Los Altos downtownLos Altos is a scenic town, semi-rural, conveniently located, with notably good schools (Los Altos or Cupertino schools). The charming old style downtown enjoys superior restaurants, shops, and is a pleasant place to stroll. The town enjoys a community college and a golf course. Its a great place for pedestrians and cyclists (lots of paths), and is a quick jaunt to both Palo Alto and Mountain View, both very popular peninsula destinations.

There’s a brief history of Los Altos on that city’s website that I found interesting. First, the land that started the community was originally 140 acres purchased from Sarah Winchester. Second, Foothill Expressway used to be a right of way for the Southern Pacific Railroad. The train line ceased operations in 1964, and the expressway was put in. Love local history from the Valley of Heart’s Delight? The Los Altos History Museum is a worthwhile destination.

The zip codes don’t stay within the city’s boundaries. Both 94022 and 94024 can be found in Los Altos and adjacent Los Altos Hills.

It uses list prices and its charts and reports are updated automatically each week. The RE Report uses data for each full month and provides it for the city as a whole and also by four distinct regions or neighborhoods. Both reports offer a subscription option if you click on the links.

Los Altos Real Estate single family home market – RE Report

See the full realty report for all of Los Altos here.  The data below is based on the past month’s sales, so use the link just provided to get the most current info (updated around the 5th every month). Below, I’ll provide links for the reports to four areas within the town: Country Club, Highlands, North LA, and South of El Monte.

The real estate market in Los Altos in March experienced a month-to-month increase in closed sales while pending sales nearly doubled and active inventory fell behind. The sales to list price ratio also rose, and both days on market and market absorption sped up. Inventory has been far short of normal for years now and it remains a good opportunity for sellers. It’s a red hot seller’s market!

Los Altos condo and townhome market trends

Here’s the chart for the town’s condo and townhouse market, which is somewhat softer than the single family home market. This March had just 1 closed sale, 5 pending sales, and 17 available listings – not much to study! These low numbers can create wild swings in the chart’s data without being representative of overall market trends, so take this with a grain of salt. That said, it’s clear that the Los Altos condo market is tipping more in the favor of buyers right now.
