  • The sales to list price ratio barely budged month-over-month at 101.2%, rising +4.4% above this time last year.
  • Single family home sales prices in January were up. Both average and median sales prices grew approximately 2% – 8.5% month-over-month, and remain up about 5% – 7% year-over-year.

The Evergreen area of San Jose includes many newer homes and communities. It is a desirable Silicon Valley district as Evergreen is scenic and most of the area enjoys highly regarded schools, particularly at the elementary and middle school levels.

The market is showing a strong sellers market, with some ups and downs in the data since the month before. This hot market is far from balanced with activity picking up into the new year.

Active inventory grew slightly month-over-month and remains far below this time last year which was still well below a more typical January market. Pending sales held relatively stable while closed sales rose above last month and last year. The sales to list price ratio increased +0.1% since the month prior, and remains high over this time last year. Homes on average were taking about a month to sell, and the average price was around 5% – 7% higher than this time last year.
