Blossom Hill Farms

The scenic Blossom Hill Farms subdivision is part of the Cambrian district in San Jose, 95124. It is directly adjacent to the Strathmore neighborhood of Los Gatos and the Del Oro area in Cambrian. Across the street are more Los Gatos communities. This small pocket of houses is truly on the Los Gatos border.

This location is ideal for many reasons. It’s easy to get to Highway 85 via Union Avenue (left end of the map, above) or to take Blossom Hill Road to downtown Los Gatos to the wast or toward Oakridge Mall and loads of other shopping and restaurants to the east. Walgreen’s, Starbucks, Mountain Mike’s Pizza and more can be found at Blossom Hill and Harwood,  at the SW corner (shown on the map at the far right as the light brown area). Belgatos Park is close, too.

What are homes like in Blossom Hill Farms?

There are 98 single family homes in Blossom Hill Farms.  One house was constructed in 1957, but most were built in 1958-1959, with one in 1965, one rebuilt in 2018, and one currently torn down to build new as of this writing.

Typical of the late fifties and early sixties, these were primarily small ranch style homes, one story, initially. About 10% of them have been expanded, but the majority remain modestly sized.  Home sizes range from 1111 square feet (SF) to 2902 SF. (Only 10 homes are more than 2000 SF, and all appear to be expanded after construction.) The average home size is 1560 SF and the median is 1480 SF. Of the 98 houses, 60 are smaller than 1500 SF.  Five homes are 2 stories, the rest are 1 story houses.

Beds, Baths, Garages

Most often, homes are 3 bedrooms and 2 bathrooms today, but there’s quite a range. One house has 1 bath (apparently a half dozen homes were originally a 3 bed, 1 bath model), and 5 homes feature 5 or 6 bedrooms. There are no 2 bedroom homes. Nineteen homes have 3 or 4 bathrooms.  All have 2 car garages.

Parcels average 6849 SF and the median lot size is 6550. The range is 5751 SF to 14,430 SF.

Something noteworthy is that this area is very heavily owner-occupied: only 6 of 98 are rentals.

What do houses cost in Blossom Hill Farms?

Right now, the smaller homes are selling in the low to mid 1 millions. So much depends on home size, condition, lot size, and exact location. A few properties are right along Leigh Avenue, with will be less desirable if all else is equal.

Over the last 12 months, sale prices have varied from $994,000 to $2,215,000. The high price is for a home that looked to be fully remodeled, and it sold at the height of the market in May 2018.

What are the public schools?

The public schools for this area are highly regarded:

• Alta Vista Elementary (Union School District)
• Union Middle (Union School District)
• Leigh High (Campbell Union High School District)

Are there any issues or concerns with Blossom Hill Farms?

This subdivision has an overwhelming number of positives: scenic / close to the hills, close to major commute routes, outstanding public schools, well kept neighborhood, close to Los Gatos, and on and on.  Every neighborhood will have some kind of challenge, though, and this one is no exception.

The concerns here are shared by nearby neighbors in adjoining subdivisions: the high voltage power lines that run behind Anne Way, water runoff impact (foundations) from the nearby hills, road noise from Leigh or Blossom Hill. If you are within a half mile of Leigh High, you will hear the band practicing and playing at games).

Homes closer to Blossom Hill are more likely to be impacted by road noise and water / foundation issues. The further from the hills it may be better.
