The Willowmont neighborhood in the Cambrian district of San Jose, a little south of Willow Glen, is a beautiful, tree lined area of generally very well kept ranch style homes. It’s part of the San Jose 95118 zip code. Today I took a few photos in the heat of summer (over 95 degrees) and really appreciated how many streets in this area have a huge canopy of shade.
In this post we’ll provide a description of what the homes are like, a photo tour of the area, list the assigned public schools, and give some real estate market conditions and pricing information.

What are homes in the Willowmont neighborhood like?
- These are almost exclusively single story homes. There are a small handful of 2 story houses, but not many.
- Most houses were built between 1957 and 1963.
- The average year built is 1958.
- Living space ranges from 960 square feet to 2649 SF, with the average SF being 1356.
- 78% qualify as “starter homes” with less than 1500 SF
- Bedroom count ranges from 2 – 6, but most feature 3 – 4 bedrooms.
- The average number of bedrooms is 3.5.
- Most homes have 2 bathrooms, but some include one, and others offer 3.
- The average is 1.92 full baths. Some houses may also have half bathrooms.
- Just 10 of the properties have garage conversions, the rest provide a garage for one or more autos.
- A typical garage in the Willowmont neighborhood averages 450 SF.
- The lot sizes range from 4000 – 9600 square feet.
- The average lot size 6123 SF
- The original layout would have the garage in front with a rectangular shaped house behind it, making a more or less L shape overall. That left a large front yard. One complaint with many Silicon Valley homes is that the front yards are disproportionately big compared to the back yards. Adding on? Many do that in front, often enlarging bedrooms, but sometimes the living space of the home.
This is a heavily owner occupied area, and my research on Realist (a way to get county records) shows that 79.4% of the houses in the Willowmont neighborhood are owner occupied.
The neighborhood has nearby shopping and eateries, and Paul Moran Park is very close by. For those who use the public transit system, Hillsdale Avenue is close and features bus service.

Not the big front yards in the image above. When homeowners expand here, they usually don’t add up, but instead add out into the extra spacious front part of the lot.

And one more example of a tasteful addition:

Homeowners who buy a smaller house on a big lot may want to add on, but some do such an extensive remodel that the majority of the single family home is brand new. Have a look at this house – all but the garage appear to be new construction.

Where is the Willowmont neighborhood?
The Willowmont neighborhood is roughly bordered by Willowmont Avenue on the north, Jarvis Avenue on the east, Jacob Avenue on the south, and Meridian Avenue on the west. Homes on the west side of Meridian are part of the same tract which is part of this neighborhood on the other side of the street, so I’m including it in the map below.

There’s some confusion about the general area, as the name “Willow” sounds like it belongs in Willow Glen. However, this area is squarely in Cambrian. Willow Glen’s southern border is Foxworthy Avenue, which can be seen in the upper right hand corner of the map. Willow Glen is covered in large part by the 95125 zip code, with a small area of 95124. The Willowmont neighborhood, though, is in 95118.
The exact boundaries of Willowmont are a little blurry, though. The mapped area above is not a subdivision with that name, but an area that’s commonly referred to as Willowmont.
To add to the mix, there is another subdivision a little to the east of this area called Willowmont Place.

All that said, it’s no wonder that often the whole area between Meridian and Cherry, Hillsdale and Jacob (perhaps beyond) is called Willowmont.
On Nextdoor, these areas are both part of the Valley View / Reed neighborhood.
What’s not to love about all those beautifully shady trees on a hot summer day?

What do homes cost there?
The best way to know the current pricing is to check out the recently closed sales in the area. Prices will vary tremendously depending on whether the house is a fixer, original but clean, partially updated, largely remodeled, or “like new”. Other big impacts include the home and lot size, the precise location (busier street vs quieter street), and so on.

The 95518 real estate market
Please see the real estate market profile for all of the 95118 zip code below. Keep in mind that most of the zip code has San Jose Unified Schools, but part of it has Union School District and Campbell Union High School District schools, and those are usually more expensive than the SJ Unified area for the same size and condition of a house.
