Please note that MLS Listings recently changed how “coming soon” listings are shared to the dues paying members. We no longer have the “coming soon” listing label, but instead there are properties shared on the MLS (but not on the big web portals or on feeds like this one) called “Agent Only, Do Not Show” and “Agent Only, Show”. If you want to see absolutely every available listing, and not just those where the seller’s real estate agent has given permission for the information to by syndicated out to non-MLS Listings sites, then  you’ll need to get your buyer’s agent to set you up for that. A word about Almaden and water issues

Anyone shopping to buy or wanting to sell in Almaden Valley should be aware that the proximity of those beautiful hills can also mean the proximity of water running down the top of the hill and possibly under the hill. This is true in all of the areas near hills, such as Los Gatos, Monte Sereno, Saratoga, Cupertino’s west, hilly side, Los Altos Hills, parts of Los Altos, etc.

The issue is that the water, which is more damaging than termites, can cause foundation issues. I can tell you from painful, first hand experience that these are expensive issues to repair, and sometimes they require the replacement of sections of the foundation.

Small things like extending downspouts can be very helpful, but in complicated cases the cure may be more costly. Many Almaden homes for sale require the use of sump pumps to move the water out of the crawl space and away from the foundation. Sump pumps are not terribly expensive, but it’s important to be aware that managing the water is absolutely crucial to avoid expensive foundation repairs later.
