Glenpark subdivision in CambrianJust east of Leigh High School, in the Lone Hill neighborhood of the Cambrian district of San Jose you’ll find an exceptionally attractive area of ranch style houses in the Glenpark subdivision. Often visitors there for the first time respond appreciatively to what they see: the proximity of the hills, the nicely maintained homes and yards, and the feeling that it just seems less crowded than most places. Part of the magic is the missing power lines to each house. This is one of the few neighborhoods with older homes but underground utilities – and what a big difference it makes!  (The south end of the subdivision is adjacent to the Harwood Estates subdivison, which does have some above ground utilities and has the high voltage lines running behind the houses on Chevalier Drive.)

There are 119 houses, built in 1969, in the Glenpark subdivision. Home sizes range between 1392 SF and 2982 SF, which a typical house closer to 1600 square feet. The lot sizes vary from 5586 SF to 11,278 SF, and an average parcel would be around 6800 SF.

Real estate costs also vary depending on size, condition, lot size, etc., but at this writing, values are mostly in the low $1 millions (it’s been between $1 mil to $1.25 million through most of 2016)

Street addresses within the neighborhood include Roxanne Dr, Harwood Rd, Romford Dr, Elrose Ave, Rucker Dr, and Los Gatos-Almaden Rd.

Harwood Estates subdivision

A much smaller pocket, the Harwood Estates area is nearly indistinguishable from Glenpark.  It comprises of just 33 houses, mostly built between 1968-1970, but one in 1950.   The statistics on these homes are extremely similar to the Glenpark houses:

  • sizes: most between 1436-2444 SF, but one more than 3000 SF. Again, a typical home size would be around 1600 SF, just like Glenpark.
  • Lot sizes range beween  5633-8148 SF, and a typical or average lot is 6378 square feet.
  • No recent sales – very low turnover, but sale prices are likely to be similar to the Glenpark real estate values unless a home is directly next to the high voltage wires, will will impact the amount a buyer would pay.

The Harwood Estates neighborhood contains addresses on Chevalier Dr, Harwood Rd, Elrose Ave, Roxanne Dr, Romford Dr, and Rucker Drive.

Which public schools serve the Lone Hill neighborhood, including Glenpark and Harwood Estates?

The Glenpark and Harwood Estates subdivision are part of the 95124 zip code, and they fall within the highly regarded Union School District boundaries.

As of this writing, the elementary school is Noddin (API 926), the middle is Union (API 938) and high is Leigh (API 833)

For the cost of housing, homes in this area area a really good “bang for the buck”.

Any other features of the neighborhood?

There are high voltage power lines that run behind homes on the far side of Chevalier.

Big plusses to this Lone Hill area:  great proximity to Noddin Elementary and Leigh High.  If you don’t like high school band music, this might be a little close, but the season doesn’t go all year and the performers do a good job – so I would not consider it to be a negative, though it can be early some days.

Pretty “walkable” area –  Walgreen’s and a few shops are fairly close by.  Quick access to highway 85, but far enough to not be troubled by freeway noise.

Lone Hill Park is close by and includes a wonderful playground area and plenty of open lawn space.
