The schools are good, the crime is low, and the commute is not too bad. For people <strong>relocating to Santa Clara County</strong>, this is a place to know about since <em>quality education</em> and <em>affordability</em> are often high priorities!</p>
<p>What&#8217;s the compromise for the more reasonable prices of homes for sale? Well, Cambrian doesn&#8217;t have an interesting, upscale downtown area like Campbell, Los Gatos, Saratoga, or Willow Glen.</p>
<p>But it does have <em>tons of shopping</em> &amp; restaurants and even a Farmer&#8217;s Market. It also enjoys a top notch hospital (Good Samaritan) and plenty of parks as well as a fantastic rec center with a large park adjacent to it, the <strong><em><a href="http://www.sanjoseca.gov/prns/communitycenters/camden/" target="_blank">Camden Community Center</a></em></strong>, which has tons of programs (including an after school program for youth), classes, and a fabulous pool.  (My family and I lived in Cambrian in the &#8220;Cambrian Gardens&#8221; neighborhood for 10 years and loved it &#8211; our kids made great use of the community center too.)</p>
<p>Altogether, there are about 75,000 to 80,000 residents in Cambrian, spread throughout the three zip codes of 95124, 95118 and a little tiny bit of 95008.</p>
<p>If there is a &#8220;central Cambrian Park&#8221;, it would have to be near the original Cambrian Park Shopping Center, which was the first actual mall in San Jose! That area is sometimes known as <strong>Cambrian Village</strong>.  People sometimes use the three names interchangeably: Cambrian, Cambrian Park, Cambrian Village.:</p>

<p><span id="more-128"></span><strong>Cambrian Park</strong> is a west side suburban area, part of the city of <strong>San Jose</strong> for the most part (there are a few county pockets, a bit now covered by Campbell, though), which is located adjacent to Campbell, Los Gatos, Almaden Valley, Blossom Valley and Willow Glen.</p>
<p>The <strong><em>Cambrian Park boundaries</em></strong> are, approximately, Foxworthy Avenue, Bascom Avenue, Carlton Avenue, Blossom Hill Road (except for a jut up in the Vista Loop area), Camden Avenue, the Guadalupe Creek (between Coleman Ave and Blossom Hill Rd.) and Almaden Expressway. There are many many zigs and zags, especially with the Los Gatos border, but I sketched out the approximate boundaries so that readers could get a rough idea of the area we call Cambrian Park &#8211; see the map above.</p>
<h2>What are the schools in Cambrian?</h2>
<p>Cambrian is served by 3 elementary school districts: The Union School District (in the area closest to Los Gatos), the Cambrian School District (the part to the north, closer to Campbell) and San Jose Unified School District (covering most of the 95118 section).   High Schools are served by Campbell Union High School District if the homes are in the Union or Cambrian schools area, or San Jose Unified in the rest of Cambrian. (Some school districts are elementary and middle only, with a separate high school district.  Others are &#8220;unified&#8221;, covering K &#8211; 12.)</p>
<p>The newest <strong><a href="http://api.cde.ca.gov/Acnt2011/2011GrthAPICo.aspx?cYear=2010-11&amp;cSelect=43,SANTA,CLARA" target="_blank">API scores </a></strong>for Santa Clara County&#8217;s public schools have been released as of Nov 29, 2011.  If you are unfamiliar with how API scores work, it&#8217;s on a scale of 1 to 1000.  The target number for the county is 800, so anything higher is considered good.  Getting close to or over 900 is rare and is the mark of an exceptionally excellent school.</p>
<p>Cambrian came out even stronger than in years past, particularly in the Union School District, where 5 out of 6 elementary schools were in the 900s and the other 1 school was at 878.</p>
<p>The middle schools in the Union area of Cambrian Park also scored high in 2010, with Dartmouth at 900 and Union Middle at 881. For some reason there are NO scores for 2011.</p>
<p>In the Cambrian School District there are 4 grammar schools, 3 of which slipped from the previous year and 1 of which went up.  Bagby was at 905 this time and the rest were in the 8s. Price Charter Middle School held steady at 864.</p>
<p>The high schools in this region (the Campbell Union HSD) all went up from the previous year, but only one of them, Leigh, is over 800 (Leigh has a strong 822 API).</p>

<p>The Cambrian elementary schools covered by the <strong>San Jose Unified School District</strong> are:<br />
Almaden Elementary (782 API), Hacienda Science/Environmental Magnet Elementary (872) , and Reed Elementary (844).  The middle schools in Cambrian or covering Cambrian for the SJUSD are Castillero (795, slipped a little from the previous year &#8211; this school is in Almaden Valley) and John Muir (782).  The map of this district is not very helpful &#8211; cannot seem to zoom in:<br />

<h2>The History of Cambrian, via the Cambrian Community Council</h2>
<p>A friend &amp; past client of mine (who purchased a home with me in Cambrian) very kindly told me about a wonderful article on the history of the Cambrian area which can be found on the <strong><em><a href="http://cambriancommunitycouncil.com/">Cambrian Community Council</a></em></strong> website.</p>
<h3>Cambrian Area: It was always about the schools!</h3>
<p>As with many parts of California, interestingly, the name itself goes back to the naming of a school (Cambria being another name for Wales).  This happened in the mid to late 1800s. The details of the founding of the Union School District and the Cambrian School District are shared there, too. It&#8217;s funny to think that more than a century later, the high quality schools in this San Jose neighborhood are still of prime importance and a main driver in home values.</p>
<h3>Where was Cambrian originally?</h3>
<p>The article further explains that the Cambrian area was an<em> enormous stretch of land</em>, and that Cambrian Park is within that general area (as is &#8220;Cambrian Village&#8221;, found at the crossroads of Union and Camden Avenues in San Jose).  The boundaries got defined differently at various points in time, and at times has included part of Los Gatos. (I read elsewhere that Cambrian was said to extend as far as Dry Creek Road at one point.) Some areas that were originally Cambrian are now part of Willow Glen or part of Campbell. Our local Realtor MLS defines the area as going roughly from about Foxworthy to the north to Blossom Hill in the south, Almaden Expressway to the east and Bascom Avenue to the west. (It touches Los Gatos, Almaden Valley, Willow Glen, and Campbell.)</p>

<p>In many communities such as Saratoga, Los Gatos, Los Altos, Willow Glen, Campbell and Palo Alto, there is a high premium placed on homes which are close to the downtown area.  Many real estate agents advertise these as &#8220;<em><strong>walk to town</strong></em>&#8221; but the idea is simple: it&#8217;s nearby, you can stroll, skate, ride or bike, wheel yourself and forget the car.<br />
<a href="http://sanjoserealestatelosgatoshomes.com/saratoga-village-downtown-saratoga-ca/" target="_blank"><br />
Downtown Saratoga, also called Saratoga Village</a>, welcomes residents and visitors to a charming, scenic area with fabulous shops, spas, wine tasting venues, restaurants and more.  This part of the city boasts top scoring schools as well as lovely older and historic buildings and a gorgeous park alongside Saratoga Creek. Whether you spend an afternoon or a lifetime in Saratoga, this part of town will call you back again and again!</p>
<h3>What do you need to know about buying a house, townhouse or condo in downtown Saratoga?</h3>
<p>There are a few points which you are well served to know when purchasing residential real estate in this upscale community. We&#8217;ll touch on a few of them here: historic homes, traffic &amp; noise, natural hazards, parking, and special issues with condos, townhouses and PUDs (planned unit developments).</p>
<p>First, <em><strong>this downtown Saratoga Village zone is historic</strong></em>; while not every property is deemed historic, many are and that means that there will be restrictions on remodeling and expansion of single family homes or houses. For instance, original glass in windows may need to remain if you&#8217;ve got a Victorian house dating from the 1890s, and expansions may need to be off the back of the home so that the facade keeps its initial look and feel (just examples).  This can be frustrating if you buy a luxury home that &#8220;needs work&#8221; and you are surprised later. If the house was built before 1950 or so, double check the rules!<span id="more-5135"></span></p>
<p>Second,<strong><em> traffic and noise can be an issue</em></strong> and vary from day to day as well as from one time of day to another; there are a variety of traffic related concerns.  <strong>Big Basin Way is an alternate route to Highway 17</strong> for access to Skyline Boulevard and the coast.  Cars and motorcycles may be thick on Saratoga Avenue, Saratoga-Sunnyvale Road and Saratoga-Los Gatos Road when the weather is good.  <strong>Motorcycles can be especially loud</strong> when large groups go on a road trip together!  Of course there will be extra cars when a concert is featured at The Mountain Winery (off Big Basin Way) or Montalvo (off Saratoga-Los Gatos Road).  If you have a serene view property it might surprise you how much motorcycle noise can carry &#8211; so be sure to visit the property on a warm weekend afternoon or two to check it out.</p>
<p>Additionally, because Big Basin is an alternate route to Highway 17, it can also get a lot of traffic if there&#8217;s a problem on 17 in winter due to weather such as with downed trees, mudslides, car accidents with severe backups, etc. So when weather is good and when weather is bad, Big Basin and nearby roads can get very congested and move slowly.</p>
<p><strong>Commuters who live in the mountains as well as others choke Saratoga Avenue at rush hour</strong>.  This is slowed further by having to pass two schools (Sacred Heart and St. Andrews) before getting to Highway 85.  Saratoga Avenue has just one lane in each direction through the historic zone, but after the freeway it&#8217;s much better.  (Saratoga-Sunnyvale isn&#8217;t bad as there are 2 lanes but remember to slow down at Saratoga High &#8211; the road is wide so the temptation is to go too fast.)</p>
<p><strong>Natural hazards: </strong> Depending on the location of the home in relation to the village, you could be in a wildland fire zone, in an unstable soils zone, a seismic zone or other &#8220;natural hazard&#8221; areas.  Also, if you are closer in to the hills or near a creek (and there are 2 in downtown Saratoga), there will of course be an<em><strong> increased contact with wild life</strong></em>, such as deer &#8211; but potentially also mountain lions, bobcats, racoons, possum, skunks, etc.  Most people love seeing the deer but others find it upsetting that their beloved garden is viewed as a buffet!</p>
<p>Finally, as with many downtown areas, parking can be a little tricky at times.  Valet parking can be a big help but no matter what, do pay attention to how long you&#8217;re in a spot and what the limit is &#8211; it can be expensive if you forget!</p>
<h3>Are there special issues with Condos, Townhomes or PUDs in downtown Saratoga, CA?</h3>
<p>In some cases, yes, PUDs, condominiums and townhouse communities may have special issues due to any of the items listed above.  In 2010 I had a great listing at <a href="http://sanjoserealestatelosgatoshomes.com/saratoga-oaks-townhouse-community-near-downtown-saratoga-village/" target="_blank">Saratoga Oaks</a>, a lovely and luxurious townhouse resort community.  Because of their proximity to the hills, the home owner&#8217;s association had <strong>earthquake insurance</strong> and that was quite costly.  The HOA dues covered not just the multiple pools, tennis courts, pool house, roads etc. but also fairly expensive blanket and earthquake  insurance as well. (That listing of mine on <a href="http://sanjoserealestatelosgatoshomes.com/inviting-saratoga-townhome-end-unit-close-to-the-village/" target="_blank">Placida Court is sold and closed</a> but you can check the photos out here to get an idea of the area.)</p>
<p>A problem throughout Silicon Valley is condo, PUD and townhouse <strong><em>home owners defaulting on their monthly dues</em></strong> (and any special assessments).  Whenever you purchase one of these types of homes it is very important to know how financially sound the community is.  If there are many defaults, it is possible that the reserve account will run too low, resulting in either deferred maintenance, raised dues or special assessments  for those who <em>are</em> paying.  (With a short sale, some of the owed monies may be forgiven, and with a foreclosure there may be no recouping of debts owed at all.)</p>
<p><strong>There are very few distressed sales in Saratoga, relative to the rest of Silicon Valley, so this risk should be lower in downtown Saratoga or anywhere in that city, but do check the situation out so that yo aren&#8217;t later handed a big bill to pay! </strong> Here are a couple of related articles that you might find helpful:</p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p>Ever wonder which school a property is assigned to for the students that live here?  The boundaries, especially in larger districts such as San Jose Unified, can be hard to figure out.   In the Almaden Valley area of San Jose, for instance, some parents really want to make sure that their kids attend Leland High School rather than Pioneer (or Leigh or Branham or Los Gatos High &#8211; there are so many schools represented in Almaden!), for instance.</p>
<p>Until recently, you had to go to the Santa Clara County Office of Education&#8217;s website to see which high school and elementary/middle school district you would be in.  I will post many of those below. From there you had to enter your address to see the specific schools. After that, you had to go to another site entirely to get the API scores.</p>
<p>Now, however, some smart people have done a mashup of addresses, school scores and API scores.  I like this site so well that I&#8217;m advertising in a couple of zip codes (that&#8217;s my disclaimer).  Check it out:</p>

<li>It is a seller&#8217;s market for both houses and condominiums in Santa Clara County (homes are selling well and very close to list price on average)</li>
<li>The average and median sales price for houses &amp; duet homes is down month over month and year over year (properties that are selling are those which are priced lower)</li>
<li>For condos and townhomes, prices are up month over month (but down year over year).  The condo market here has taken a huge beating in recent years.</li>
<li>The market is not equally hot everywhere!  It&#8217;s red hot in Palo Alto, Los Altos, Cupertino, and areas nearby (Santa Clara, Sunnyvale, Mountain View).  It is also hot where there are low priced foreclosure houses which can be bought at bargain rates.  The move-up market has been tough entry level houses in the best school areas are very sought after right now.  (The market is decidedly cooler in Los Gatos and Almaden Valley.)</li>
<li>Homes that are selling best are completely remodeled and have no &#8220;issues&#8221; (such as high voltage lines, poor floorplan, proximity to something undesirable etc.) and priced aggressively  OR are distressed sales with great pricing</li>
</ul>
<p>In the best areas, or those with the hottest markets, we are seeing some multiple offers with overbidding.  At the same time, we are finding homes that look great but languish on the market due to some issue or another or pricing that&#8217;s not as competitive as it needs to be for today&#8217;s market (or both).<span id="more-4507"></span></p>
<p><strong>Sellers:</strong> <a href="http://sanjoserealestatelosgatoshomes.com/why-didnt-my-san-jose-home-sell/" target="_blank">if your home isn&#8217;t selling</a> and it&#8217;s had good exposure, plenty of photos etc. and been on the market for a month or more, see if there&#8217;s an issue that you can fix or mitigate.  Obviously you cannot move high voltage lines or a freeway, but if there are odors, clutter, or landscaping issues, it would be wise to fix them.  That failing, to get your house sold it will probably require a significant price cut.  The longer it&#8217;s been on the market without a price change, probably the deeper the adjustment will need to be.</p>
<p><strong>Buyers:</strong> tired of losing out on multiple offers?  That &#8220;perfect home&#8221; is the one that gets all the attention &#8211; but sometimes, just around the corner, there&#8217;s a property that with a little fixing could be just as sweet and that one can be purchased without so much competition or overbidding, so ultimately will cost you a lot less.  Every other buyer wants what you want: a turnkey home that <em>needs nothing</em> (inside or out).  But if you will push yourself a little and buy one which only needs one or two changes, you will find that your offer would be most welcome!</p>
<p>For instance, we know that right now (in these frugal times), <a href="http://sanjoserealestatelosgatoshomes.com/pools-saleabilityand-resale-value-in-silicon-valley/" target="_blank">many buyers do not want a pool</a> &#8211; probably because of the ongoing maintenance costs.  An in-ground pool can be filled for anywhere from $8000 to $20,000 or $25,000, depending on a lot of variables.  If you want to buy a home with less competition, find the house with a pool and be willing to take on removing or filling it and re-landscaping.   This is a fixable issue!</p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/06/Scenic-Silicon-Valley1.jpg"><img class="alignright size-full wp-image-4216" style="margin: 2px 6px;" title="Scenic Silicon Valley" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/06/Scenic-Silicon-Valley1.jpg" alt="Scenic Silicon Valley" width="300" height="191" /></a>If you arrived into Silicon Valley via Highway 101, driving south from San Francisco, you might believe that the Santa Clara Valley, the San Jose area and Silicon Valley as a whole has got to seem to be the ugliest place on earth.  Although heavily traveled, that is<em> not </em>the &#8220;scenic route&#8221;.</p>
<p>So, too, if you are <strong>looking for a place to live</strong> and are groping to find a place that is reasonably priced, fairly safe and not a terrible commute distance.  You might not even have &#8220;is nice looking&#8221; on your wish list.  You might not think it&#8217;s possible if all you ever see are the ugly concrete tilt-up buildings in north San Jose, Santa Clara, Alviso, or anywhere along the 237 corridor.  That area is an architectural wasteland.</p>
<p>Let me assure you: <em><strong>there are a lot of beautiful places in Silicon Valley where you can rent or buy a home</strong></em>.  But how do you find them?  It helps a lot to have a local give you a few pointers.  I&#8217;ll give you some tips today on finding a scenic place to live.</p>
<p><strong>Hills</strong> &#8211; An easy way to find a scenic location to make your home is to settle <strong><em>near the hills</em></strong>, especially those in the west valley (the Santa Cruz Mountains or the Coastal Range) as they are green year-round.  Communities at the base of the west valley foothills include, in Santa Clara County, Palo Alto, Los Altos, Los Altos Hills, Cupertino, Saratoga, Monte Sereno, Los Gatos, and the Almaden Valley area of San Jose.   All of these areas are adjacent to the hills or mountains and offer far better than average schools (many of them qualify as great &#8211; <a href="http://sanjoserealestatelosgatoshomes.com/what-does-it-cost-to-buy-a-4-bedroom-2-bath-home-in-silicon-valley-with-good-school/" target="_blank">compare costs between these areas</a>).<span id="more-4210"></span></p>
<p>Of course, if you go<strong><em> into the hills</em></strong> instead of just being near the base of them, there will be valley views as well.  If you go to the summit area of the Santa Cruz Mountains, you could really luck out and get a 360 degree view of the Monterey Bay on one side and the valley and San Francisco Bay on the other.  (But that would not likely be a short commute to most of Silicon Valley.)</p>
<p>In San Mateo County, there&#8217;s Menlo Park, Redwood City,  Belmont, Hillsborough&#8230;most of these communities are more scenic as you go closer into the hills.  Some even offer a view of the San Francisco Bay.</p>
<p>In<strong> the east foothills of San Jose</strong>, there are many lovely areas too.  Among my favorite are the old section of Alum Rock (with beautiful <a href="http://sanjoserealestatelosgatoshomes.com/beautiful-spanish-style-homes-for-sale-in-silicon-valley/">Spanish style houses</a> up near the country club), some of the rural areas of the Berryessa district in San Jose and the southern part of Evergreen (near Silver Creek and the Villages).</p>
<p><strong>Other hills and knolls -</strong> the coastal range and east foothills aren&#8217;t the only areas with a higher elevation and views.  Think of the Santa Teresa Foothills Blossom Valley, Santa Teresa areas), Communication Hill (Blossom Valley, Willow Glen), or the occasional small little hill such as Lone Hill in the Cambrian district of San Jose.  You don&#8217;t have to get very high up to have a great view.  Look at the terrain maps for small elevations and check those areas out!</p>
<p><strong>Waterways -</strong> In addition to the mountains, there are many scenic spots in Silicon Valley alongside rivers, creeks and streams.  When I was a newlywed (back in 1985), my husband and I lived alongside Stevens Creek &#8211; that is, the waterway, not the major road &#8211; in Sunnyvale.  The apartment complex had a number of units overlooking the creek and there were tons of trees providing a great, green view.  You can check out that apartment complex online &#8211; it&#8217;s called <a href="http://www.essexapartmenthomes.com/apartment/brookside-oaks-sunnyvale-ca-60x20gt39051" target="_blank">Brookside Oaks</a>.</p>

<td>Newcomers may not know that the San Francisco Bay doesn&#8217;t have many great waterfront areas in the south bay; they wonder why I don&#8217;t suggest purchasing a bayfront home since part of San Jose touches the far southern end of the bay.&nbsp;</p>
<p>Alviso, once its own town but now part of San Jose, was a shipping port in the 1800s and had a busy marina back before railroads found their way to the region.  (Good, concise <a href="http://en.wikipedia.org/wiki/Alviso,_San_Jose,_California" target="_blank">article on the history of Alviso on Wikipedia</a>.)</p>
<p>Eventually the tidal, marshy waters gave way to salt ponds (see <a href="http://www.environmentalgraffiti.com/featured/san-francisco-incredible-stained-glass-salt-ponds/14109" target="_blank">images of salt ponds</a> from the sky) in both Alviso and neighboring Milpitas, so the Alviso marina now guides boaters to the bay through a long, winding slough.  It&#8217;s not terribly scenic.</td>

<div>There is <strong>salt pond restoration project</strong> underway, I&#8217;m happy to report.  Just recently some of the freshwater from the Guadalupe River was allowed into one of the salt ponds in Alviso.  They are going to very slowly reclaim the marsh for its natural habitat, exercising caution to make sure  the ecosystem does well with the transition.</div>

<p>Back to the <strong>bayfront housing</strong>:  you can get waterfront homes in <em><strong>Redwood Shores</strong></em> and <em><strong>Foster City</strong></em>, which are on the north end of &#8220;Silicon Valley&#8221; on the Peninsula.  Many of those areas are on landfill, and although well compacted, that fill is sitting on old bay mud.  Some structures in those areas have had problem with an undue amount of movement.  Others have had salt water get to their foundations, which can cause the re-bar inside to rust (making the foundation far less strong).  Both communities are super clean and attractive (I have sold homes in both).</p>
<p>Not quite Silicon Valley, <strong>Santa Cruz</strong> does offer many really lovely places in which to live too &#8211; great views from many spots.  Adjacent to Neary&#8217;s Lagoon there are apartments, townhouses (some of which are for rent) and low income housing too.  It&#8217;s a very scenic part of Santa Cruz and just about a mile from the beach on foot.  A few high rise buildings, such as the condo complex on Broadway, feature views of the Santa Cruz Beach Boardwalk and the Monterey Bay.</p>
<p><strong>Flatlands</strong> &#8211; not to worry if you strike out with the hills and waterways.  There are still many lovely areas in Silicon Valley that are not included in those areas.  One is the beautiful San Jose neighborhood known as <em><strong>The Rosegarden</strong></em>. It is centrally located, with a great wide open space at the park, and loads of lovely older homes with tons of character.</p>
<p>If you enjoy classic architecture, you might check out a few areas closer to downtown San Jose: Naglee Park, Vendome area and Japantown.</p>
<p>Outside of San Jose, there are scenic <a href="http://www.move2siliconvalley.com/blogs/mary_pope-handy/archive/2009/9/11/urban-living-neighborhoods-in-silicon-valley-and-the-san-jose-area.aspx" target="_blank">urban living</a> or <strong><em>downtown areas</em></strong> in the Willow Glen part of San Jose, downtown Campbell, downtown Saratoga, downtown Los Gatos, downtown Mountain View, downtown Menlo Park, downtown San Mateo, downtown Los Altos and of course the great magnet of them all, downtown Palo Alto.</p>
<p>In some of these places, the downtown area is also right up against the hills &#8211; and that is truly beautiful!  (Think Los Gatos, Saratoga, Los Altos, Menlo Park.)  One nice townhome community in Saratoga has both green views within the complex, is right next to the coastal foothills and is just steps away from downtown Saratoga.  The area has top rated schools too.  If interested, check out<a href="http://sanjoserealestatelosgatoshomes.com/saratoga-oaks-townhouse-community-near-downtown-saratoga-village/" target="_blank"> Saratoga Oaks</a>.) And don&#8217;t miss either Japantown or Santana Row for urban living!</p>
<p>Silicon Valley has a number of neighborhoods with great ambiance despite the absence of either hills <em>or</em> a quaint downtown.  Santa Clara&#8217;s &#8220;old quad&#8221; neighborhood (located near Santa Clara University) is just such a spot.</p>
<p>And, of course, there are spots in Santa Clara County with stunning golf courses, <a href="http://sanjoserealestatelosgatoshomes.com/santa-clara-county-parks-an-introduction/" target="_blank">parks</a> or heavily wooded or open areas that may not belong to the public but which create lovely vistas nonetheless.  A few orchards still dot Sunnyvale, San Jose, Saratoga and other parts of the valley. (New townhouses on Bersano Lane in Los Gatos are on a hill overlooking Lake Vasona. Beautiful views!)</p>
<p>For scenic <strong><a href="http://sanjoserealestatelosgatoshomes.com/what-are-the-options-for-senior-housing-in-silicon-valley/" target="_blank">senior housing</a></strong>, a retirement home or residential care facility for the elderly (which can mean independent living, assisted living, nursing or other), quite a few spots enjoy scenic views also:  <em>Belmont Village</em> in San Jose looks out over <a href="http://sanjoserealestatelosgatoshomes.com/santana-row-upscale-urban-san-jose-neighborhood/" target="_blank">Santana Row</a> on one side and the Winchester House on another; <em>the Atrium</em> in San Jose&#8217;s Blossom Valley has views of Mt. Umunhum; <em>Saratoga Retirement Community</em> enjoys a lovely campus but also is in among gently rolling hills and has a view of the Santa Cruz Mountains; <em>the Villages</em> in San Jose&#8217;s eastside community of Evergreen sits among lovely rolling hills and a golf course in the middle.</p>
<p>Many people <a href="http://www.move2siliconvalley.com" target="_blank">relocating</a> to the San Francisco Peninsula or the South Bay come from areas where homes cost half as much and seem to be twice as big, where there may not be so much congestion and where there is more open space.  We <em>do</em> have places like that, but it&#8217;s important to let whoever&#8217;s helping you know that this is important.    Whether you&#8217;re here to rent an apartment or purchase a townhouse or condo, it can be in a scenic place.  You just need to find them!</p>

It is fairly convenient for commuting as it&#8217;s not too deeply into the San Jose area of <a href="http://sanjoserealestatelosgatoshomes.com/category/neighborhoods/almaden/" target="_blank">Almaden Valley</a>.  About 500 residents call this beautiful neighborhood home.</p>

<p>In addition to the pleasant vistas, the Montevideo home owners and residents enjoy the <strong>cabaña</strong>, which includes a community pool, clubhouse, recreation grounds (shuffleboard, volleyball court and more), a fun swim team for kids.   There are very few cabañas in the west valley, so this is a big draw.</p>

<h3>Where is the Montevideo neighborhood located?</h3>
<p>The Montevideo neighborhood is situated close to the intersection of Camden Avenue and Coleman Road (not quite to Redmond Avenue) in southwest San Jose (Almaden area, zip code 95120).  The development was built in two phases &#8211; the map below shows in a darker green the &#8220;Montevideo 2&#8243; area.  The lighter area was the original Montevideo tract.</p>

<p>The Montevideo neighborhood is just across Coleman Road from the also-very-desirable <a href="http://sanjoserealestatelosgatoshomes.com/meet-the-oak-canyon-neighborhood-of-almaden-valley-in-san-jose/" target="_blank">Oak Canyon neighborhood of Almaden</a>.</p>
<h3>Which schools serve the Montevideo community?</h3>
<p>The Montevideo area is part of the <strong><em>Union School District</em></strong> and the <em><strong>Campbell Union High School District</strong></em>.  (<a href="http://api.cde.ca.gov/AcntRpt2010/2010GrthAPICo.aspx?cYear=2009-10&amp;cSelect=43,SANTA,CLARA" target="_blank">School API scores</a> below can be found on the County List of Schools API Scores for 2009 &#8211; 2010 here.)  It should be noted that Union Schools have been &#8220;trending upward&#8221; for the last few years and that trend is not anticipated to change.</p>
<p>Elementary:  Guadalupe Elementary School &#8211; API 930</p>
<p>Middle:  Castillero Middle School &#8211; API 806</p>
<p>High School:  this is an &#8220;open area&#8221; and students here may attend either Leigh High School  &#8211; API 817 &#8211; or Branham High School &#8211; API 781 &#8211; (you can choose).</p>
<h3>What are homes like in Montevideo? What do they cost?</h3>

<p>The Montevideo neighborhood was built by Schulte-Blackwell in the mid to late 1960s on land which used to be vineyards for the wine making endeavors of the Jesuit Novitiate in Los Gatos (<a href="http://www.realtown.com/LiveInLosGatos/blog/los-gatos-history/a-little-known-hero-with-ties-to-los-gatos" target="_blank">the Society of Jesus</a>, a Catholic religious order of priests and brothers).  The terrain is flat in most areas and gently rolling hilly areas in others.  Some of them have mountain or valley views.</p>
<p>The community is comprised of detached, single family homes, primarily ranch style or two story houses, with a few split level homes, featuring attached 2 car garages.   The smallest dwellings are around 1400 to 1600 square feet and the largest ones usually no more than 2600 or 2800 SF (unless they were added onto).  Most are situated on lots of about 8000 square feet, but some are a hair under 7000 on the small side or closer to 10,000 (with a few exceptions that are bigger) on the large side.</p>
<p>Purchasing real estate in Montevideo is usually a <em><strong>&#8220;move up&#8221;</strong></em> buy as prices run from the mid $700s (if small, distressed, or needing a lot of work) to the $800,000s on the low end up to the low $1 million price range on the high end, depending on many variables (size of home and yard, view, proximity to busier roads or the school, etc.).  Most of these are owner occupied and the neighborhood does display the pride of ownership which is apparent in many better neighborhoods.  (To read up on <a href="http://www.popehandy.com/selling/sellingandbuying.html" target="_blank">how to sell one property and buy another</a>, please read my article on that topic on my popehandy.com website.)</p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://www.sccoe.k12.ca.us/schooldirectory/schoolsinfo/boundarymap/"><img class="alignright size-full wp-image-3436" style="margin: 2px 5px;" title="Santa Clara County Office of Education School District Map" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/02/SCCOE-districtsThumbnail.jpg" alt="" width="143" height="94" /></a>One of the many reasons the <a href="http://sanjoserealestatelosgatoshomes.com/category/neighborhoods/almaden/" target="_blank"><strong>Almaden Valley</strong></a> of San Jose is so popular is the wonderful public schools.  Almaden, like the rest of the county, does not have &#8220;easy&#8221; school district boundaries.  Instead, it&#8217;s complicated &#8211; Almaden is served by<em> several different public school districts </em>and <em>various schools within one of them</em>.  It can be <em>very confusing</em> for home buyers to figure out which areas belong to which elementary, middle and high schools. Today we&#8217;ll address this broad topic, looking at both the districts and the individual schools, providing links to both.  We&#8217;ll include API scores and maps of district and school boundaries too.</p>
<h3>Disclaimers about schools of attendance:</h3>
<p>First, schools &#8211; especially the most popular ones &#8211; are sometimes impacted, or full.  If you move into an area it is likely that you can have your students attend the neighborhood school but it is NOT GUARANTEED.  For example, if your nearest or assigned school is Williams but it&#8217;s full, your child may be assigned to Simonds or some other elementary school.  You will remain in the same district but may not have the nearest school.  This is particularly a problem when moves happen in the middle of the school year.</p>
<p>Second, sometimes boundaries change between schools in the same district.  This usually only happens after a lot of public debate and discussion, but it can happen. (This is also true for some designated natural hazard zones such as flood plains &#8211; those maps can and do sometimes change!)</p>
<p>Third, the San Jose Unified Schools in the Almaden Valley did have court-ordered busing from the mid 1980s to the mid 1990s to help with desegregation. This practice ended in 1996 and the court order was lifted in 2003.  You can read about <a href="http://www.all4ed.org/files/Murray_PIL.pdf" target="_blank">the history of the San Jose Unified School District</a> online.  Although it appears unlikely that busing will happen again, I cannot guarantee that it won&#8217;t.</p>
<p>These are the three broad regions and their schools:<span id="more-3425"></span></p>
<ol>
<li><a href="http://www.sjusd.org/" target="_blank"><strong>S</strong><strong>an Jose Unified School District</strong></a> covers the majority of Almaden (it includes schools at all levels).</li>
<li><a href="http://www.unionsd.k12.ca.us/" target="_blank"><strong>The Union School District</strong></a> and <a href="http://www.cuhsd.org/" target="_blank"><strong>Campbell Union High School District</strong></a> is the next largest school district for Almaden &#8211; this is the northwest corner of Almaden</li>
<li><a href="http://www.lgusd.k12.ca.us/" target="_blank"><strong>The Los Gatos Union School District</strong></a> &amp; <a href="http://www.lgsuhsd.org/" target="_blank"><strong>Los Gatos-Saratoga Joint Union High School District</strong></a>.  This covers just a very few properties on or near Guadalupe Mines Road (Via Saronno, Via Lugano, Via Fortuna, Via Maggiore, part of Via Campagna)</li>
</ol>
<p><a href="http://www.sccoe.org/" target="_blank"><strong>The Santa Clara County Office of Education</strong></a> oversees all of the school districts in our county.</p>
<p>Public High Schools serving Almaden (you can <a href="http://api.cde.ca.gov/AcntRpt2010/2010GrthAPICo.aspx?cYear=2009-10&amp;cSelect=43,SANTA,CLARA" target="_blank">check the <strong>API scores </strong>of these and <em>all Santa Clara County public schools</em> online</a>):</p>
<ol>
<li><a href="http://www.sjusd.org/leland/index.html" target="_blank"><strong>Leland High School</strong></a> (SJUSD) follows Almaden Expressway and is the  school for the southern part of Almaden Valley. API scores are high (890 in 2010) so many home buyers prefer to be within this area.</li>
<li><a href="http://pioneerhigh.org/" target="_blank"><strong>Pioneer High School</strong></a> (SJUSD) is not located in Almaden, but rather in  Blossom Valley, but is the school for a significant number of Almaden  homes east of Almaden Expressway (API 823 in 2010)</li>
<li><a href="http://www.leigh.cuhsd.org/" target="_blank"><strong>Leigh High School</strong></a> (API  817 in 2010) and <strong>Branham High School</strong> (API 781 in 2010) (CUHSD) are both options for most of the northern part of Almaden which is close to Los Gatos</li>
<li><a href="http://www.lghs.net/" target="_blank"><strong>Los Gatos High School</strong></a> (API 873 in 2010) (LGSUHSD) serves a tiny sliver of homes just off Guadalupe Mines Road.  It must be at least a 20 minute drive for these students to get there, but the school boundaries were drawn long before the city of San Jose and the town of Los Gatos finalized their limits.</li>
</ol>
<p>Public Middle Schools for Almaden Valley &#8211; all of these Almaden middle schools or junior high schools exceed the county&#8217;s target number of 800, and most of them can boast API scores of over 900.</p>

<li><a href="http://www.sjusd.org/bretharte/" target="_blank"><strong>Bret Harte Middle School</strong></a> (SJUSD) &#8211; prized school with APIs over 900 (909 in 2010) &#8211; adjacent to Leland HS</li>
<li><a href="http://www.sjusd.org/sites/mid/Castillero/" target="_blank"><strong>Castillero  Middle School</strong></a> (SJUSD) &#8211; a good school, APIs just over 800 (806 in 2010)</li>
<li><a href="http://dartmouth.unionsd.org/home" target="_blank"><strong>Dartmouth Middle School</strong></a> (Union School District) &#8211; highly regarded with 2010 API at 900</li>
<li><a href="http://www.rjfisher.lgusd.k12.ca.us/" target="_blank"><strong>Fisher Middle School</strong></a> (LGUSD) &#8211; highly regarded with high scores (910 in 2010)</li>
</ol>
<p>Public Elementary Schools for Almaden Valley students: every public elementary school in Almaden has excellent API scores, all over 900</p>

<h2>To which school is a particular Almaden Valley home assigned?</h2>
<p>It can be tricky to find out which property belongs to which district or individual school.  Within the San Jose Unified School District (which covers much of San Jose and some of Santa Clara), you can use the <a href="http://www.schvision.com/schoolfinder2/SJUSD/" target="_blank"><em><strong>School Finder</strong></em></a> site online to see where an address falls. For other areas, there are maps of school boundaries.</p>
<p>Regarding the <a href="http://sanjoserealestatelosgatoshomes.com/luxury-homes-and-estates-for-sale-in-the-almaden-valley-area-of-san-jose/" target="_blank">Almaden Valley luxury home market</a>, most are in the San Jose Unified School District and feed into Bret Harte and Leland High.</p>
<h2>Which part of Almaden Valley has the very best schools?</h2>
<p>If you are basing the idea of &#8220;best schools&#8221; purely on API scores, which may or may not be the<em> best</em> approach, the area you&#8217;ll be aiming at will include Williams Elementary as it has one of the highest scores in the state (though all elementary schools in Almaden have over 900 scoring), Bret Harte Middle and Leland High.  The next section of this post includes the maps for each of these schools.  If you are in the Williams area, it automatically continues on to Bret Harte and Leland (just remember my disclaimer, above, that if those schools are full they could, theoretically, send your student to the other nearby public schools in the district).</p>
<h3>I. San Jose Unified School District Area Maps: maps of  each of these institutions&#8217; coverage area</h3>

<h3>III. Los Gatos Union School District &amp; Los Gatos Saratoga Union High School District</h3>
<div>
<p><a href="http://www.lgusd.k12.ca.us/schools/school_locator/index.htm" target="_blank">Los Gatos High</a> (little sliver of homes off of Guadalupe Mines Road &#8211; see  funny little snippet in bottom right corner of map) &#8211; this same area goes to Blossom Hill Elementary &amp; Fisher Middle School.</p>
<h2>What about schools and home values? Does the school impact resale value?</h2>
<p>Getting the precise numbers on the <strong>price differential </strong>between one school area and another is not exact. Most homes are in SJUSD.  Far more Almaden houses, condos and townhouses feed to Leland than to  Pioneer, so collecting the data is a little skewed. Additionally, some  listing agents won&#8217;t put into the MLS that a property goes to Pioneer,  but instead will elect to simply write in the school district.  So it  may be that culling the data is somewhat incomplete.</p>
<p><strong><em>Most of the time</em>, there is a 5% to 10% difference</strong> in pricing between homes in the area served by Castillero and Pioneer versus those whose students attend Bret Harte and Leland High.  (Some Castillero homes do feed into Leland, though, so this is not &#8220;tidy&#8221;.) The section which goes to Leigh or Branham (CUHSD) has prices similar to those in the Pioneer/Castillero part of Almaden. (Too few for useable data in the LG schools neighborhood.)</p>
<p>When very few homes are selling, the numbers can get slippery and at times a couple of fabulous homes in one area may shake up the usual 5-10% range.  <strong><em>Sometimes there appears to be no difference in pricing at all</em>.  At other times, <em>it may exceed the 10%</em></strong>.</p>
<p>In the early 90s, many families preferred neighborhoods like <a href="http://sanjoserealestatelosgatoshomes.com/meet-the-oak-canyon-neighborhood-of-almaden-valley-in-san-jose/" target="_blank">Oak Canyon</a> and Montevideo, which go to Guadalupe Elementary and Darmouth Middle and Leigh High (or Branham, if they so choose). This was due in large part to the busing situation, but also because the commute was easier and we did not yet have either Highway 85 or Highway 87.   Today, the Union Schools are all trending upward very nicely, and so is Leigh High, so many parents, guardians and students look favorably upon these regions too.  Finally, those areas, and nearby tracts and subdivisions do all have an easier commute than the areas which are southernmost in Almaden.  (Some buyers simply will not drive that far.)</p>
<p>Most of the time, homes that feed to Bret Harte and Leland will be more expensive than those feeding to Castillero and Pioneer.  So are these areas better for <strong>resale value</strong>?  Possibly&#8230;maybe <em>probably</em>.  But it may be that the difference could be more or less than when you bought it as this ratio slips around a bit.  Depending on when you end up selling, the difference could be very significant &#8211; or not.</p>
<p>Finally, while <strong>home values are largely driven by the schools, that is not the <em>sole</em> issue</strong> in determining value for every home buyer.  As mentioned, the commute time can be an issue.  So can road noise (distance from loud roads may be important), proximity to power lines (further often viewed as better), or closeness/distance to the hills, the golf course, or other places of value (shopping, parks, schools).  For each home buyer, it may shake out a little differently. Some may be largely concerned with natural hazards, such as earthquake faults, landslide areas, unstable soil areas, or proximity of creeks.   Being in a &#8220;walk to school&#8221; location may be ideal for some but a negative, due to noise, for others. Home buyers may want to be in an area zoned for livestock &#8211; and others may want to be far from &#8220;rural Almaden&#8221;.</p>
<p>As with the complicated school boundaries, so it is with predicting resale value in the future.  Good schools will always be in demand.  Almaden has many good and even excellent schools.  But there are many other plusses to living in this scenic valley in southwest San Jose.   They will probably continue to take shape &#8211; community events and involvement, preserving the natural beauty of the region, and much more.  Almaden doesn&#8217;t really have any bad areas.  I invite you to get to know it better. . . . But what exactly ARE they? What&#8217;s the difference between a short sale and a foreclosure? What are the risks involved in buying one of these in Santa Clara County? Today we&#8217;ll have a look at the various types of distressed properties and the risks associated with purchasing each.</div>
<h3>What are short sales?</h3>
<p><strong>Short sales </strong>are when home owners <em>need to sell their home </em>but there&#8217;s <strong>not enough equity</strong> in the property to pay off the loans and closing  costs.  So the only way they can sell is if the bank agrees to accept a &#8220;<em>short  payoff</em>&#8220;.  The bank or banks get paid in short, hence <em>short sale</em>.</p>

<p><strong>Often  short sales are</strong> <strong>pre-foreclosures</strong>, meaning that the owners have missed some  payments and the bank is working toward foreclosure  proceedings on the condo, house or townhouse. <strong><em>But not always!</em></strong> Sometimes short sales are not pre-foreclosures.  In those  cases the owners have made all their payments but can foresee not being able to  do so in the future (example: someone knows that he or she will be losing  his/her job very soon, or that large medical bills are coming etc.).<span id="more-3256"></span></p>
<p>Many pre-foreclosures are not on the market, by the way.  Today some consumers and real estate agents track notices of default (&#8220;NOD&#8221;) to see what may be coming on the market. These home owners may have no intention of selling but may decide to wait it out for the foreclosure and stall on moving as long as possible.  Some may be scrambling to pull together money to get out of default.   In some cases, too, they are working on a loan modification. Do not assume that because they are behind on their mortgage that they will want to sell &#8211; some do, some don&#8217;t. Some would like to do a short sale, but simply <a href="http://sanjoserealestatelosgatoshomes.com/what-is-a-short-sale-and-who-qualifies-for-one/">do not qualify for a short sale</a> &#8211; so it&#8217;s not a realistic option. In some cases, a foreclosure is preferable to them for tax or other reasons than a short sale.</p>
</div>
<div>
<p>Short sales may involve just one bank or multiple banks if the owner has a  1st and 2nd. (Or more loans.)</p>
<p>The easiest short sales:  not pre-foreclosure, one  bank.</p>
<p>Hardest short sales: pre-foreclosure, <em>notice of default </em>has already been filed, close to deadline for  auction (<em>notice of sale</em> has been filed), multiple loans and banks.  (The more loans and banks, the  harder.)</p>

<h4>Who&#8217;s the seller in a short sale transaction?</h4>
<p><strong>The short sale seller is the home owner</strong> (<em>not the bank</em>) but the seller has a  <em>contingency</em> for bank approval.  That can take 60 days and if the seller  does not like the terms of the approval (sometimes the banks approve but require  the seller to pay some money), the seller can say no and the deal is killed.   Prior to bank approval (and in some cases, after that point), a better offer can  &#8220;bump&#8221; the first one out too.</p>
<p>Short sales that do sell seem to close about  2/3 of the time now.  A couple of years ago it was only about 1/3 of the time,  so it IS improving.  There is often (but not always) about a 20% discount off  market value.  Some banks, though, will not allow for ANY discount and that can  make selling these tough.</p>
</div>
<div>There are usually no pre-sale inspections with short sales.  Sellers cannot  take away a penny when they sell, so often will not leave any personal property  since they can sell that and get some cash for it. (Personal property = anything  not affixed to the house, so things such as a refrigerator).</div>
<div>Time: it might take 30-60 days to get approval, then it&#8217;s like a regular  escrow, so 30 &#8211; 45 days.  Allow about 3 months (though some take much  longer.)</div>
<h4>What are some of the risks in buying a short sale?</h4>
<div>
<ol>
<li>There are no pre-sale inspections in most cases, so you&#8217;ll have to <a href="http://sanjoserealestatelosgatoshomes.com/what-are-typical-buyer-costs-when-purchasing-a-home-in-san-jose/">spend money</a> before you even know if you want the property</li>
<li>You may pay for the property  inspections, only to have the bank take the home back prior to close of escrow or get bumped out of escrow by a better offer. The accepted offer does not always stop short sale proceedings or mean that you are the only possible buyer.</li>
<li>Sometimes sellers or tenants in a short sale may make inspections difficult, may not move out on time, or may take items that you expected to stay with the property.</li>
</ol>
</div>
<h3>What is a Foreclosure?</h3>
<p><strong>Foreclosures</strong> &#8211; there are really<em> two subcategories</em> here:  (i) when the actual auction happens on the courthouse steps and (ii)  after the holder of the first loan takes the home back and sells it as a &#8220;bank  owned property&#8221; or REO (&#8220;real estate owned&#8221; by the bank).</p>
<div>
<p><strong>Auction </strong>- there is no &#8220;role&#8221; for me or any Realtor at the  <em><strong>trustee auction</strong></em>.  The home is made available for  bidding, usually at the sum total of all liens against the house.  As an example, let&#8217;s  say there&#8217;s a 1st loan for $500,000 and a second loan for $100,000 and back  property taxes for $10,000 all due.  The bidding begins at $610,000.  If the  home is worth $700,000, then this may be a good deal.  Most of the time, though,  the home is worth much less than the sum total of the liens against it, maybe  70% or 80%.  Then there&#8217;s no bargain.</p>
<p>For those who purchase at auction,  there must be financing lined up so that it&#8217;s cash the day of transfer.  There  are NO warranties.  There is NO inspection contingency, loan contingency or any  contingencies of any kind.</p>
<p>Buying at auction is risky because (1) you  get no guarantees and (2) you cannot change your mind even though you will have  bought it without even seeing the inside of the house.   There may be many  hidden risks.  In one recent case, a Boulder Creek couple purchased what they thought was a home at auction, only to find out they&#8217;d paid for a second deed of trust.  The bank foreclosed on the home a month later &#8211; they lost everything!</p>
<p><strong><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2010/12/Stripped-Kitchen-350.jpg"><img class="alignleft size-full wp-image-3263" style="margin-left: 5px; margin-right: 5px;" title="Stripped Kitchen with several built in items missing" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2010/12/Stripped-Kitchen-350.jpg" alt="" width="350" height="294" /></a>Bank owned or REO homes</strong> &#8211; here the lender  has taken back the property.  Once it goes on the market, the seller (bank) is  VERY anxious to sell.</p>
<p>Time: these can usually close in 30-40  days.</p>
<p>No pre-sale inspections.  As with short sales, you will have to  spend money to see whether or not you really want the house.</p>
<p>As Is &#8211; the  bank will not usually do any repairs.  The bank will allow very few days for all  inspections (often just 7).  The contract may be &#8220;normal&#8221; but the bank will have  an <strong>REO Addendum</strong> that strips away many of the buyer&#8217;s rights and protections in  the contract.  It varies from one bank to the next.  Some, for instance, will  not agree to arbitration but will insist that if there&#8217;s a big problem with the  bank, a lawsuit would have to take place and it would be in the home state of  the bank, not here.  Others will agree to arbitration.</p>
</div>
<div>REOs that sell usually close escrow unless the buyer finds that the home is  in terrible condition during the inspections.</div>
<div>The REO &#8216;discount&#8221; is often about 10% off market value for a similar home  that would be a &#8220;regular sale&#8221;.</div>
<h4>What are some of the risks in buying a bank owned home or REO?</h4>
<div>Many consider REOs the least risky to purchase of distressed homes here in the South Bay.  They also involve some risk, though.</div>
<div>
<ol>
<li>No pre-sale inspections, no helpful disclosures upfront. You have to spend money to see if you want the home. Be prepared to risk $1,000 and learn you don&#8217;t want the house after all!</li>
<li>Short timeframes for doing your inspections: a lot of lenders won&#8217;t allow more than 7 days to inspect.  You might really need more like 10 or 14 days.</li>
<li>Passive contingency removals: the bank&#8217;s counter offer will usually include a clause that states that if you don&#8217;t object prior to the deadline for removing your property condition contingency, it will be deemed waived.  Normally we have &#8220;active&#8221; removals of contingencies and you have to sign a paper stating that you&#8217;re removing it.</li>
<li>The bank&#8217;s asset manager may or may not be super cooperative in returning your deposit if you back out during the contingency period.  If they don&#8217;t, you may have to pay a lawyer to help you get it back.  (This just happened to me but we did get the cancellation signed and the check is now supposedly on its way.)</li>
<li>Some banks won&#8217;t agree to <a href="http://sanjoserealestatelosgatoshomes.com/the-arbitration-clause-in-the-real-estate-contract-to-sign-or-not-to-sign/">arbitration</a> and they insist that the jurisdiction for any complaint is not here in California but in their home state.</li>
<li>In a few cases, previous home owners have been known to move back into the property.  Sometimes other squatters move in, too (I have previewed some REOs for my buyer clients and been very creeped out when finding squatter belongings in the house!)</li>
<li>Sometimes the house will have been &#8220;<strong>stripped</strong>&#8220;, meaning that things have been removed which ought to have stayed with the house.   Worse, in rare cases the home has been maliciously damaged by the previous owners (things like flushing concrete down the toilet).</li>
</ol>
</div>
<div><strong>Why go to the trouble of buying a distressed home in the San Jose area?</strong></div>
<div>
In a word, Silicon Valley home buyers make offers and complete sales on all types of distressed properties because there is a good price attached to it.  The higher the risk, often the lower the price.  Many buyers will pay a premium for a &#8220;regular sale&#8221; because they don&#8217;t want to deal with the unknowns and the risks involved in short sales and bank owned properties (or buying on the courthouse steps).</div>

<div>Some parts of Santa Clara County have a lot of distressed homes on the market &#8211; south San Jose, Blossom Valley, Alum Rock, downtown San Jose.  Other areas, particularly those with the best schools, have far fewer of them and those tend to sell very quickly: Los Gatos, Saratoga, Monte Sereno, Cupertino, Palo Alto, Almaden Valley &#8211; all of these have a more competitive situation for distressed sales.</div>

<p>As a small village, <strong>Cupertino began at the intersection of Stevens Creek Road and Saratoga-Sunnyvale Road </strong>(now DeAnza Blvd) and was originally known simply as &#8220;West Side&#8221;. Since that name was so generic and would be confused with other places bearing similar names, the post office opted to give it a more distinguishable name in 1898. Because there was a nearby <em><strong>Cupertino winery</strong></em> and <em><strong>Cupertino Creek</strong></em> that name was applied to the post office and nearby stores.</p>
<p>Historic note: the original full name of this waterway was Arroyo San Giuseppe da Cupertino &#8211; named after St. Joseph of Cupertino &#8211; by a Spanish padre by the name of Fr. Font who was the cartologist and diarist of De Anza, the explorer.  Cupertino Creek is now known as <strong>Stevens Creek</strong>, by the way.</p>
<p>Today, the city of Cupertino is very vibrant and offers fabulous restaurants and shops but is best known for high tech (Apple headquarters especially) and above all, its outstanding schools, which often rank at the top of the list. For this reason more than any other, Cupertino houses tend to &#8220;hold their value&#8221; better than most other areas.</p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2010/05/How-to-choose-where-to-live-200.jpg"><img class="size-full wp-image-2148 alignright" style="margin: 2px 3px;" title="How to choose where to live in Silicon Valley" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2010/05/How-to-choose-where-to-live-200.jpg" alt="" width="200" height="169" /></a>How do you choose where you&#8217;d like to live in Silicon Valley?  Especially if you&#8217;re <strong>relocating</strong> here from out of the area, this can be a huge question.  Most Santa Clara County home buyers have strong preferences for low crime, good schools, and pleasant looking &amp; quiet neighborhoods.</p>
<p><strong>My clients often ask me to compare for them areas which are somewhat similar</strong>, such as <strong>Los Gatos</strong> &amp; <strong>Los Altos</strong>.  Off the top of my head, <strong><em>I can give general answers</em></strong>, such as these:   <em>Compared to Los Gatos, Los Altos is a  more expensive (perhaps 20 or 25% more?), has a very slightly smaller population, is a little more spread out,  has slightly milder weather and is overall &#8220;quieter&#8221; in terms of the downtown night life.  Los Altos is more convenient if you want to go to Palo Alto or San Francisco.  Los Gatos is more convenient if you like to visit Santa Cruz, Monterey and the coast.  Los Gatos is more mixed in terms of housing types (it still has many beautiful historic districts with nicely renovated Victorian homes, but also newer construction). Both are &#8220;nice looking&#8221; but Los Gatos has more varied terrain as it is nestled into the Santa Cruz Mountains. Both enjoy pleasant neighborhoods, good schools, lower than normal crime and community involvement.</em></p>
<p>That&#8217;s the kind of &#8220;ballpark&#8221; info I can tell people about various areas of the Santa Clara Valley, whether it&#8217;s comparing one part of San Jose to another (Cambrian Park vs Almaden Valley vs Willow Glen) or one city to another (Cupertino vs Saratoga).  I can give <strong>general info on schools</strong>.</p>
<p>What I can&#8217;t do (and most agents can&#8217;t) is recite from memory school API scores, median household income, housing density, crime statistics, etc.  For that we have the web!  Here are some <strong><em>very helpful links</em></strong> which can assist you in your search to find the part of Santa Clara County that&#8217;s the best fit for you, your wants, needs, and budget:</p>
<p>Want to compare areas in and near San Jose?  A great tool for some basic and broad information by zip code is a website called <a href="http://www.zipskinny.com"><strong>Zip Skinny</strong></a>.  Input a zip code and get fairly detailed info on it.  One of the best features of this site is you can compare one zip code to other, similar areas to check out the differences in density, education of residents, household income, and more.<br />

Want to get information on <strong>crime</strong> (I suggest that you do!)? Visit <a href="http://www.crimereports.com"><strong>CrimeReports.com</strong></a>.</p>
<p><strong>Public school scores</strong> often (but not always) drive real estate prices and values (the Willow Glen area seems to be an exception to the rule).  In our area, the standardized test scores used for this purpose is the API.  You can <a href="http://api.cde.ca.gov/AcntRpt2009/2009GrthAPICo.aspx?cYear=2008-09&amp;cSelect=43,SANTA,CLARA" target="_blank"><strong>check the API scores of any public school in Santa Clara County online</strong></a>.</p>
<p>Although our <strong>weather</strong> is pretty similar from one part of the valley to the other, it&#8217;s a lot warmer and drier in the south county (Morgan Hill &amp; Gilroy) than it is in the Santa Cruz Mountains (mailing address Los Gatos 95033).  That 7 &#8211; 10 degree average difference in summer between Los Altos and Almaden Valley or between San Jose and Gilroy might make all the difference to your comfort level, so check out the typical weather numbers on <a href="http://www.idcide.com/weather/ca/index.htm" target="_blank"><strong>IDCIDE.com</strong></a></p>
<p>Some consumers want to know who speaks what <strong>language</strong> and where.  Real estate professionals really cannot talk with you about that but you can research it on your own on the Modern Language Association&#8217;s website (<a href="http://www.mla.org/map_data" target="_blank"><strong>MLA language map data center</strong></a>).</p>
<p>What about <strong>natural hazards</strong>, such as earthquake fault zones, flood plains, liquifaction zones, unstable soils areas and more?  <a href="http://www.sccgov.org/portal/site/planning/planningchp?path=%2Fv7%2FPlanning%2C%20Office%20of%20(DEP)%2FProperty%20Info%20%26%20Development%2FGeology%20and%20Natural%20Hazards" target="_blank">Santa Clara County has information on its website with some maps</a>.  It&#8217;s almost impossible to avoid all hazard zones but a basic understanding of what these zones are and where they are might be helpful to you.  (If there&#8217;s a hill, there&#8217;s probably an earthquake fault zone nearby.  If the land is super flat, it may be in a liquifaction zone. Close to a river? Might be in a flood plain.)  The best info will come from an official Natural Hazard &amp; Environmental Hazard Report specific to the property you&#8217;re interested in, though, so don&#8217;t let the general information scare you off!</p>
<p>There&#8217;s a lot of information you want to track down when moving to Santa Clara County or buying your first home here especially.  Don&#8217;t feel like you need to do it alone, though.  Team up with a great Realtor who can help you to narrow your search and get your priorities lined up with you.  Call me for a confidential, non-pushy consultation.</p>

		<title>The Alta Vista Neighborhood, Where San Jose&#8217;s Cambrian Park and Los Gatos Weave Together Along The Base of the Hills</title>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p>The<strong> Alta Vista neighborhood</strong>, which sits along the border of <strong>Los Gatos</strong> and the <strong><a href="http://sanjoserealestatelosgatoshomes.com/cambrian-park-good-schools-low-crime-close-to-los-gatos/">Cambrian Park</a></strong> district of <strong>San Jose</strong>, is v<em>ery highly sought after</em> and valued for many, many reasons. <strong>Real estate</strong> prices vary depending upon the precise location within the neighborhood as well as the size and condition of the home.</p>
<p>Why is this area so popular?  Most of the streets close to Alta Vista School are <em>beautifully tree-lined</em>, and from virtually everywhere in the neighborhood, you are close to Blossom Hill (that&#8217;s the name of the hill, not just the name of the road!).  Homes are well kept, streets are wide enough, and except when there&#8217;s a school function, there really aren&#8217;t too many cars on the street. It is<strong> very scenic</strong>, pleasant and uncrowded feeling.  Although you&#8217;re in the city or town, <strong>you feel close to the country there</strong>.</p>
<p>Additionally, many homebuyers select this area because<strong> the school scores are high</strong> and because <strong>it&#8217;s easy to get to the elementary and middle schools without crossing any major streets</strong>: that is a big plus!  It is also a <em>quick drive to highway 85</em>, just a couple of miles to the Los Gatos shopping areas (at Los Gatos Blvd and Blossom Hill Road) or to Vasona Lake County Park.  For many, it&#8217;s a way to be close to Los Gatos while paying less expensive San Jose prices.</p>
<p>Prior to being developed for housing, this spot at the base of Blossom Hill was once blanketed in orchards and was scenic enough that it was part of the &#8220;blossom tours&#8221; that used to take place at the height of the flowering.  Hence, one large section of this neighborhood has street names that begin with &#8220;blossom&#8221;.</p>

<h3>Where is the Alta Vista neighborhood? What are the landmarks?</h3>
<p>The neighborhood considered to be &#8220;Alta Vista&#8221; has three strong borders and one vague one.  The three well defined edges are Blossom Hill Road, Union Avenue, and Los Gatos Almaden Road.  The fourth boundary is approximately the edge of Ross Creek, which runs behind Westchester Drive, but perhaps some would argue that it goes a little further.</p>

<p>There are <strong>several landmarks </strong>in the neighorhood:</p>
<ul>
<li>Alta Vista School</li>
<li>Union Middle School</li>
<li>The Downing Shopping Center (at the corner of Union &amp; LG ALmaden)</li>
<li>Blossom Hill and the coastal foothills</li>
<li>The high voltage power lines (runs behind Blossom Valley Drive)</li>
<li>Ross Creek (behind Westchester)</li>
<li>Three major roads: Blossom Hill Road, Union Avenue, and Los Gatos Almaden Road</li>
</ul>
<p>The <strong>terrain</strong> of the neighborhood runs from hilly (only a few homes close to Blossom Hill Road have much of a slope or a view) to flat, with most of the properties being fairly or completely level.</p>
<p>San Jose and Los Gatos have a very strange <strong>boundary line </strong>in this area, and it is very confusing to folks who visit for the first time.  If you were to drive along Blossom Valley Drive, for instance, at the intersection with Westchester you&#8217;d be in Los Gatos, then heading south east you&#8217;d be in San Jose, and by the time you get to Pinehurst you&#8217;re back in Los Gatos again.  The house numbers jump and you move in and out of Cambrian Park: a home with 3 digits is in Los Gatos but one with a 4 digit address is San Jose.  When it goes back and forth, it&#8217;s very confusing. The neighborhood has something like a peninsula of San Jose poking into a sea of Los Gatos &#8211; perhaps because the builder could put more homes on San Jose lots, which could be smaller? That would be my guess.</p>
<p><strong>What kind of homes are found in the Alta Vista Neighborhood? What does it cost to live there?</strong></p>
<p>There are a few larger homes on much bigger parcels along Nimrick Lane but <em>most</em> of the homes are ranch style, ranging from about 1100 square feet on the small side to perhaps 2500 on the large side, with most houses under 2000 SF.  There are a few multi-family units along Pinehurst, but by and large the area has single family homes.  Parcels run, generally, between 6000 SF and 8000 SF &#8211; with exceptions.  There are a few larger lots closer to Blossom Hill Road and toward Los Gatos along and near Lu Ray Drive, Camino del Cerro etc.</p>
<p>The &#8220;blossom&#8221; streets (Blossom Dale, Blossom Tree, Blossom Vista, Blossom Crest etc.) were Garcia-built tract homes (Garcia homes are found in many parts of San Jose, including along the &#8220;King&#8221; streets near Good Samaritan Hospital).  Most of those properties are in San Jose, 95124.  Part of the same tract, though, is in Los Gatos 95032: homes along the southern part of Pinehurst, Danville, Blossom Villa and parts of Blossom Valley. They&#8217;re solidly built homes.</p>
<p>The other side of the power lines was built by a several builders.  There are some tract homes with shared floorplans, but many of the homes there (Baron, Kunkel, Keene, etc.) are semi-custom homes.</p>
<p>Behind the school and closer to downtown Los Gatos, homes and lots are larger, the addresses are Los Gatos and there were a few builders involved.  These are, of course, more expensive than much smaller homes on  smaller lots with a San Jose address.</p>
<p><strong>Home prices can rang</strong>e from the $600&#8242;s to well past one and a half million dollars, &#8220;depending&#8221;. Estimating what a home might be worth can be tricky because there are a number of variables, from which city the property is located in (can make a 3-5% difference, sometimes more or less), whether or not there&#8217;s a view, the home &amp; lot size, the proximity of the power lines, whether or not the property is on the Shannon Fault, how close it is to the schools, and the improvements made or deferred.</p>

Note, there aren&#8217;t many! This is a &#8220;low turnover&#8221; neighborhood!</p>
<p>What are the &#8220;issues&#8221;, if any, in the Alta Vista area?</p>
<p>There aren&#8217;t many, but here are the biggest areas of concern:</p>
<ol>
<li>The <strong>Shannon Earthquake Fault</strong> cuts through part of this area, so a few homes may be sitting directly on this fault (which I believe is considered &#8220;minor&#8221;, but check it out with a geologist)</li>
<li>The <strong>high voltage power lines</strong> cut through the middle of the neighborhood. Homes that are immediately adjacent to them, especially to the power towers, will have a harder time selling and will sell for less than a similar home further away. Those who own the homes, though, are often happy at the extra open space. Many have had P, G &amp; E test the area and found that the EMFs emitted are stronger in front of their microwave than in their front or back yards&#8230;but do check out this issue thoroughly yourself if you decide to buy in that location.</li>
<li>The <strong>proximity of the beautiful hill</strong> means that <strong>water</strong> is going to be more of an issue with the clay soils that we have here.  Too many homeowners, in this neighborhood and throughout Silicon Valley, do not divert water away from their homes (even neglecting downspout extenders, which are <em>very cheap and extremely important</em>).  This translates into potential <strong>drainage and foundation issues</strong>, and the closer you are to the hill, the more crucial an issue this can become.  Ignore the water and the foundation will probably crack, your home will get out of level to an unacceptable amount, and the repairs will be costly.</li>
</ol>
<p>How is the Alta Vista real estate market?  It is part <a href="http://sanjoserealestatelosgatoshomes.com/the-cambrian-park-real-estate-market-update/">Cambrian Park real estate market</a>, part Los Gatos so it&#8217;s a good idea to keep an eye on both markets in the Union School District area.<br />

Our subtropical climate, diverse population, abundant parks &amp; cultural opportunities, high level of education among the residents and low crime rate all make this a very desireable place to live.</p>
<p><strong>If you are coming from out of the area, or even out of the country, how can you choose where to live?<br />
</strong><br />
Some of your parameters will be decided by your budget, and others by your wants and needs.</p>
<p>Want a &#8220;close to town&#8221; type area where you can find coffee shops, restaurants, stores and a bustling area nearby? Perhaps you should consider Palo Alto, Mountain View, Los Altos, Saratoga, Los Gatos, Campbell, Willow Glen, downtown San Jose, Santana Row or possibly Santa Clara. Many of these &#8220;downtown&#8221; areas near residential parts of Silicon Valley feel more &#8220;European&#8221; than the large areas of suburbia.</p>
<p>Do you put a priority on great schools and low crime? Then have a look at Cupertino, Saratoga, Palo Alto, Los Altos, Monte Sereno, Los Gatos, the Los Gatos Mountains, Almaden Valley, and the Silver Creek area of San Jose. Also there are parts of Cambrian Park and the San Jose Mission District of Fremont with very fine public schools. One section of Santa Clara enjoys Cupertino schools, as does part of west San Jose.</p>
<p>If lower cost utilities are important to you, have a look at Santa Clara!</p>
<p>Some folks really want a cabana with a swim team nearby. There are a few in Cambrian Park, Almaden Valley, Los Gatos, Saratoga, and all over the Santa Clara Valley, but the highest concentration of neighborhood pools and swim teams seem to be in Santa Clara.</p>
<p>How about unique, older architecture? Then check out the Japantown, Vendome, and Naglee Park areas of downtown San Jose. Or, if the budget allows, consider the old Alum Rock area of San Jose, or parts of Los Gatos, Campbell, Willow Glen, Mountain View and Saratoga. The charm is enduring!</p>
