West San Jose (SJ)

West San Jose is possibly the most ambiguous area within the city. The borders are fuzzy at best and do not line up with our zip codes, school districts, or MLS areas. Some of West San Jose may be described instead as “San Jose – Campbell border”. In other areas it might be “San Jose – Cupertino schools”.

Where is West San Jose?

West San Jose is generally west of Highway 880 / 17  (some say west of San Tomas Expressway), South of Santa Clara (mostly south of Highway 280), and north of Highway 85 on the eastern side and Prospect on the western side. It borders Campbell, Saratoga, Cupertino, Santa Clara, and Central San Jose.

Major landmarks in the area are the Winchester Mystery House, and Santana Row, and Valley Fair, both major shopping malls.

Schools

The schools are either Moreland, Campbell or Cupertino elementary and middle schools.  High schools are Campbell Union High School District or the Fremont Union HSD (primarily serves Cupertino, but parts of San Jose, Saratoga, Sunnyvale, and Santa Clara also).

In general, homes with Campbell or Moreland schools will be more affordable than those with Cupertino schools (for the same size, condition, and land of a similar home).

There is no MLS area for West San Jose. Instead we have area 15, Campbell, and area 18, Cupertino.
