At the far eastern edge of Los Gatos sits a welcoming neighborhood with three contiguous subdivisions: Belwood of Los Gatos, Belgatos, and Surmont. Adjacent to them is the stunning Belgatos Park and connected to it an expansive network of trails for people on foot, bike, or horseback (the Heinz Open Space Preserve plus the Sierra Azule and Shannon Valley trails, also nearby). At Blossom Hill Road and Harwood there is a friendly Walgreen’s, a Starbucks, a Valero gas station and mechanic, and many other worthwhile destinations.

Belwood of Los Gatos with the Belgatos and Surmont neighborhoods

Map data: Google. Neighborhood boundaries and overlay by Mary Pope-Handy

For many Los Gatans, all three of these east Los Gatos areas (and sometimes a broader one still) are generally referred to as “Belwood of Los Gatos” or “Belwood-Belgatos.” (The Los Gatos Monte Sereno Police cert map identifies the whole region plus the Strathmore neighborhood, which is across Blossom Hill Road, as “Belwood” generally.)

The terrain is nearly level, with very low, gentle hills over most of the area. With winding, mostly tree-lined roads and tidy houses, it’s a very attractive neighborhood overall. For those looking for an arduous climb on foot or bike, though, Harwood Road provides a nice challenge. At the top, you’ll see a fantastic view of downtown San Jose and Silicon Valley for your trouble. (There are some challenges to be found in the open space trails, too.)

Belgatos Park and the trails that connect to it are a big plus. It  is located at 330 Belgatos Lane (at the end of Belgatos Road, off Blossom Hill Road) in east Los Gatos. It features a playground, hiking trails, open fields, picnic areas, fabulous views and restrooms.

Belwood of Los Gatos real estate

Real Estate Sales Year to Date for Belwood of Los Gatos, Belgatos, and Surmont  on the Belwood of Los Gatos website (ours).

Listing sold by Mary Pope-Handy in Belwood of Los Gatos in 2016Belwood of Los Gatos real estate is nicely constructed tract housing, built in about 1967 on lots often around 10,000 SF. Houses range in size from about 1450 SF to about 2600 in most cases. Many are 2448 and 5 or 6 bedrooms.

(Included in the map above are 14 homes along Jamie Court and just behind it on Bacigalupi Drive, near Harwood, which technically are not Belwood of Los Gatos, but they, like Belgatos, have an “optional” membership in the HOA and use of the cabaña and pool. Most of those homes were built in about 1977 and are on lots closer to 8000 SF, overall.)

The photo at right is a nicely remodeled Belwood property that I sold in 2016. You can see more photos by clicking on this link.

Housing options include some duplexes here, too, close to the cabaña on Belwood Court and Belwood Lane.

Homes in Belwood of Los Gatos are often a little less expensive than either the Belgatos or Surmont areas, however, each situation is unique so it’s extremely important to take home valuations on a case by case basis, as some Belwood of Los Gatos homes may enjoy significant remodeling and views, while their counterparts in the other areas may not.

Belgatos real estate info

Between the Belwood and Surmont areas is the Belgatos subdivision. These houses are semi-custom and are a bit older than Belwood and a bit younger than Surmont.

There are some houses with great views along Westhill Drive in Belgatos and Surmont. It does not take much elevation to get the vistas, and these homes are still part of a neighborhood – not remote in the least!

At the right is a house I sold in late 2017 on Westhill Drive. You can view more info and see photos at this link: 211 Westhill Drive, Los Gatos CA 95032

Surmont real estate

Surmont houses were built as custom or semi-custom homes and these are the oldest houses in the neighborhood. This semi-rural area has no sidewalks, and if you venture up Surmont Court, you may even find a horse or two! Residents along Westhill are not surprised to see the equines sauntering up the road to Belgatos Park – what could be easier?

As with Belgatos, a few have views of the valley. Many others, though, have beautiful vistas of the mountains. The streets here are tree-lined very consistently, and it’s positively bucolic.

A little niche adjacent to Belwood of Los Gatos is a small tract with 14 homes built about 10 years after Belwood was built out. You can read about it on our Belwood of Los Gatos blog.
