The Greenbrier neighborhood in Saratoga is prized for many reasons, including pretty streets with well maintained homes and highly regarded Cupertino schools.

In this post we’re review the location, home types, neighborhood amenities, pros and cons of the area, and also what homes are for sale, under contract, or recently sold there to provide a general sense of the Greenbrier real estate prices.

Where is the Greenbrier neighborhood?

This community is part of the broader Blue Hills neighborhood in Saratoga (Additionally, there is a Blue Hills subdivision which used to be contiguous but  now is separated by Highway 85. The boundaries are Prospect Road on the north, Highway 85 on the east, Cox Avenue and the train tracks to the south, and Saratoga-Sunnyvale Road to the west. It’s located just north of the Golden Triangle and is adjacent to Prides Crossing.

The Greenbrier subdivision

Part of the greater Blue Hills neighborhood, one of the most pleasant aspects of this area is the view of the low hills to the west.

The Greenbrier subdivision provides signage at Cox and Sea Gull Way (pictured at the top of this article) and also a smaller sign near the Azule Walking Park (there may be others, but these are the ones of which I’m aware).

The park’s signage is simply “Azule Park”, but on maps it is labelled Azule Walking Park, apparently due to the main trails on that site.  The park is lovely, but a little loud since it’s next to the freeway.

Some Greenbrier facts:

• 168 detached single family homes (houses), a mix of one and two story structures
• Most were built between 1969 and 1972, with some earlier or later and about 50 of them showing no info on this in the county records
• The number of bedrooms ranges from 3 to 7
  • just one has 7 and that one appears to have an addition
  • 15 of them have 6 bedrooms
  • the average number of bedrooms is 4.6
• Full bathrooms range from 2 to 6
• Living space originally ranged from 1,886 SF to 2,860 SF, but someone built a 1,156 SF house (possibly after a lot split?) and 18 houses now have 3,000 SF or more. The largest is 3741 SF. The average home size is 2,571 SF.
• Homes have 2 and 3 car attached garages (some may have less if they have done garage conversions)
• The lots are generally about a quarter of an acre, with the average being 12,489 SF.
  • the smallest parcel is 7,678 SF, the largest is 20,000 SF.
• Many of these parcels include in-ground pools
• Quite a few properties have invested in solar power of some kind or another (could be bought, leased, or other options such as a purchase power agreement)
• These properties are all in the attendance area of the highly sought after Cupertino Union School District and the Fremont Union High School District.

Neighborhood pros and cons

Every residential areas have features that home buyers do or do not want, and Greenbrier (and nearby subdivisions) is no exception.

This is a super tidy community which enjoys fantastic Cupertino schools, gorgeous Azule Park, an easy access to Highway 85 and other commute routes. It’s a hop, skip, and a jump to get to Peet’s Coffee and many other shops and eateries along Saratoga-Sunnyvale Road. For commuters coming from Cupertino or Sunnyvale, this is fairly close in and a much easier drive than further south.  Most of Saratoga does not have sidewalks, but there are some here – just not many.

Azule Park would fill an entire article on this site as it seems to have something for everyone! Features include a tennis court, par course, tot lot, walking trails, and tons of grassy areas for throwing a ball around, among other draws. Many parts of Silicon Valley do not enjoy a neighborhood park at all, but finding tennis courts is truly rare. A really nice perk is that there’s a pedestrian bridge over the freeway connecting it to Kevin Moran Park on the other side.

It’s very close to a local fire station, which I would say is much more a plus than a minus (homeowners insurance seems to factor in the proximity of fire hydrants and fire stations).

For those not familiar with the area, one of the boundaries is Highway 85, which has high voltage lines adjacent to it, and another is the train line. Locals tell me that the train does not run often, but I cannot say how infrequently it happens. It appears to go to and from the Permanente Quarry in Cupertino and the hours are not published anywhere that I can see.

It goes without saying that homes up against the train tracks or the freeway and high voltage lines will generally sell for less than homes which are more interior to the neighborhood.

What do homes cost in the Greenbrier neighborhood and nearby?

These homes were originally sold between about $44,000 and $56,000. (There are some homes that have not resold since they were first bought!) Usually they are selling roughly in the mid to high $3 millions and into the low to mid $4 millions. Exceptions exist for a lesser location (close to the freeway or train tracks) and condition as well as for home and lot size.
