The San Tomas Woods neighborhood has tons to offer, including a very convenient location and a community of well manicured homes. Plus, of course, it enjoys the benefits that living in Santa Clara confers, such as the city owning its own utilities, the abundance of parks and kids’ swim teams, and convenience for tech commutes.

Tanoak Drive is the main entrance to the subdivision, and part of it is divided with an attractively landscaped island. That road also includes sidewalks. Much of the neighborhood, though, does not. Here you don’t find the leafy canopies that often line roads in the sidewalk strips, the land between the sidewalk and the road. Some homeowners have planted trees, and they really add to the feel of those streets.

Where is San Tomas Woods?

Unsurprisingly, the San Tomas Woods neighborhood sits alongside San Tomas Expressway. The neighborhood borders are San Tomas Expressway to the east,  Pruneridge Avenue to the south, just one set of homes before Forbes Avenue to the north, and just a little east of Luther Drive. The nearest major landmark is the Pruneridge Golf Club.

What are houses in San Tomas Woods like?

The San Tomas Woods subdivision in Santa Clara consists of 126 upscale, single family homes built between 1969 and 1974. They are the typical wood-frame construction and ranch style houses that we see across the Santa Clara Valle, but larger. It’s a beautiful neighborhood. • House sizes range from 1692 to 4166 Square Feet (or SF)
  • Average home size (living space) is 2346 SF
  • For reference, a starter home is 1500 SF or less
• Lot sizes range from 6970 to 13,939 SF
  • Average lot size is 9098 SF
• Number of bedrooms range from 2 – 7, and the average is 3 or 4 (3.69 bedrooms)
• Bathrooms range from 2 to 5. Most have one half bath. The most common configuration is 2.5 or 3 bathrooms
• Most  homes have an attached 2 car garage. A couple of houses have 3. One house enjoys two double car garages!
• About 30% have pools
• Two houses are said to be 2 stories, the rest are single story homes.

Schools

These homes are in the Santa Clara Unified School District. Per Great Schools, the schools of attendance are Sutter Elementary, Buchser Middle, and Santa Clara High.

Are there any issues with this Santa Clara neighborhood?

Every area has pros and cons, and this one is no exception. At the top of the article, I mentioned that there aren’t sidewalks for every street, and there’s no canopy of trees. There’s some road noise from San Tomas Expressway or Pruneridge Avenue or other streets at times.

There are almost no areas in Santa Clara County that aren’t in one kind of hazard zone or another, whether it’s a natural or environmental hazard.

This part of the valley is in a liquefaction zone.

It’s also in a zone of potential flooding from dam failure (not the same thing as a 100 year flood plain). (The biggest is Anderson.)

The City of Santa Clara does have environmental hazards, including Superfund sites. When buying a home, buyers will be given a report of the natural and environmental hazards within 1 mile of a property.
