Where is the Glenview Serenity neighborhood?

You’ll find this area in the heart of Almaden Valley (click on the link to find many more neigbhorhoods in San Jose 95120). Nearby neighborhoods include the Country Club and the Glencrest Estates areas.

The neighborhood is more or less a triangular shape,  with the boundaries following the west side of Almaden Expressway, the north side of Rajkovich and beyond, and Elwood Road, roughly – but a bit past it in the upper left corner of the map above.

The streets include Allston Way, Allston Court, Almaden Road (little stretch next to the expressway), Campisi Court, Casual Court, Casual Way, Corvallis Court, Corvallis Drive, Delight Way, Dorene Place, Elwood Court, Elwood Road, Garret Ct., Glenview Dr., Holly Ann Pl., Lansdale Ct., Lenwood Wy., Misty Willow Ct., Nikette Way, Nikulina Ct., Norcott Ct., Olive Branch Lane, Petroni Way, Prentiss Dr., Rajkovich Way, Randol Creek Dr., Royston Ct., Serenity Court, Serenity Way, Silvergate Ct., Tannahill Dr., Trinidad Drive, Velvet Meadow Court, and Wihelmina Way.

Quick facts regarding the Glenview Serenity neighborhood

A typical house in the Glenview Serenity neighborhood provides 4 bedrooms, 2.5 baths, a quarter acre lot, and about 2350-2400 square feet of living space. and it was constructed in the 1970s Most likely, a neighbor with a pool is nearby! Most houses (more than half) are single story, but there are some 2 story and a small number of 3 story properties, too. The homes and yards are generally well maintained (I only saw one badly riddled with tall weeds), showing pride of ownership.

There are a very small number of duet homes, also known as “single family home, attached” as well. These are not duplexes, which is one lot with two attached units. A duet home has separate ownership of the 2 or more attached units, and each has its own lot or land.

• 113 of the homes are in the Serenity subdivision (others are in small subdivisions or only have tract numbers)
• The average home size is 2367 SF. Theys range in size from 1529 SF to 6000 SF.
• Lot sizes range from 3334 SF – 99,752 (not a typo), but about 47,000 SF of this appears to be open space preserve – it’s marked on the map in green, as in a greenbelt area. So the usable lot would seem to be about 52,752 or 1.2 acres.
  • The average lot size is10,094 Sf.
  • Only 9 properties have more than a half acre of land.
• Most homes enjoy a spacious 2 car garage, but about 1/3 of the houses feature a 3 car garage, and one house has a garage with 1,000 SF (could be a 5 car garage, it’s unclear from the county records)
• The houses were constructed between 1956 and 2014, and the average year built is 1974.
  • Most of the houses were built in the 1970s: 343 were finished in that decade, or 63.4%
• 175 of the homeowners have a pool (and likely also a jacuzzi), that’s 32.35%.
• The county records state that218 of the homes have wood shake roofs, but I didn’t see any when visiting recently. It’s possible that these original wood shake roofs were replaced, most likely with composition shingle, but without having permits and finals from the city of San Jose.
• Just 103 are said to have some sort of air conditioning. This is probably low as most homes now have cooling, but again, perhaps it was added without permits and finals.
• The streets do have sidewalks with two or three small streets exceped. Sometimes there are sidewalk strips (with land between the sidewalk and the street), and other times the sidewalk is adjacent to the curb.

What do homes cost in the Glenview Serenity neighborhood?

This is an upscale area and even the smallest abodes are larger than the 1500 SF which is the top end of “starter homes”, and the many homes with 3 car garages is a good indicator that these are nicer than average houses.
