscale area of more expensive homes than most of the county, it enjoys really good schools and scenic views of the coastal range as well as the Santa Teresa Foothills. Housing here is costly but residents love the quality of life. Since the cost of homes for sale here is high, it’s not super surprising, after seeing yesterday’s post, that there are very few distressed homes on the market here. Monte Sereno is an upscale, small city of about 4,000 residents. It shares police, parks, library and school services with neighboring Los Gatos and the residents of Monte Sereno tend to be very involved in the life of Los Gatos for that reason. In a sense, they are like sister cities living next door to each other.
Monte Sereno is not just a mini-me of Los Gatos, though. Unlike its larger next door neighbor, there’s no industry in this city. Aside from the post office and city offices, it’s 100% residential: there are no commercial buildings whatsoever. And it’s pricey! Houses tend to be a bit more expensive in MS, even though it has the same schools (a larger driver of home values in Silicon Valley) and zip codes with LG. There are a good number of estate properties and luxury homes too. Looking for an exclusive neighborhood? This will fill that bill – along with much of Los Gatos and Saratoga.
How’s the real estate market in Monte Sereno?
I update my readers via this blog and also via my Live in Los Gatos blog fairly often on various Silicon Valley communities, including Monte Sereno. Here are a couple of resources for keeping a pulse on the market trends and statistics in this neat little city:
Properties for Sale in Monte Sereno CA
The vast majority of residential real estate in Monte Sereno is single family homes (houses & duet homes), but there are a few townhouses in the city limits too (some townhouses are held in PUD ownership, others in condominium ownership). Also, most (99%) of Monte Sereno is in the 95030 zip code (tiniest of fractions in 95032) and in the Los Gatos School District (tiny fraction in Moreland schools).
At any given time there are usually fewer than 50 houses or homes for sale. Below are the listings currently on our MLS, beginning with those listed most recently. If you click through, you may also view the available properties via map – an easy way to get a lay of the land!

According to the San Jose Mercury News, the San Jose area has now had more than a “normal” amount of rainfall.
Is that it? After 14 solid days of the wet stuff and most every day in March bringing those fabled showers, it seems like we should be well over the normal amount of rainfall year to date.
Santa Cruz is 110% of normal for rain year to date, according to the National Weather Service. Mount Hamilton is 129%. The San Francisco Airport is 121% of normal.
The Santa Cruz Mountains and nearby western foothill areas of Silicon Valley ike Almaden Valley (San Jose), Los Gatos, Monte Sereno, Saratoga, Cupertino, Los Altos Hills and on up the Peninsula all got walloped over these last 2 weeks especially. It’s hard to believe that we are at “just normal”.
But the good news is that this week is supposed to be dry and by late this week temps are supposed to hit the high 70s. Bring it on!

With our 300 sunny days per year in Silicon Valley (at least most years!), golf is a sport enjoyed year round here in the San Jose area. Living near a golf course, or having a golf course view, is highly desirable as it provides scenic open space as well as convenience for avid golfers.
Silicon Valley Golf Homes, Silicon Valley Golf Properties
There are beautiful courses throughout the South Bay Area and it’s possible to find small condos with views of them at fairly affordable prices (Sunnyvale’s Sunken Gardens area is one of them). Today, though, I want to provide a list of homes for sale near golf courses in the foothill areas of Silicon Valley. Many of these will also be luxury homes. So the MLS list of these houses on the market which you can browse includes these areas:
San Jose areas including Evergreen & Silver Creek, Santa Teresa, Blossom Valley and Almaden; Los Gatos, Monte Sereno, Saratoga, Cupertino, and Los Altos.
There are golf courses to be found in other parts of Santa Clara County too (Mountain View, Sunnyvale, Santa Clara and more) – let me know if you are interested in these parts and I can send you a link for searching them for similar residential real estate.

Often I have clients who are interested in purchasing a 4 bedroom, 2 bath home in a good school district in Silicon Valley, particularly in the South Bay and West Valley areas. Tonight I did a study on the MLS of homes that have sold and closed escrow in the last 3 – 6 months with these characteristics:
- single family home (house)
- 4 bedrooms
- 2 bathrooms
- 1800 to 2200 square feet of living space
- 6000 to 10,000 sf lot
Disclaimers aside, here are the numbers as I shook them out for select West Valley Communities in the San Jose area with good schools (the first number is the average sales price per square foot, the second number is the average sales price):

The luxury homes market often behaves very differently than the rest of the real estate market as a whole. If interest rates jump around, the impact is often far less since the home buyers of estate properties may not be nearly as dependent upon financing. Many of these fine homes & estates are paid for “all cash”. (In some cases they do this but later arrange financing, perhaps funding a “charitable remainder” trust rather than a more typical institutional loan.)
How’s the real estate market for high end homes in Los Gatos, Monte Sereno and the Los Gatos Mountain communities? Defining “luxury homes” is a bit tricky because what constitutes luxury can vary from area to area (check out these estate homes for sale in the Buffalo NY area). For now let’s use prices of $2 million or greater as we first look at the Months of Inventory or Absorption Rate – though in fairness, the luxury price point is a little lower in the mountains. (Six months is considered balanced by the National Association of Realtor, less is a sellers market and more is a buyers market.)
As of this writing (Jan 21, 2010) here are the numbers for homes over $2,000,000:
Los Gatos, 95030 for sale (active) = 20 Sold in the last month = 1 Months of inventory = 20
Los Gatos, 95032 for sale (active) = 14 Sold in the last month = 1 Months of inventory = 14
LG Mtns, 950303 for sale (active) = 2 Sold in the last month =0 Months of inventory = infinite
Monte Sereno for sale (active) = 7 Sold in the last month = 0 Months of inventory = infinite
So right now, it is a deep buyers market in the luxury home strata in Monte Sereno, Los Gatos and the Los Gatos Mountains.
Next we’ll change gears and use Altos Research and quartiles to evaluate the most expensive listings. We will look at the top quartile of list prices, the high end listings in Los Gatos (zip codes 95030 and 95032 in town), in the Los Gatos Mountains (unincorporated, 95033) and Monte Sereno (99.9% of which is in 95030 but a tiny sliver has the 95032 zip code). The charts I’m using are live and will be continuously updated by Altos Research, to which I have a subscription.

Mid-century modern homes, including those designed by Joseph Eichler, dot the Silicon Valley & South Bay Area real estate landscape. There are probably more than 5,000 Eichlers in Santa Clara County altogether, plus all the other homes of that genre with the similar modern style, which was influenced by the ranch and prarie styles as well as the dramatic work by Frank Lloyd Wright (open beam ceilings, nearly flat roofs, lots of exposed wood & glass windows stretching from the floor to the ceiling). Eichlers, especially, put a premium on privacy from the street but open to the outdoors otherwise.
Not every community in Santa Clara County has Eichler homes, but most have the mid-century modern style homes & neighborhoods. These homes vary from tiny, modest cottages of 1100 square feet to large & elegant houses of nearly 3,000 square feet, featuring big, central atriums or courtyards. (There are also some co-ops in the valley too.) The quality varies, as the homes were constructed by several different builders with different home buying budgets in mind. Real estate prices range from “entry level” to very expensive, depending on the location (city and schools), size of the home & lot, and condition of the property. Most of them are now about 50 years old, though some are a little younger.
Some of the West Side Silicon Valley Communities which feature Eichler and Mid Century Modern Homes
In Los Gatos there are no Eichlers but there are a small handful of single family homes which are mid-century modern on Eastridge Drive (just off Blossom Hill Road and Hillbrook). There are a couple more at the end of Magnuson Terrace (off Magnuson Loop and Los Gatos Blvd). Additionally, there are some smaller mid-50s homes on El Gato (and adjacent portions of Escobar) off of Los Gatos-Almaden Road. Unfortunately, not all of these homes are “well kept”, though many are.
Monte Sereno is home to 16 Eichler designed houses on Via Sereno beginning at the intersection of Winchester Blvd with Via Sereno. These houses were built in the late 60s to early 70s.
