Looking for a younger Cambrian home with not too much yard work to do? The Soterion neighborhood may be just the ticket! This is one of my favorite little pockets in San Jose, 95124. The homes are light and bright inside, it’s close to shopping, commute routes, and great schools, and since the parcels are on the smaller side, many consider them lower in maintenance.

Where is Soterion located?
The Soterion community sits close to the intersection of Camden Avenue and Highway 85, with a Park and Ride just around the corner, making this an easy commute location for many. The streets are Soterion Drive, Agape Court, Chara Court, and Phileo Court. (They are all private roads.) There is a large Safeway as well as some restaurants and other shops about a half mile away or so at Branham and Ross. If you take a tech bus to work, the nearby Park & Ride may be super convenient for you.

What are the homes like in Soterion?
These 20 houses were built in 1996 and feature a nicely open living space downstairs and good sized bedrooms upstairs. Because they are on the young side, these houses were designed with a lot of windows and upstairs there are vaulted ceilings (and they are also after the cutoff of 1978 for lead based paint and asbestos). There’s no front yard to speak of, but the back is larger than you’d find in most townhouses, but smaller than on a more standard San Jose 6,000 SF lot.
Soterion homes are 2-story single family homes with Mediterranean styling – stucco exterior and tile roofs. Eighteen of the houses feature 1644 square feet of living space, but two are slightly larger residences in the range of 1700 – 1750 SF. All provide 3 bedrooms (all upstairs), 2.5 bathrooms, and a 2 car garage.
The first level includes a living room with a gas fireplace, formal dining room, family room, and galley or mildly u-shaped kitchen (which leads to the garage) with a nook and a powder room nearby. Laundry is in the garage.
The master suite boasts a large bathroom with dual sinks and a long vanity, a big tub and separate stall shower, and a good sized walk in closet (plus one additional closet) and vaulted ceilings.
Access to the back yard is via the kitchen nook. The two car garage is a good size, but may not be big enough for two really big cars or SUVs, so be sure to measure if you drive a bigger vehicle.
There is some guest parking. Driveways are shallow, so it’s not possible to park nose-in on the driveway. Some residents may parallel park in front of their own garage at times, but the private roads are not wide, so people in Soterion make an effort to keep their cars in the garage. If the guest spots are filled up, it’s possible to park on Canto Drive – and it’s not that far of a walk.
Lot sizes range from approximately 1850 SF to about 3400 SF. It’s plenty of room for outdoor dining, a hot tub, a play structure, etc.
Other details for the Soterion neighborhood in Cambrian
As this is a small community, with only the shared road and parking as community amenities, the Home Owner Association (HOA) dues are low (about $50 per month) and the community does self-management. In cases like these, the HOA is less formal and may not provide quite as many documents as you might get at larger communities which are professionally managed.
The homes seem to be very well maintained with a high level of “pride of ownership”.
Nearby are both Camden Avenue, which is quite busy, and Highway 85. There is some road noise, but in my experience it is not audible indoors and is surprisingly not that loud outdoors.
Just outside of Soterion is a set of 4 plexes and a pet hospital.
As the bird flies, the wonderful J & P Farms is super close – but none of the roads go through in the immediate neighborhood, so it’s necessary to go around the block via Petri Place, and that’s about 9/10 of a mile. If you’ve never been, it’s worth the visit – great produce. Bring cash!

What do homes cost at Soterion?
As of this writing, the most recent real estate transactions for this area have been between $1,145,000 and $1,170,000. There was one a little further back at 1.2 mil. It is a low-turnover area and there are at least a couple of “original owners” living there. Below please find info on current, pending, or sold listings from the last 24 months.
